Long time no update:

 

1. Factory Restaurant is open for business, comfort food/pub fare.

 

2. a 44,000 SF office user (relocating from the CBD) is far down the road in talks to finish off building 44... we'll see.

 

3. Skylight's for 7th floor going in as I type, here's a photo:

4. The whole Village is wireless now.

 

5. a tech-wing of one of the local colleges is looking at 4,000 SF pretty seriously.

 

So that's the haps. be good.

Some big news! 44,000 ft. tenant is pretty gigantic ... a shame it's in the CBD, though.

Maybe weepinwillow means it's relocating from the CBD... of another major city?  :grin:

I don't know that it's a shame. If a group is growing, they need the space to grow. If you can't find it in your downtown office you look in midtown.. or out of town, and nobody wants that, at least here.

Beachwood/Mayfield is more of Cleveland's version of Troy.

Okay, back on subject.

I heard there is a huge triple alarm fire at 45th and Superior.  Is this Tyler Village?  I hope not.

I can see it from my office. Its massive. I can't tell if its Tyler or not.

CLEVELAND -- A huge fire is burning on Cleveland's east side.

 

The fire is at a commercial building located at E. 45 and Superior Avenue.

 

It is now considered a triple 3 alarm fire.

 

The name of the building is unclear and it is unknown if there are any injuries.

Okay, I thought it was 46th.  Hopefully the building was abandoned.

Now it is saying the fire was burning a building that was approved for rehab to upscale condo's...

A swift fire destroyed a two-story warehouse-style building being converted into lofts and damaged a machine shop next door Wednesday afternoon on Cleveland's East Side.

 

Cleveland Fire Department officials have not determined the cause of the blaze that erupted around 3 p.m. in the vacant building on East 45th Street, just north of Superior Avenue...

what a shame.  dave perkowski has such a great track record of rehabbing buildings in cleveland, this could really have been something.  hopefully this is not too great of a setback for him. 

Just as a clarification, and sorry this is off topic, but Doug Perkowski was working on this building, not Dave Perkowski. Dave Perkowski is best known for Tower Press and Hyacinth Lofts and is currently working on the Bloch Building @ Superior & 24th-ish. His brother Doug was apparently the one working on this building and is best known for the Federal Knitting Mills building at Detroit & W. 28thish.

oh geez, I did that to him for 4 years when he was my landlord.  oh well.  it doesn't help that they look alike, both have single syllable D names, and work in the same field.  apologies. 

FYI: The Factory plans on serving a breakfast menu soon. It's already a main stop for lunch for the various Tyler workers, now it could be a 'round the clock place!

NorTech highlighted seven innovative ideas that have come out of Northeast Ohio at an awards ceremony in Westlake this morning.

"We were looking for companies with really breakthrough innovative technology that we believe will have a significant impact on the region and our regional economy," said Kelly South, a spokeswoman for the Northeast Ohio economic development organization...

fyi, had a tech business from Solon looking to move it's offices to Cleveland visit Tyler recently.  It will be a solid pick up for the city regardless, hopefully Tyler will get to be the landlord.

Noticed a lot of work going on in front of the complex fronting Superior. Is that sidewalk repair? Looked like it was possibly both streetscape improvement and some kind of work on the building facade, but I could be wrong. Glad to see this work continues to be progressing at a steady pace. Out of curiosity, why didn't Graystone pursue a state historic preservation tax credit?

 

As an aside, everyone should go check out The Factory. I was pleasantly surprised by how it's set up ... reminded me of Little Bar in the Warehouse District, though I'm not sure why, particularly as it's a rather "big bar". Very nice set-up, well-lit, modern computerized juke boxes ... but still with a watering hole feel to it. I heart it.

We did look at historic tax credits but there were various problems concerning how the development is set up.. they look at us as a complex in some scenarios and as individual building in others.. We are getting some tax credits, but not much.

 

We are building out angled parking for retail users and guest parking. We also plan on making the front of superior more inviting.

 

We just got a multi media advertising and event planning group called Nirvanna (spelled with 2 n's) Media to move in. We are also down the road with a brewery.. pretty excited by the prospect of a brewery here, if for only selfish reasons!

Do you know/can you say if it might have a pub attached, or if it is just the brewing facility?

starting off as just a facility. If thing go real well they want to add a retail component of some kind, be it a pub or otherwise.

Is it an existing brewery or is this a new operation? (if you can share that)

I think Moulton is already located on Carnegie.

new micro brew is called "Indigo Imp Brewery" They signed on yesterday. They plan on having 2 specific beers made there, and eventually adding more styles. We've linked them up with multiple restaurants already. Some day they may want to have a bar or a store front out of their space, but for the initial start up phase they will brew and distribute.

Awesome.  Life's too short to drink crap beer all the time.

^and folks are always worried about competing with great lakes, but the way i see it, all craft brewers are competing for the 96% of beer drinkers who don't drink craft beers on a regular basis.  this is a HUGE market to turn-on to craft beer - i think we are entering the second golden age of beer brewing...... excitingly delicious!

I think there is more than enough room for other brewery's in Cleveland. Especially now that you see beer being treated like wine with food pairings etc.. 

I think Great Lakes, and Crooked River, created the market for local craft beer.  Now with the recent hoarding of Christmas Ale, the market looks ready to grow

^But then Crooked River went under, no?  I wonder if that spooked other possible non-restaurant related ventures- there don't seem to have been many until late.  I agree with you though-I'm feeling good about Moulton and Indigo Imp.

crooked river closed in 2000.  as per the link above, two other breweries now brew their beers, one in cincinnati.

long time, no news. So here's the update:

 

currently in talks with a tech company looking to move from the burbs into Tyler.

 

talking to another company that would bring 20 to 100 jobs to NEO and loves Tyler.

 

Have two internet companies looking at relocating from eastern suburbs into Tyler as well as an architectural firm.

 

Indigo Imp Brewery's space is being built out right now, and they will be operational in time for our Brews of the World broker social.

 

Our retail parking spots are being finished off as I type this, with plans on going forward on our parking garage in building 44 and 44A.

 

More as they come.

Cool, thanks.  Big pile of style points to the first person to post a review of Indigo Imp beer on Urban Ohio somewhere when this place is a go.

I've had the beers they plan on making, a blond ale and a Belgium ale. I'm not as discerning a pallet as some, but more discerning than your average beer guy I guess (my favorite has long been Sierra Nevada Pale Ale). Both of the beers are very good, the Belgium seemed a little stronger, maybe more rich? I don't know, you'll need someone who can speak to the various complexities.

^Funny, Sierra Nevada is my favorite non-micro brew too, so I'll believe that "very good" rating you give Indigo Imp.  Look forward to trying it- hope they can get their distribution together.
