This wouldn't surprise me, with Dillard's pulling out of Tri-County, Macy's sees the writing on the wall. It's really hard to stop the bleeding of a dying mall. Much of Tri-County's demise was due to the $75 million pumped into Forest Fair Mall by the now defunct Mills Corporation and Springdale failing to invest ieating into their busin the shopping district by sprucing up the area.

 

Then you also have Northgate

They are beginning to talk about a second department store.  I think it will be Macy's.  They want out of Tri-County Mall.

Give it fifteen years: they can add some residential, a hotel, and call it an indoor lifestyle center - for those people who love lifestyle centers like Liberty Center, but hate having to be out in the cold, heat, rain, or snow.

Liberty Center announces 2 more tenants

 

Liberty Center, the $350 million mixed-use development under construction in Butler County, has named two more tenants.

 

The latest tenants announced for the center are Funny Bone Comedy Club and Restaurant and Flip Side, a gourmet burger restaurant.

^Definitely a step up from a mega-mall. Anyone remember back when Mills was a strong company and was considering building a mega-mall by the I-75 rest stop?

 

What worries me about this center primarily is the tenant mix. It's weak. Very weak given the location, market, etc. But I think i did a good enough job expressing those concerns upthread.

 

 

 

 

Its refreshing to hear a developer planning for how their product can help the community rather than not worrying about it at all.

The nation is going to be envious of Liberty Township. We've finally made it!

I can't wait to travel back in time to 2002!!!

I just can't believe this place. The Cincinnati market is finally going to have a lifestyle/retail center to be proud of.

Northstar Cafe surprises me.

This is a pretty sad mix of tenants... Nothing retail that's new to the region, not even another Apple Store. Not really surprised, though

So basically, The Greene with a Dick's Sporting Goods instead of Von Maur.

 

And no movie theater (unless I don't know the name listed).

Add this to the places 30 miles from the soul of our region I'll never visit.

Honestly, I was worried a year or so ago that this was going to be a development with amazing retailers that stole things from Kenwood, further pushing away from the core our Cities best retailers (Saks, Apple, etc.). All that sales tax not going to the County would have been horrible. 

 

Now this looks very very bland, although the walkability of it looks decent, and I'd rather have that in Oakley than have the Vandecar crap, it is pretty clear that this isn't going to be something amazing and truly special.  It will be popular for 10 or so years, then probably start to die off.

Yup, the other issue is where are all these shoppers coming from? The stores are basically the same as other malls and I can't imagine there's that much increasing demand for retail, so are they basically just cannibalizing other retail properties?

Yes. I have worked on projects in other cities that are basically the same exact thing as this development, and almost always the anchor tenants, and many of the smaller tenants, simply relocate from one dying location to the new site. The tenants spend a little bit of capital on new stores, and see increased sales for several years compared to what they might make in any number of nearby dying malls.

When is the last time you visited Northgate Mall?

When is the last time anyone heard of anyone visiting Northgate Mall? 

I've lived in Cincy 8 years and have never been nor have I ever had a conversation where someone I know mentioned going there except when they are talking about their childhood.

I've been to Northgate Mall in the past 6 months despite living in Columbus.

 

Game Swap sent me over to spy on the video game store at Northgate.

That no Apple store will be there has shocked me.  This is definitely going to be an "A" class property.  Cities around the size of Cincinnati and smaller have two locations.....Columbus, Nashville, St. Louis and even Charlotte.  Instead, they are going to have a place called Simply MAC.  http://simplymac.com/locations/all    They're saying additional significant store announcements are coming.  I know Flip Flop Shops and Eddie Bauer as well as staple Dakota Watch (all at Kenwood) are opening there but weren't in the recent announcement.  They need to get a coveted American Girl store as well as an LL Bean.  Both recently opened at Steiner's Easton development in Columbus. Macy's is also apparently going in a some point.  But this development is much, much more than the stores.  It's about place.

You live in Columbus?  Interesting.  What do you think about Easton?  It's what Liberty Center is modeled after.  Anyone who doubts the viability of this development need only check out Easton.

That's too funny.  I used to hate to go to Northgate Mall and when they opened Forest Fair I actually liked it for its openness, although it never did start out totally filled. I was just happy not to be in Northgate.  Then the stores it did have started to disappear because of the light foot traffic and I'm sure being so close to Tri-County didn't help.  I good analogy for Forest Fair Mall would be like going to Colorado for a fun filled ski adventure and realize you just arrived in the middle of summer.

 

I then realized that I preferred going to the large Lazarus store downtown just before it closed.  I think they had Christmas in the basement level for 10 months out of the year.  then when the Macy's opened up downtown I started going there and Tower Place downtown until Tower Place closed.  I wish some of the stores that were located in Tower Place mall would've relocated/reopened in downtown.  I still go to Macy's downtown, but wish there were more major department stores besides just Macy's and Saks downtown.  The Saks downtown is actually small for a department store.  What I don't get downtown I visit strip malls in the area. 

 

I haven't been to a suburban mall since the early 90's and I have no desire to go to any of them again.

I wonder if the Apple store at the Greene in Dayton/Beavercreek had any effect on that.  If an Apple store went in at Liberty Center, you'd have essentially 3 of them within about, I don't know, 40-50 miles.  With one already north of Cincinnati and south(ish) of Dayton, maybe it would make more sense to have one going the other direction (Downtown or Northern Kentucky somewhere?).

I've only been to Easton 3 times. My side of the retail industry is admittedly a little more downscale than Easton. Just had to turn down Eastland Mall's specialty leasing manager today. I've only been to Easton to drink really, and I lived in other cities for more than half of its existence. One thing that's important about Easton is that it's much closer to DT Columbus than Liberty is to DT 'Nati. I'm talking less than 15 minutes, maybe less than 10 if you do 80. And in Columbus everybody does 80 whereas in Cincinnati you're lucky to hit 65.

Plus if American Girl did come to the metro more than likely it would go in Phillip Edison's Kenwood Collection.

 

As far as demographics go, it makes more sense for a higher concentration of luxury retailers at Kenwood rather than Liberty Center. It's a lot closer to the wealth of Cincinnati. Kenwood is very space limited though.... wondering if one day the developers will merge the mall with the original Kenwood Mall across the street into a Somerset Collection style center.

Or like Newport Beach's South Coast Plaza with a massive pedestrian bridge.

South Coast Plaza is in Costa Mesa, close to, but farther inland from Newport Beach. I was there this past weekend. That pedestrian bridge is great.

Kenwood is held in such high regard in Cincinnati retail circles that I feel it still has more potential after the Collection is filled out. If that connection can be made it will be a big deal. Retail is all about connectivity and seamlessness... ideally you want no gaps whatsoever to keep people strolling instead of speeding up.

South Coast Plaza is in Costa Mesa, close to, but farther inland from Newport Beach. I was there this past weekend. That pedestrian bridge is great.

 

I know it's in Costa Mesa, I used to work there. But to people outside of OC few will know where Costa Mesa is... Newport is 5 miles away- it's easier for folks to comprehend, though not entirely accurate. ?

Liberty Center big, new; but will it work?

LIBERTY TWP. - Liberty Center isn't delivering anything that people in Greater Cincinnati haven't seen before in individual or smaller pieces.

 

There's a Cheesecake Factory and a bevy of other restaurants. Parks. A building with street-level retail and offices above it. A hotel. Dillard's, Dick's Sporting Goods and many retailers that you can find elsewhere.
