Wow, that's a sudden change. What happened? Is Lake Link LLC going to sell the property or still be involved?

I'd rather they don't build into that hillside.  And I'd rather that they don't turn Carter Road into a long series of curb cuts.

Since the first in December of last year, 6 residential building permits have been filed for different homes in this development. And still nothing has been built. I'm pretty sure they just weren't approved.

Why would that be?  Have people purchased these properties and now can't build on them?

Actually the TOTAL

Scranton Peninsula is about 75+ ACRES TOTAL.

 

The Scranton-Averell Inc. owns more than 50 ACRES of the rest of the Scranton Peninsula.

 

And the "Thunderbird" land was originally approximately 25 acres and owned by the EWALT LLC partership.  They are in the process of selling the following parcels:

 

The NRP project is about 7 acres.

 

And Great Lakes Brewing has already bought about 8 acres with an option to buy another 2 acres.

These lots are all owned by Brickhaus Integrity Ohio City LLC (in addition, the LOT 1 and LOT 2 shown are also owned by Brickhaus Integrity OC).

Lots 1-12 are all shown as owned by Lake Link LLC, except for lot 3 which was Cheryl A. D'Amico from Fairfield Redevelopment LLC on Oct. 12, 2018 for $165,000.

 

At least one of the Brickhaus properties may sell soon. An out-of-town developer is looking.

Werent there issues with the hillside here?  Perhaps thats why its been so slow?

That could be.  I'm surprised they haven't sold.  Other single-family home properties in that area have been selling quickly and at high prices.

Whoops, I was working off of a different dataset than MyPlace, thanks for the heads up!

I still believe this is the perfect place for a sport complex, Football Stadium, Soccer stadium, Field House (with 300 m track), Canoe/Kayak,  and various residential projects.

At great expense, yes. Perhaps $100+ million to restore the Eagle Avenue ramp, plus more to widen Scranton Road and provide some transit access (such as an Eagle Avenue rail station). And at that expense, it would cost less to raze a couple dozen small structures in the East 20s north of St. Clair.

To NRP's credit they are well funded and get stuff done. I just wish they paid for better design and construction.

The Loopnet posting for the Thunderbird site is now listed as For Lease/Relet. It is usually listed as For Sale. I wonder if that might make it more attractive for commercial tenants as opposed to residential. I am sure they have pitched it to SW, I mean who hasn't.

Probably best to answer that question here. Unfortunately, I promised a source I wouldn't say too much about it until they were ready for something to go public. But suffice it to say, it's opened up a lot conversations about the future.

 

BTW if you follow the right of way, you realize how far it goes to the SW (to near Clinton Road). The realization will probably lead to a discussion about future RTA rail projects (in one of the RTA threads), if RTA was actually in expansion mode. OK, I'll jump this post to one of the RTA threads....

Love the fact that they are building this to connect to the trails.  That is awesome.

That would be awesome to work in a place like that. An easy, off-road bike commute! Plus you could conveniently take a lunch break ride.

 

Whoever ends up working here is going to be pretty spoiled. Cool building and great connectivity / location.

good timing for geis to make those changes and free publicity. the renders look great.

 

the best thing about this project is its got the moniker the avian at thunderbird. a forward looking sign of much more to come i would hope.

NRP Group's Scranton Peninsula project delayed but alive

 

The first new-construction structural project on Scranton Peninsula, NRP Group's proposed residential complex, got slightly delayed by the COVID-19 pandemic-related shutdowns of the economy. But sources at the Cleveland-based development company say the project, which could be one of the company's last market-rate offerings, is very much alive.

Last fall, when NRP Group won city approvals to build The Peninsula, company officials said they hoped they could start construction as early as July on the 330-unit residential development. The project is proposed to offer 315 apartments and 15 townhouses. Scranton Peninsula is located across the Cuyahoga River from downtown Cleveland's Tower City complex.

I hope this goes forward, but am starting to get a bad sense around this one.

Glad its still alive, though still not crazy for the design. Also happy to see NRP is going to become more active in their focus on affordable housing. Too many developers are going the opposite way, and the current supply and pipeline is woefully inadequate. 

I’ve never been crazy about the U-shaped style complexes where two inner sides are looking across at each other.  But, let’s be honest- if the NRP Peninsula project  does happen,  it will be a major step forward for undeveloped land within very close proximity to public square. I haven’t seen other renderings outside of @KJP’s article, but the project looks very big in scale - and the  buildings look like they might have a very clean  contemporary look. Add the  developments on the board for the West Bank and Superior Viaduct we might be on the cusp of a fairly historic transformation just west of downtown. I’m certainly not going to quibble about one particular aspect of the project design.  I’m loving the energy of the big picture in the downtown region!

Did something change and the canning facility for GLBC end up in Strongsville instead of the Penisula?  Don't even remember hearing of an expansion to Strongsville.
