The City of Columbus is holding an Open House in conjunction with the 5XNW Area Commission regarding street improvements & widening the Railroad underpass on Third Avenue. City Officials, Traffic Planners, etc. will be on-hand ... see details below. We are proud of the zoning decisions, events, tree plantings, sidewalk installs, etc. that we have achieved in 5XNW. Various volunteers working in conjunction with our group and NRI have been working to have a development such as this for years. See details below – and see you there! You are cordially invited to an open house for the community on the West 3rd Avenue and Rail Street Improvements September 2, 2015, 5 – 6:30 p.m. 881 West Third Avenue (southeast corner of 3rd Ave. and Edgehill Rd., same building as Ohio Health Urgent Care) The city of Columbus is continuing its initiative to improve the public infrastructure on West 3rd Avenue between Olentangy River Road and Edgehill Road. September 23, 20159 yr ^ As you can see by the below photos of Third Avenue at the overhead railroad bridge, this would be a great project to get done ASAP:
September 23, 20159 yr Columbus hopeful for state funds to rebuild 3rd Avenue railroad bridge By Earl Rinehart, The Columbus Dispatch Friday, September 4, 2015 - 5:45 AM Columbus officials are confident the city will win state money to rebuild the railroad bridge over W. 3rd Avenue west of Olentangy River Road. “We just have a good sense about it; this is an important project,” said Rick Tilton, assistant director of the city Public Service Department. If the city receives the $5 million it’s requesting, work would begin next summer to rebuild the aging railroad span and resurface 3rd Avenue. A shared-use path would be added to the south side of the street, and a sidewalk would be added on the north side. “This is something the neighborhood has been wanting for a long time,” Tilton said. “It will make it a lot safer underneath the bridge.” The road is narrower under the bridge, and there are no sidewalks. The street is a major connector for cyclists headed to the Olentangy Trail at W. 3rd and Olentangy River Road. Traffic signals would be added on Edgehill Road at 3rd and 5th avenues. Part of Edgehill on the south side of W. 3rd will be replaced by an extension of Bobcat Avenue into Grandview Yard. ... The total cost of the project is $8.7 million and the city is seeking $5 million of that amount from the Ohio Public Works Commission. November 8, 20159 yr Been meaning to post this notice about the Northwest Boulevard and W. Third Avenue intersection originally posted at CU. The former gas station on the southeast corner of this intersection has been demolished. This is across Third Avenue from the Metropolitan condo building. The former gas station building was last used as an office for Wheels Motor Sales. Here's the before and after pics from February 2015 posted at http://www.columbusunderground.com/forums/topic/3rd-x-northwest-grandview/page/5: So far there's no news or indication that this former gas station and auto sales lot is going to be developed on. But, if nothing else, it does improve the looks of this intersection across from the beautifully done Metropolitan condo building. See the pre-demoliton status of the intersection at the link below: Google Aerial View of the Northwest Boulevard and W. Third Avenue intersection
November 9, 20159 yr Also been meaning to post this notice about 1376 King Avenue in the 5xNW neighborhood. At http://www.columbusunderground.com/forums/topic/1388-1392-king-avenue - ColumbusTime posted "West of Strader’s Garden Center on King Avenue, at the intersection of King Avenue & Grandview Avenue. Not certain what development is happening but the building is no more. The lot backs up to the Chambers Rd. Kroger. I could see more residential development." and this photo of the one-story building on the property in the process of the being demolished: Here's a link to a Google aerial of that location, which shows the previous one-story building at this location and its proximity to the Kroger store immediately north of the site: Google Aerial View of 1376 King Avenue (at the Grandview Avenue & King Avenue intersection) Later in that thread, Josh Lapp posted this submitted site plan for a new three-story, 27-unit apartment building approved to be constructed to replace the demolished one-story building at 1376 King Avenue: In a July 27, 2015 Development Roundup report from CU at http://www.columbusunderground.com/development-roundup-new-parks-bridges-apartments-and-more - this was reported about the 1376 King Avenue project: "Construction should begin soon on a 27-unit apartment complex at 1376 King Avenue in the Fifth by Northwest neighborhood. Brexton President and CEO Tim Galvin said that they hope to wrap up construction on the three-story building by May of 2016." And if you look at the most recent Google Streetview of 1376 King Avenue (dated September 2015) you can see that Brexton has its construction signs up, fenced off the site and has brought construction equipment to the site.
