June 15, 200618 yr Well I guess it is okay to talk about now, but I'm pretty interested and excited to be moving down there. Lots of work/development to be done but truth be told the sight of the Mercantile office park in Beachwood was beginning to wear in my eyes day in and day out. The move adds to my commute time but I think I'll definitely enjoy the new confines, especially if anything resembling that master plan gets off the ground.

By the way, I got to go to a killer rock show at The Factory (a CIA artist's huge studio space) back in July. It was sweet! He even had one of the bridges in his unit!
September 29, 200618 yr I heard that the owners (The Asher family) are really getting serious about moving this project forward. The plan is to transform these structures into a regional arts & technology destination. Apparently, a recording studio on the first floor is expanding, and a new film production company is moving in!! They are also working on adding cheap living spaces for artists(live-work)!!

September 29, 200618 yr They had a website, http://graystoneproperties.com. A horrible, horrible website without any real info. It's down right now; I would imagine it's being redeveloped. Mainly, I think they coordinate move-ins face-to-face. The former real estate developer for St. Clair Superior works for them and has done an excellent job of getting tenants in there. When prowling around there a couple of months back, I was amazed at how many businesses were already there. Can't wait to see the residential component of this project to take off.

Hate to be a party pooper, but I'm not thrilled with the design... it's a little "overcooked" for my taste (as opposed to raw). Still, I'm so excited they're moving here from Beachwood. Graystone (Tyler Village developer) also recently signed a half-floor lease on the 2nd floor with "a county organization" that will move in in April. No further details.

The Asia Town Center extends pretty deep into that parcel, and while it's not overwhelming in size, another Asian market and restaurant lie directly across E. 36th. Meanwhile, a certain forumer took a tour of the facilities earlier this week and promised some feedback and photographs. I won't name names, but ... do we have some more photographs and info coming?

I've been having a busy time these days, though, and haven't been home long enough to do so. Keep your shirt on Shades! In other news, I was able to bring Graystone's display boards for Tyler Village, featuring some of the City Architecture renderings posted here, to the Levin College's World Town Planning Day, which was again put on by the CSU-APA (the student chapter of the American Planning Association). I don't know if any of you made it down to Levin on Wednesday, but there were 5 or 6 boards up there from Tyler Village, plus many more from other organizations/firms.

Here are some shots that you may not have seen already (sorry for the poor quality): The bi-level bridge from the original office building to the 1st rehab building in phase 1: Future retail fronts (they're looking for cafe/restaurant tenants) on Superior: The inside of those spaces: The lower-level of the bi-level bridge...waiting for refurbishment! (there used to be a staircase going from this level to the upper level, can you spot where it was?) On level two, half of this space is being rehabbed for Cuyahoga County (I think): One of the massive elevators in the building, capable of carrying automobiles! The shaft... Fun times at Digiknow HQ! November 12, 200618 yr Woweewow, that is very nice! EDIT: I'm nitpicky, but I don't like the new windows. Was it impossible to replace the existing windows with multi-paned, clear windows? To me a large part of the beautiful in the factory asthetic is in the windows.

Their current spot is pretty cool, but it's really tucked away back in the warehouses. Interestingly, Graystone owns both of these properties...

March 11, 200718 yr Hello all - new user to urbanohio.com - thanks Map Boy for the heads up. Expect housing at Tyler Village as part of the third phase of redevelopment - probably 5 years away. Phase One consists of the buildings on Superior (2) that are slated for office and technology redevelopment, and is a 2 year project. Phase Two consists of the remainder of the East campus (everything else on east side of 36th Street) about 450,000 sq ft and attracts the "Arts/Culture" tenants - among the existing tenants in this Phase are Village TV, Front Room Gallery, A Closer Look Recording Studio, Cleveland Opera, Growler Restorations (Jaguar restorer), Ante-Up Audio, etc. This Phase is a 2-5 year plan. Hopefully Phase 2 will have some live/work spaces mixed in. Then Phase Three is the west campus, everything west of 36th Street. Plans there include for-sale and for-rent residential with KILLER, unobstructed views of the lake and downtown. That's about 400,000 sq ft, and is a 6-10 year time plan. Graystone Properties, the owner/developer, is getting their website revamped soon, so check back in 2 months to www.graystoneproperties.com. After years of planning, Tyler Village is gaining SERIOUS momentum. SAW, Inc., a division of the County MRDD program, is moving into 11,000 sf of offices below DigiKnow on April 1st 07. Two companies are seriously considering office space in DigiKnow's building (both happen to be west-side, surburban software developers), and about the rumor of Crust and Crumbs moving there on Superior, this will probably happen very soon with their summer 07 opening along with another restaurant next door. A Vietnamese restaurant and teahouse plan is being developed now also for Summer occupancy. A burger/beer joint called THE FACTORY has signed a lease for the restaurant space that THEE OLDE FACTORY used to occupy on 36th Street, closer to St. Clair. That restaurant will have a lunch menu as well as Happy Hour routine, and is opening in July/August 2007.

March 12, 200718 yr Drove by yesterday after reading this thread. That is going to be one great complex! I think the views/residential will be awesome. Too bad it isn't happening sooner! Now, only if there was a way to get to the lake and the lakefront on the east side of town were pedestrian friendly!
March 12, 200718 yr I am guessing that this momentum is a result of the new Ohio Tax Credit. Based on the age and condition of Tyler Village, this state tax credit along with the federal tax credit, are a attractive way for the developer to actually make a project like this happen. March 12, 200718 yr Actually, everything that has been done so far has been without any kind of tax credit, including the historic tax credit. But Graystone is reconsidering the advantages of credits, and will probably have a solid decision in 30-60 days. I believe the owner, Tony Asher, can get this done without credits if that's what he chooses. The obvious downside is that there are so many strings attached with the credits. Graystone believes that there are "no sacred cows" when it comes to the redevelopment - if they want to tear down some dilapidated buildings to make way for modern parking structures, then they want to be free to do just that. Also, if they started using credits, then some of the work already done would have to be modified, like $75,000 worth of new windows that were installed for DigiKnow, and there's the floor below DigiKnow getting the same new windows right now (SAW deal - CCBMRDD). It's exciting to see that so many people are noticing what we're doing (Yeah, I work for these guys). My intent is to keep everyone posted on what we're doing, post lots of cool pictures, and talk about other exciting projects around town. KEEP THE HONEST FEEDBACK COMING !!!! It's extremely helpful to see how the public views this project, and its difficult to get an unbiased opinion sometimes.
