I walked by the other day and thought the pedestrian bridge with the new pop coloring looked very nice, as did the little courtyard ... excited to hear there will be additional green over there. I live about a block from Tyler Village, so it's nice to see all of this taking shape. Great work! Any update on the ground-level retail ... either tenants or construction of space? What about the residential component? Is the plan still to delay the entire residential component until the end of the project? I would love to see some individuals moving in earlier in the process, and I know a number of individuals who have expressed interest in those spaces, myself included. Thanks again for all of the updates.

Ground floor retail is being worked on. We have a few interested parties exploring it now. Once there's a signed lease, we'll start building.

 

the issue on the residential component is basically the cost of getting the buildings up to code for living spaces entirely on the if-come. For a former elevator company, the buildings can be very under-elevator'd and those puppy's can cost upwards of $200k to put in, as well as problems with not enough stairwells between floors. We do want to add residential units on the west side of the campus though. I was walking through upper floor space on E.36th today and you could easily imagine live/work spaces going in.

 

We still have it firmly in the plans, though. I'll keep you posted.

Of all the things that bugged me about being laid off from DigiKnow several months ago, one that still does is not being around for this redevelopment project.  I was giddy about the prospect of being there and seeing the transformation.

I hope its a mid level place, with good ambiance and service.  I would guess, it would have a more artsy/creative spin on it, considering the type of tennants currently in the building and the immediate area.

 

You can't have something to upscale as it you need to make sure your product appeals to as large an audience as possible especially in a reemerging neighborhood.

Yeah .. I didn't mean upscale, necessarily. That was the wrong word. But something somewhat cool and trendy would be great. Nothing pretentious, but a place where one would really love to hang out for the ambience/aesthetics and grab a beer, etc.

is there any chance, WW, that they could be taverns/pubs/bars as well as a club, or is it for sure Tyler village will thump thump thump the night away?

 

EDIT: I think that would be a great spot for a music venue.  It would just have to find the right size to complement the other venues in the area

i don't know how the other indie rock venues would feel (beachland, grog shop), but it seems that Tyler Village would be an excellent fit for that demographic....

Anything's better than the Baby Grand on E. 34th. The noise from that place, especially as it's letting out, is sometimes unbearable at my place (not to sound like an old man or anything).

 

That being said, between the existing R&B crowd at Baby Grand, the karaoke crowd at Bo Loong and the Americana/Alt. Country crowd over at the Town Fryer, two additional clubs would make this a pretty good little nabe for catching some music ... all within about 6 blocks.

there's a bar/restraunt already on it's way (as mentioned, the Factory), one club operator was very interested in a rock venue.

Sometimes adding another music venue can actually help other venues.  For instance if an act becomes popular they could outgrow venue A, which holds 100, then go to venue B, which holds 200, then on to venue C.....

But it needs to find a niche either in between Grog Shop and Beachland, or now that the "new" Grog Shop is bigger, maybe this new place could be the small A venue.

In regard to Goodrich-Kirkland and it sub hoods, I think in the next two years, once the District of Design has a master plan and starts building/renovating/rehabbing, this neighborhood will fill up with more artsy fartsy and eclectic types.  Then it will be overrun with horrible parking issues, busy streets and an influx of those who want to be apart of the "cool factor".  Sounds good, right?  :-D

A little more than a year ago, a friend of mine invited me to a rock show in Tyler just to the left of the bridge on the third level.

It was an incredibly cool evening and would be perfect for a live venue. A bunch of drunken, screaming 16 to 22 year olds with really loud music. Something kind of timeless about that, even if the music sucks (which it didn't).

 

BTW, I got that "Christ, I'm getting old!" feeling as I left the teenagers to their rock and roll music

umm... thats actually really depressing lol. 

^Not as depressing as watching buildings be demolished and replaced with vacant lots because there's no interest in them or the neighborhood, of course.  Not that you meant that, but that's always the first thing that pops into my mind when the whole "gentrification moan" starts up.

I doubt you'd see full on "gentrification" in Tyler, at least in the next 5 to 8 years. We're getting office tenants now for the large building that butts up to the railroad bridge. Then we are looking at more office tenants down 36th street on the east side of campus (between the new Factory restaurant and building 42). We have plans for indoor parking in two vacant floors on the east side of campus.

 

To gentrify the place we'd need a couple of factors, one being condo living. That plan is in there, but it's at the tail end.

 

I think Euclid Ave around CSU and the various downtown neighborhoods will see gentrification long before Tyler sees it, if ever. Frankly I don't think we have the critical mass that supports that in such high volumes anyway.

Solon biotech firm headed to Midtown

Biotechnology company Analiza Inc. will move to Midtown Cleveland from Solon in October.  The company, which analyzes potential drugs for pharmaceutical companies, signed a lease to take 6,000 square feet in the Tyler Elevator Building, said Mark Stratton, vice president of marketing and business development. The extra 2,500 square feet will allow Analiza to add a few people to its staff of about 12, he said.

didn't I mention this earlier in the thread? Yeah, this deal has been done for a while, and they will go on the 7th floor overlooking Superior ave, next to APG and above DigiKnow.

what, another recording studio at Tyler? maybe so.. looks like we're getting more and more of the musically inclined types asking about us! Suits me just fine, the more cool sounds, the better!

FYI: this week I've got a marketing firm, a biotech start-up and two different gaming industry firms looking at space at Tyler. I know, I know... nothing with out names, but I haven't let you down too bad yet, right?

 

We also have a huge open house planned for all our brokers out there, as well as some feelers out on photo-voltaic (sp?) for our saw toothed south facing roof's.

I was just explaining this project to a group of people last night and they were pretty stupefied by the list of tenants I could remember off the top of my head, and I'm sure that's just the tip of the icerberg. we had our broker open house with great success last night. Opened up some eyes on what's possible in our space. The proof will be when we become a regular stop on a broker's tour. Right now I have 3 or 4 guys who I can count on to show us off.. I want 20 to 30, if not more. The sooner we can fill up our office space, the sooner we can start looking at the live/work aspect on the western side of the campus.

That is pretty crazy ... I've heard that Ante Up has had a lot of big musicians in as of late. Just my opinion, but I think Tyler is going to be one of those developments that is under the radar and will just seem to explode onto the scene once people realize the full range of innovative things going on over there.

Dave Matthews Band Records/Mixes at Ante Up Audio

Dave Matthews and his band recently locked out time at Ante Up Audio (Cleveland, Ohio) to track and mix a new song. The song is to be featured in an upcoming major motion picture. AUA engineers Matt Curry and Cole Martinez assisted engineer Rob Evans on the sessions.

 

 

Doesn't look like any of them are big on smiling.
