April 8Apr 8 I'm hoping that if these apartments lease out quickly and the peninsula proves to be successful as a neighborhood we'll see more and more housing begin to fill out the land down there. It seems all the ingredients are there. The city/region needs new housing. It's on a river. It will be connected to an amazing park in Irishtown Bend AND the towpath trail. Can't wait to see what the area looks like in a few years.

April 14Apr 14 As impressive as those apartment buildings are as you drive down the street, when you see the peninsula from the air you realize just how much land there is still left for development. Some of it still has existing structures and some is empty. It will be very interesting to watch for news about that land going forward. Will this new development be it for awhile or will there continue to be additional projects announced? New downtown highrises may be done for awhile. We might have to turn our attention to Flats infill if we want to continue with construction news in the heart of the city.
April 14Apr 14 Someday, a developer will look at leasing the land for development. That way Scranton-Averell can hold onto the title and the land could finally be better utilized.

Not if there's something Superfund worthy under there, hardly a stretch considering the history of that land. Though if the Ratners are running things for them as was said upthread, that becomes less likely as I would presume they did their due diligence to a redundant redundancy. Unless.....their stewardship is structured to protect them from any liability. Which if anyone can pull off, they can.

Imo flats infill would be amazing, I feel like that area of downtown has been slow in the last few years and I'd hate to see more of the unused stock decayed past the point of no return. Some of the photos @MayDayposted remind me of historical photos of cleveland when we had housing on the river with the way they sit right on the edge. I do wish these structures had more brick though. Would have really fit the entire vibe of flats/Scranton peninsula lost history. Or maybe I just like brick Edited April 14Apr 14 by FutureboyWonder
April 14Apr 14 I don't know how much more brick adds to the cost instead of wood but for me stylish brick looks much better than stylish wood. To me brick housing is what sets a neighnorhood apart from wood. Brick looks timeless, wood looks temporary.

Not what I'd want on Scranton Peninsula, but here's an example of a brick infill building in Chicago that I'd like to see in Cleveland neighborhoods. This is basically a new build that matches Cleveland's classic apartment building vernacular. Unfortunately I've never seen anything like this proposed in Cleveland but it's certainly doable. April 15Apr 15 scranton wheelings and dealings in 2017 — forest city & averill aren’t tied together anymore — LONG-TERM TRENDS REVIVE DEVELOPMENT PULSE ON SCRANTON PENINSULA POST DATE SEPTEMBER 07, 2017 Crain's Cleveland Business editor Stan Bullard reports on the Scranton Pennisula's possible revitilization. … The sale of 20 acres by Cleveland-based Forest City Realty Trust on the Carter Road side of the tongue-like land shaped by the curving Cuyahoga River to a new group of owners after a 29-year hold does more than put the largely vacant parcel in line for a potential big-league development. It also liberates the other big property owner on the peninsula, the Scranton Averell Trust, to change its game plan for the other 25 acres, much of it occupied by more than a dozen buildings and a cadre of tenants lining sections of lower Scranton Avenue. … Thomas Stickney, president of Scranton Averell Trust, said that the sale process released it from its plans for a joint venture with Forest City to develop their sites together that's been in place since 1988. "We were holding everything in short-term leases because Forest City and the city have always had plans for the peninsula," Stickney said. "It will be easier to find long-term tenants that will fit into (buildings) for a longer period of time. We will have a nicer looking area because not everything is temporary." He declined to specify how long the short-term leases were. However, other prospects already are knocking on the door about land controlled by the trust, which traces its ownership of property back more than a century, including a corporate headquarters he refused to identify. more: https://www.ceacisp.org/news/long-term-trends-revive-development-pulse-scranton-peninsula

IIRC Forest City owns the bulk of the land but some is owned by SA. As late as 2017 the two entities seem to have been working together on remediation. If SA is ghosting now, there might be a reason.
April 15Apr 15 Does Forest City still exist as an entity? I thought they were absorbed into something else.
April 15Apr 15 In 2018 Brookfield Asset Management acquired Forest City. Unclear to me which of their properties in Cleveland are still controlled by Brookfield. Edit: seems like they have no interest in Cleveland. They sold their Scranton properties to Fred Geis, Jesse Grant and Matthew Weiner in 2017, which left them with only the Post Office Plaza in Cleveland. April 23Apr 23 With all this new development happening, does the RTA have any plans to add bus service to the Scranton Peninsula?
April 23Apr 23 12 minutes ago, JohnOSU99 said: With all this new development happening, does the RTA have any plans to add bus service to the Scranton Peninsula? My exact question! Im worried the RTA is in a situation where just about anything added takes away from something else, no? I think Scranton will need a little more development to justify opening/extending bus lines? Im not entirely certain how that works As an aside is there any plans to maybe save and integrate this neat little brick structure here? It would make my day if someone were to tell me it is not on the chopping block. Integrating the old and new in an area like this really helps it feel more lived in. My worry is the city, developers and everyone involved will be so caught up in the new-ness of it all that itll just be pushed to the wayside. I do realize contamination is a possible problem but in the end I hope there is real consideration for integration. *photo is taken from earlier in the thread. April 26Apr 26 This whole development is great but the architecture is soulless. It really just doesn't have any identity, purpose, or character. Don't know why stuff like this keeps getting approved - its harmful to the community experience.
April 28Apr 28 These buildings are fine and in line with similar urban infill you see all over the country. I do agree they should have added a couple of small corner retail spaces and some street cuts for parallel street parking.
