Crane rental is pricey and as soon as they switched over to the wood construction portion, it's not really necessary anymore. They'll bring in temporary means of getting final air handling units and equipment onto the roof, but the rest of the building structure doesn't warrant keeping a crane around. It also gets it out of the way on site.

July 6, 2024Jul 6 Elford Development's latest project welcoming residents as another kicks off Elford Development's latest mixed-use project is welcoming tenants as another one kicks off nearby. Construction on The Blakely in Columbus' Fifth by Northwest neighborhood started in September 2022 and recently wrapped up. The first resident moved into the apartments in May and the apartments are about 50% leased, according to Joe Gavin, vice president of development. Elford partnered with White Castle to build this mixed-use project on the site of the fast food chain's former district office building. I doubt the township has the funds or the will to build sidewalks which is a shame considering how dense this area is becoming. Some of the newer developments have installed walks but there are huge gaps along existing structures.

Working with Columbus west of Kenny is probably no small task.

October 7, 2024Oct 7 Planned Development Offers Early Look at Impact of New Zoning Code A four-story, 26-unit mixed-use building proposed for 1174 W. Fifth Ave. will add a little more density to an area that has been densifying for years. It also could be a sign of things to come, as developers big and small learn to take advantage of new zoning rules put in place last summer on Fifth Avenue and other corridors like it around the city. The small corner lot is currently home to a one-story Lev’s Pawn Shop with a four-unit apartment building behind it. Both buildings would be demolished to make way for the new development, which will hold six artist studios on the first floor and take up most of the parcel, leaving no room for off-street parking. This current plan for the site is different from an earlier version that was proposed before the new zoning code went into effect – that plan called for the same number of units, but with a 13-car parking garage on the ground floor instead of the artist studios. The Board of Zoning Adjustment (BZA) tabled a request for variances for the development at a meeting last April, citing concerns about the number of units. In order to move forward with the new plan, the city will need to approve building permits, but the project won’t need to go before the Fifth by Northwest Area Commission or back to the BZA, since it conforms to the new zoning rules.
