There is a ton of dead space that they don't use and realistically will be able to better serve their entire organization by redeveloping. *Also I'm sure they'll address the dangerous parking situation on Edgehill. I believe they own all the area outlined in green and potentially may own the one in orange as well, haven't had a chance to go on the auditors website to check. December 29, 20204 yr That's actually a lot more land than I expected! I didn't realize that all was owned by Goodwill. They even have a small parking garage (highlighted yellow above). That whole area was a dead zone of light industrial that no one paid much attention to that has been slowly transformed over the years. If they put a 5+ story building up facing 5th ave it could really have a big impact on 5th and not make it more much appealing. The View project certainly helps, but it is more or less an island of urbanism in a otherwise suburban environment. I'd love to see the shoppes on 5th get redeveloped too! January 5, 20214 yr Second Mixed-Use Development Proposed for West Fifth Avenue A new proposal from Elford calls for a mixed-use development at 915 W. Fifth Ave., just down the street from where the company also plans to redevelop a 5.4-acre property owned by Goodwill Columbus. The new project, located at the southwest corner of Fifth and Delashmut avenues, would require the demolition of a White Castle-owned building on the corner, as well as a separate, one-story commercial building fronting South Avenue. Although a detailed plan for the Goodwill site has yet to be released, zoning applications submitted to the City of Columbus for the White Castle site indicate that the project would contain a total of 193 apartments, about 7,000 square feet of commercial space, and a parking garage with room for 326 cars. January 5, 20214 yr Time for another amateur boundary sketch, this whole thing will significantly change the landscape(even further). My thoughts: I really hope whoever is in charge of the streets in that area pitches in to reformat them. Due to it's past usage the area's roads aren't really setup for this type of new traffic. The other day, I drove by the buildings currently being built on Kenny and couldn't help but think how different that area from Lane to 5th will look in 10 years. Yeah I hope so, hopefully this helps get olentangy River road development to start popping up. Need some dense multi use buildings. Cannot wait to see if they can get some great transit there.
January 6, 20214 yr I can totally see 5th being redeveloped like this all the way up to Grandview Ave over the next 10 years. Imagine 5th Ave from Olentangy to Grandview as a walkable district in its own right? I'm still kinda surprised that the old Big Bear/Giant Eagle on Grandview & 5th was merely leased out to Big Lots and Grandview Mercantile and not redeveloped itself into mixed use. That parcel seems ripe for something that would really round out the Grandview Ave district while also serving as a gateway into 5xNW from Marble Cliff and UA.

February 18, 20214 yr I like how the 5th Ave building quasi hides the garage. Not perfect but certainly better than many projects. I wonder of the garage will have enough spaces to allow for redevelopment of the strip mall as well in the future.

As expected, GH residents are upset (see picture)- but given this is 100% in Columbus they won't have much say. I guess they really like abandoned parking lots with barbed wire ... July 12, 20213 yr Was not able to grab a photo but drilling for geo testing has started at the white castle/goodwill sites along 5th avenue. I cannot remember the developer or name of the proposal right now. That being said, I am looking forward to seeing that project come to life.

The neighborhood roughly bounded by King and 3rd extending from about Broadview east to Olentangy (and the Chambers Rd corridor) is undergoing a lot of densification. There are many locations ripe for new builds as this neighborhood transforms into more of an urban density.

This is ridiculous they need to disregard the recommendation of the 5xNW commission. They have all of that other crap listed but right off the real reason is given-too high and too many units. Even if the rest of it-the other problems specifically listed-are adjusted, they still do not want that many units at that height. They do not want density and they state if right out immediately. That is not what the city needs to keep in mind with a growing population and a housing shortage. It is not about what certain residents want, it is about what the city overall needs at this point. Especially if developers do not need to be coddled, begged and bargained with, but are more than willing to build and densify in an area, they should be accommodated within reason. Let's see them address the little issues mentioned about access, visitor parking, etc. and then see it resubmitted and see what the result is. That will show the true intentions-they don't want the density period. *50 residents in the area attended...no...50 NIMBYS attended. Too much light and traffic?
