Posted July 5, 200519 yr This was announced some time last year, and it's coming up for review at the HCRPC this Thursday. Normally I wouldn't care too much about a suburban development like this, but I'm posting this for three reasons: 1) Crosby Twp. almost never sees new construction. Ever. 2) 404 homes are going to be built here. 3) With Hamilton County losing residents, this may (or may not) help. A lot of people only want new houses and this might give them that "rural" thing they're looking for without having to move to Butler or Warren counties. This is Phase I of a much larger project that also includes light industrial facilites and multi-family housing. This development hinges on something called the Blue Rock Connector, which is also coming up in front of the HCRPC on 7/7/05. P.S> The map is pretty awful. The yellow thing is supposed to be the Great Miami River, and Blue Rock Rd. doesn't cross the river there anymore. The little unincorporated "town" is New Baltimore. I'll try to supply a better map at a later time. Fort Scott (Fort Scott LLC) Stats: * 273 acres, 404 lots = 1.48 lots/acre (high density, eh!) * Public streets, water, sewage (new treatment plant) * Sidewalks required * The typical entrance will look something like this (though the sign will read differently): Recommendation: * It was recommended by the Hamilton Co. Planning Department that HCRPC approve this plan as long as the "boulevard" road has connections at both ends before more than 120 lots are recorded (for traffic reasons) * The Crosby Township Zoning Commission is totally down with this plan Blue Rock Extension Request: * To amend the Thoroughfare Plan to classify the Blue Rock Extension as a major arterial and to demote New Haven Rd to a collector road * This would allow the county to better control future traffic Background: * The township has already approved of the extension and has mapped out its alignment * The developer has donated right-of-way for the road * Only one major arterial is needed to serve this part of Crosby Twp., and Blue Rock should be it Recommendation: * Approval Current and HCRPC-proposed plans:
July 5, 200519 yr This excites me!!! Southwest School District will welcome this addition with open arms. Does anyone know what Fort Scott is? Currently, there is something there and its obviously called Fort Scott. I don't know anything about it. If anyone could help with this information, that would be great!
July 5, 200519 yr It use to be a (Catholic!?!) summer camp with lots of cabins, mess hall along with a pool, hiking, the works. It's been closed for several years. A lot of parents shipped their kids there for the summer, including mine.

July 6, 200519 yr Thanks for the link, Mr Sparkle. That brought back a flood a memories. The place was very large and we pretty much had the run of the place. I forgot about the communal bathrooms and showers. That was a strange experience for a little kid. Bunking with what 4 or 5 other kids. The pools were big, but I vaguely remember that the boys and girls were kept separate. No weird religious overtones. It was a wholesome/innocent time. I guess kids today can still do that kind of thing. A nice trip down memory lane.

January 27, 200619 yr while i agree that i would rather see people downtown any day, I for one am excited for this. For one thing, it is a HUGE development that is going on in the county and not in Warren or Butler. And second, being from around this area, I am glad for Southwest School District. That place needs new blood. Also, I would like to see all of Western Hamilton County developed. But, of course, my allegiance is to the city. But if I had to choose a second spot for development, this would be the area for me.
January 27, 200619 yr Do they have enough sewer connections to support that development? I've always heard there is not enough sewer lines to the west side. That's why it is not fully developed yet.
January 27, 200619 yr ^ I am fairly certain that Ft Scott will need to have an onsite treatment facility, for there are no sewer lines in that area. When MSD does make it out there, the facility must then be turned over to the MSD from what I understand. I know this is what was done at the subdivision I used to live in down the road in Colerain Township. Personally I am excited and intrigued by what this means for Crosby Township. The construction of Ft Scott will have huge rammifications on the the infrastructure out there. I will bet a large sum of imaginary money that the future of the area around SR 128 and New Haven Rd has commercial corridor written all over it, and this project will expedite that future. I would not be surprised if this development acts as a catalyst for something larger. I hope this development is the begininning of a bright future for Crosby Township and Southwest Local Schools. The tax base from such a project will likely be huge, and I hope that the money generated can increase services throughout the township. I also hope they dedicate some of the money to sprucing up some of the old unicorporated communities.
August 24, 200618 yr According to a press release, they plan to "open" in October. The website says they're taking reservations now. (For home sites?) This was as of two weeks ago.
August 24, 200618 yr Hmm, I drove past there two weeks ago and I don't believe they had any roads laid yet, but they were moving a lot of dirt, and I know they've been setting up the sewer system for quite some time. More importantly though, the Blue Rock extension has not been paved yet and while no one will be moving into homes in October I am sure that the trustees would rather that extension be completed sooner rather than later.