December 1, 20159 yr Came across this new apartment development at CU: http://www.columbusunderground.com/forums/topic/t-h-e-griff-new-student-housing-2 I'm posting this in the 5xNW neighborhood thread because (although its being built for and marketed to OSU students) it seems like its part of the many apartment developments that buffer the northern part of 5xNW from the Ohio State campus - see this Google Aerial Map. The Griff Apartments are being built at the end of Steelwood Road. They are located just south of OSU's Business Incubator buildings along Kinnear Road, just west of the current Rogue Fitness manufacturing facility along Kenny Road and just north of the Northwest & Chambers intersection. Here are a couple websites and a couple of renderings for the project: http://thegriffosu.com/ https://www.facebook.com/THEGriffColumbusOhio/ Streetside: Poolside:

March 31, 20169 yr The Metropreneur (formerly Metropreneur Columbus website) has been running a regular series that profiles local small companies and their urban office spaces. This one is about Pixel Park, a video and animation company that moved into the former Jeni's headquarters at 1145 Chesapeake Avenue in the 5xNW neighborhood. After Jeni's moved their offices into a larger Arena District location, Pixel Park took over their Chesapeake Avenue location last year. Below is a 2014 exterior of that location from the County Auditor's website - note the Jeni's logo still on the door. April 3, 20169 yr It's interesting to have nice spaces such as this on a street with ZERO streetscape let alone consistent sidewalks (3rd is the worst, doesn't even have them except for Market District's parking lot). Even Dublin has sidewalks for their faux urban area...Westerville has a great streetscape for their actual urban area...
April 3, 20169 yr It's interesting to have nice spaces such as this on a street with ZERO streetscape let alone consistent sidewalks (3rd is the worst, doesn't even have them except for Market District's parking lot). Surely you know that Columbus and Grandview are partnering to build a new sidewalk on the north side of Third Avenue and a larger multi-use pathway on the south side of Third Avenue this summer. That project would also widen the narrow railroad span over Third Avenue that currently disconnects it with the sidewalks in the Harrison West and Victorian Village neighborhoods to the east. Especially since it was posted here, here and here earlier on this page.

August 24, 20168 yr The owners of the Short North’s Press Grill have officially expanded into a second location at 1505 W. Fifth Avenue in the 5xNW neighborhood. CU has more info on this second Press Grill location - with many interior and exterior photos of it - at http://www.columbusunderground.com/press-grill-on-fifth-avenue. The Press Grill renovated an existing building at 1505 W. Fifth Avenue that has an interesting retail history documented via Google streetview. In 2007, the building was a Starbucks: In 2011, Graffiti Burger took over the space and did some minor renovations. Meanwhile, the parcel next door saw the "retail-space-built-in-front-of-an-older-house" arrangement get demolished and replaced with a new retail building: The August 2015 streetview shows the 1505 W. November 23, 20168 yr Work to Start on Missing West Third Avenue Sidewalks Construction is scheduled to start next week on a long-awaited infrastructure fix for a section of West Third Avenue, just west of Olentangy River Road. Residents of both the Fifth by Northwest and Harrison West neighborhoods have complained for years about the condition of the street as it passes underneath the railroad tracks that run along the eastern edge of Grandview Yard. With no sidewalks, a narrow right of way, and an embankment on both sides of the road, people walking along Third in either direction were faced with no good options for getting through to the other side. April 16, 20178 yr ^^ The King Ave building turned out really well. What a nice little project. I hope we continue to see more like that popping up in the neighborhood. "The Griff" on the other hand... Yeesh. I honestly can't believe that they'd be able to get almost 600 OSU students to voluntarily live in a prison-like megablock on a site as isolated as that.
April 22, 20178 yr The View on Fifth building between Norton and Holly along W. Fifth Avenue has finished construction and is now occupied. This six-story building contains 153 residential units, a parking garage and 24,000 square feet of ground-floor retail space. The total development project in this area also includes 132 additional units within four townhouse buildings built along Holly Avenue a few years ago. Below are some aerial photos of The View on Fifth building and the Holly Avenue townhouses from the project website at http://theviewonfifth.com/:

April 24, 20178 yr They certainly didn't require much streetscape planting, did they? They need to look at undergrounding some of the power lines along Fifth as well... It's a little ridiculous that it's so prominent on such a thoroughfare.
April 24, 20178 yr 5th looks terrible when you head west around sunset. All you see is the poles and lines like something out of an early '90s Compton video.
