Doesn’t look too bad to me. W 5th will definitely have a different feel to it if all of these proposed projects get built. 
 

I can’t remember—has this gone to the 5xNW commission yet? (Also gotta love the shade being thrown at the approval process by the developer on their website).

I’m still not sure if this has passed the neighborhood Commission yet, but I was able to find a couple more renderings:

It reminds me a lot of a different project in town, but I can’t remember which one….

Not really a standout design, but not bad at all either. It reminds me of the Rambler on Lane (former Harrison Tower)

It actually does look pretty good. It isn’t anything special, but is a little asymmetric so it has a little better look than most of the buildings going up.

I was looking at the Effler website again, and it looks like they’re headquartered in the ugly arse building across the street from the site for this proposal. From what I can tell, I don’t think they own it, but I hope that building is next to go!

Is this being developed as one large building designed to look like three different ones? Or is it actually three separate buildings?

“A proposal to build a five-story, 180-unit mixed-use development in Fifth by Northwest will be heard by the Columbus Development Commission this afternoon.

 

The project would require the demolition of three single-story buildings, located at 1138-1156 Chambers Rd. The buildings sit just to the east of Meister’s Bar, which is not a part of the development and will remain.

 

The new building would have a 2,000-square-foot restaurant space on the first floor and a two-level parking garage with space for 290 cars, according to zoning documents submitted to the city. 
 

Preferred Living is the developer, a company that has been very active in the immediate area – directly across the street from the proposed building, the five-story Essex apartment building was recently completed and is now leasing, while the five-story Fairfax building, at 1550 Kenny Road, is listed as “coming soon” on Preferred Living’s website.”

Over the last couple weeks, a lot of brush/tree clearing work has been going on on Chambers (who knew there was another building hiding behind it all!). I wonder if we could see this mixed use project started this year (or, at least, demo of the existing buildings)?

Chambers Rd needs curbs and sidewalks on both sides of the street.

Drove all around Downtown, the Short North, Italian Village, and this neighborhood yesterday and the changes are stunning if you have not done so in a few years(Covid and all). I still say the Short North and a few other areas(and downtown of course)could use more height. 

 

180 units in this neighborhood? It just seems like a drop in the ever-filling bucket at this point.

Wasn’t sure if this 128 unit from Preferred at 1205 Chesapeake had been posted here yet. It’s on the agenda for city council in a couple weeks.

Man, just like Chambers, Chesapeake needs curbs and sidewalks on both sides of the street. I kind of like how this area, bounded by King, North Star, Kinnear and Kenny is rapidly densifying - kind of under the radar compared to other areas of town.

Six-Story Development Planned for 5th Avenue Near Grandview

“Another new mixed-use development is coming to Fifth by Northwest. Local firm Effler Commercial has received approval from the city to build a six-story, 164-unit building at 1350 W. Fifth Ave.

 

Located about half a block east of Grandview Avenue, the proposed building would replace a three-story office building that was constructed in 1960 and described in a zoning filing as “functionally obsolete.” A small, one-story building at 1334 W. 5th Ave. would also need to be demolished to make way for the new building.

 

The project received a vote of approval from both the Fifth by Northwest Area Commission and the Columbus Board of Zoning Adjustment in September of last year.

 

Plans submitted to the city show several storefronts on the first floor of building, adding up to nearly 10,000 square feet of retail space. An internal parking garage would have room for 188 cars.”

Elford Development buys former Grandview-area Goodwill HQ for $11.3M

 

Elford Development has purchased the former Goodwill Columbus headquarters near Grandview Heights for $11.3 million.

 

An entity that shares an address with Elford bought the property in a deal that closed this week, according to the Franklin County Auditor's website. Elford revealed plans to redevelop the site into a mixed-use project in September 2022.

 

The firm plans to build apartments and an Aldi at the corner of 5th Avenue and Edgehill Road. The site is about 5 acres.

The building would replace an office building currently on the site. Effler said people are currently in the process of moving out of the office building. The building that houses Mona's Pet Salon will also be torn down to make way for the development.

I do like this design trend we have been seeing recently of using different materials, different set backs etc. on the overall build. Just visually more interesting than the typical design we see with buildings of this height these days.

It does look better, but isn’t this basically the exact same design as the Preferred Living one just a few blocks away?

Interesting, more densification on W. 5th. I went on streetview to look at the site and found what appears to be an old AMC Concord parked out back. Photo is from Nov. 2020. This model ceased production in 1983....

A few more details from the prelim site plan:

 

- the existing apartment building will remain

- four stories for the new build

- 15 new apartments

- 1240 sqft of retail

An architect from Salt Lake?

 

I wonder what the elevation looks like. I like the size of the project vs. the whole block 5 over 1s. These, in my opinion, create a richer streetscape and gives a small landowner the ability to grow wealth. 5th Ave here has a slope and smaller projects fit in better without having to worry about a huge floor plate and the weird grading that has to happen. How cool would 5th be with small projects with differing architecture marching up the street.

 

I would imagine this project needs a parking variance. Hopefully Columbus’ revamped zoning changes parking requirements allowing for more smaller landowners to redevelop (should they choose to) without having to go through expensive rezoning.

Sadly, I don’t see either of those styles being approved in Grandview, for some reason. Maybe it being on 5th will help with that. Would love this type of design, and think it is sorely needed in just about every neighborhood in Columbus. These types of buildings are what make a truly walkable area.

Demolition has begun (at least internally) at the 1350 W 5th Office Building. I believe the building was fully vacated at the beginning of August. Won’t be long till the building starts coming down.

Agree, it needs to have a short north feel, and hopefully they get some varying height with it.

That’s definitely a lot but even with all of that it still feels choppy and not as walkable as it should be.

If I had to guess, I would say they'll start tearing it down Monday