September 10, 20177 yr New Apartment Building Under Construction in Fifth by Northwest A four-story, 160-unit apartment building is under construction in the Fifth by Northwest neighborhood. The new development, called the Quinn, sits on a 2.8-acre piece of land at 1341 Norton Avenue. Construction work started a few months ago, and interest from potential renters is expected to be high, according to Chad Seiber of Mulberry Design + Build, who is a partner in the project. December 14, 20177 yr Fifth by Northwest plan details: 'Vibrant' mixed use, landscaping, parks, walkability As the Fifth by Northwest Neighborhood Plan nears completion, Columbus's department of development has taken input from multiple public meetings as well as considered feedback from the Fifth by Northwest Neighborhood Area Commission and a working committee made up of area residents and stakeholders. February 8, 20187 yr The Meridian, a 480-unit apartment complex in the 5xNW neighborhood near Grandview Heights is wrapping up an extensive interior/exterior renovation project. Columbus Business First has an article and photo slideshow about this at the below link: https://www.bizjournals.com/columbus/news/2018/02/06/take-a-look-inside-the-meridian-as-the-apartments.html
March 7, 20187 yr Fast Forward: Fifth by Northwest The Columbus neighborhood sandwiched between Grandview Heights and Upper Arlington may not have the same level of name recognition as its adjacent areas, but Fifth by Northwest (5xNW) still continues to see its own steady stream of new urban development. Unlike The Short North or Italian Village where development largely follows a linear spine, 5xNW is seeing a more dispersed boom clustered around several pockets of activity. The industrial area near the Grandview Yard Market District grocery store has most rapidly converted to new apartment buildings while areas closer to Grandview Avenue reflect a vision that aligns more closely with the existing vibe of that strip. In the far northeast corner, a mix of hip restaurant concepts and student-centric housing with proximity to OSU have emerged in recent years with plenty of opportunity for more to come in the future. March 7, 20187 yr Just a thought - Most of us older locals know the area as Tri-Village. I've always thought the 5xNW name was clunky.
March 8, 20187 yr FWIW, 5xNW looks and sounds a lot like SxSW--the music and creative festival in Austin. I usually just call the area "Grandview" although that technically isn't correct either. What really doesn't help is that what is essentially "Downtown Grandview" along Grandview Ave is actually municipal Columbus north of 3rd Ave. Grandview Heights, which informally lends its name to the broader area, really only makes up a small portion of it.
March 8, 20187 yr It's actually not even 3rd in some places. The dumpster behind Grandview Cafe is the border east of Grandview Ave.
March 8, 20187 yr I actually like "Fifth by Northwest". It reminds me of the Hitchcock movie North by Northwest. And it is better than Tri-Village....generic and we already have too many "villages" JMHO. *I also thought "Tri-Village" was farther west and was Grandview, Marble Cliff, and Upper Arlington?
March 8, 20187 yr ^I've always thought Tri-Village was the area of Columbus surrounded by those three municipalities. Regardless, I like the higher density developments happening throughout Tri-Village. :)
March 8, 20187 yr ^^ Right. Who cares what it is called, as long as it is densifying with good new developments!

April 29, 20196 yr I'm moving to 5xNW soon, and I know this area has been a bottle neck for a very long time, but as someone who does not own a car and works downtown, I'm SO happy they're adding sidewalks here. Hopefully it's a bit bike friendlier as well. I'll be using this intersection a lot both on foot and bike.
May 3, 20196 yr New Development Near Grandview Avenue Moving Forward A 62-unit apartment project near Grandview Avenue is now moving forward after receiving a vote of approval from the Columbus City Council. The three-story building, from local developer Avenue Partners, is located at 1450 Broadview Ave. A parking garage on the first floor of the building will hold 86 cars and will be accessed from Ida Avenue. Although the exterior design is different, the project will be marketed as the second phase of the Broadview, a 64-unit building built several years ago that sits directly to the south. September 22, 20195 yr I have a very serious question. I don't know which thread to post this in other than this one. I recently moved to this area and I'm just flabbergasted at the lack of sidewalks along Northwest Boulevard. What in the actual world is going on? As soon as Grandview Heights ends, the quality of Northwest plummets. North of King, there are no sidewalks, yet tons of people are forced to walk through the grass. The intersection of of Chambers and Northwest is atrocious and it's absurdly ridiculous that Chambers also lacks sidewalks considering the sheer amount of foot traffic walking along it in dangerous conditions. This is right by the neighborhood grocery store and the number 3 bus line, for goodness sake. The conditions are deplorable and I can't believe it looks like this in this day and age. A lot of college students without cars live around here as well. I don't own a car, either. What is the hold up? Northwest--in its entirety--is prime for a road diet. What gives here? To whom can I complain to? And who must I vote for to fix this as a Columbus resident? If the excuse on lack of progress here is that too many municipalities mix/meet up in this area, I'm going to scream, lol. Sorry for the rather stern rant but I'm pretty discouraged with this whole area. There is so much potential here and yet it remains a car dependant crap shoot.
September 22, 20195 yr ^There is a Fifth by Northwest area commission, which likely has similar concerns. Chambers jumps in and out of city limits on both sides of Northwest, so the condition is not too surprising.
September 22, 20195 yr The city has been adding sidewalks to the neighborhood slowly over the years. Northwest's sidewalks stopped just north of the 5th and Northwest strip mall until oh, 2014 when they were extended north to King. I was hoping at the time that they would GO. ALL. THE. WAY. to Chambers so that BS where the sidewalk tries to spill you onto the street would go away but that didn't happen. In 2018 the city added a sidewalk to the west side of Broadview Ave. between Ida Ave. and 3rd as the private sector finished the sidewalks on the east side of the street. So this work does indeed happen independent of private developer projects, but you don't hear about it ahead of time in a lot of cases.
