I don't mind two grocers being that close to each other - Lucky's and Giant Eagle are across the street from each other in Clintonville. 

I do like your suggestion of putting Aldi in the first floor of a residential building. Here's one on Milwaukee Ave. in Chicago:

ALDIs are almost always located very close to another large grocery store chain. Go take a look at all their locations around the metro area.

 

Canal Winchester: Across the street from Walmart and Kroger.

Groveport: Next to Giant Eagle.

Pickerington: About a half mile south of Walmart and Sam's Club and a half mile north of Kroger and Giant Eagle.

Grove City: In front of Kroger and across the street from Giant Eagle.

Upper Arlington: Across the street from Giant Eagle.

Hilliard (Hilliard-Rome Rd): Same block as Target, Sam's Club, Meijer, and Walmart.

I guess I never really noticed, I always hit up the one on silver drive. Makes sense, I usually have a few items I have to get at another grocery

As someone who lives in the area and goes to market district, I’m happy that there are more grocers in the area. Nothings worse than running into every friggin person you’ve ever met in Columbus while hungover on a Sunday lol. Let’s spread the love so some of us can shop in peace 😂

 

But on the real, I echo that there’s absolutely no reason this can’t be the bottom of an apartment complex.

Unfortunately I think Elford is just not imaginative enough or willing to spend the money to do something more like this

Lancaster and Circleville are like that as well. So not just in suburbs.

Not a lot of details on it, but it looks like Preferred Living wants to build a 208-unit mixed-use project at 1010 W 5th Ave. Two ground floor retail spaces are proposed. There are currently a handful of single story structures on the site, so those would likely be demolished. It’s on the Dev Commission’s 10/13 agenda.

My guess is 5th Ave will look completely different in about 10-15 years. There are so many old single story buildings that are ripe for redevelopment just like this one.

This whole neighborhood seems to be densifying quickly—this, the White Castle and Goodwill redevs, the Chambers Rd redev, etc. I’m all for it.

I mean look at it just 5-10 years ago from present day… but I am with you I think in the next 10 years 5th will be 80% “fronted” from ORR to Grandview Ave… I think you’ll see places like Mickeys and the plaza stay, Chipotle and Taco Bell but the whole south side will probably be redeveloped in that time frame

Considering all the current and proposed projects to densify and improve 5th Ave, this is pretty disappointing.

“Developers Kohr Royer Griffith have filed for a demolition permit with the city of Columbus that would take down that nearly 3,000-square-foot former fast food site at 1724 W. 5th Ave. in Columbus.
 

John Royer, KRG president, confirmed that the redevelopment plan is for a new Valvoline Instant Oil change operation. 
 

A KRG affiliate is the property owner.

Yeah this is a pretty bad project, for the area. 

They saw that 30,000 vehicles per day and had to have the spot. High traffic volume attracts this. Same on Riverside and on High in Clintonville.

On 5th Ave between Riverside Dr. and ORR there is an independent auto shop that does oil changes, a Tuffy, a Take 5, and a Jiffy Lube.

 

But no, bring on the Moo Moos, Sheetz, Valvolines and Take 5s! Moar, MOAR I SAY! 🚗🚙🚗🚗🚙🏎️🚙🚙🚗

Looks like 1350 W 5th is on its way out - a mixed use building of 6 stories set to replace it. The current structure is quite an eyesore so this will be a welcome addition along 5th.

Awesome news! I think we are going to see a lot more of these demo and rebuild projects on 5th. Now if only we get a streetcar or BRT route going down 5th all the way to High...

Wow, how many times have I passed that property wishing for its redevelopment. So glad it seems like it's going to happen! Can't wait to see some renderings.

Anybody been in it? Always wondered if it is "50s Weird" or "50s Boring" inside.

That’s great! Fifth Ave is doing a great job of densifying on both sides of 315. And there’s still plenty more properties that would be great for this type of conversion too.

I run past this often and always say it would be great for redevelopment. I hope they build the new structure up on 5th with no parking in the front.

I've been in this building...nothing spectacular. I also did a streetscape investigation for 5th Ave maybe 20 years ago in grad school, nice to see some movement!

I've been in it multiple times as well, it's a pretty boring building really.  Buckeye Sports Bulletin used to have an office in the basement where you could pick up extra copies if places like Big Bear ran out of them.

 

On a side note, it's probably best they tear this building down anyways. Richard Strauss used to operate an off-campus mens' clinic in this building where he apparently targeted students.

 

If you check out this link, there's an ad near the top from The Lantern in 1996 that has this address listed as his off campus clinic. So I'm sure no one is going to be sad to see it go.

The application is for a 6 story building, not 5. 

Oh man, that building has been on wishlist of redevelopment for YEARS. I recall taking an ACT prep class in there in high school, it's a rather generic building (matches the outside). 1334 5th Ave is actually the small house, 1350 is the office building - so yay, both will hopefully be gone! It'd be great if the three-story apartment building next door is a part of it as well!

These 3 proposed apartment buildings, along with the recently built Essex and Fairfax developments, would add up to about ~650 units by preferred living within 1/4 mile of the Kenny and King intersection. All 5 developments are/would be built on the site of single story office or light manufacturing buildings. 

Don't forget this recently announced project at 1350 W 5th

Anyone hear about the former gas station now serving as a gravel lot / storage at NW and 3rd Ave? On the chain link fence, there is board of zoning announcement regarding the property. Haven't been able to find anything myself. As I recall, the former gas station is City of Columbus and small grass lot next to is City of Grandview Heights.

Almost seemed like it was going to become a permanent staging area for other projects after the dealer that specialized in beat up cars closed like 8 years ago.

Here's hoping for something better than a chain link fence in misc construction supplies/equipment! But yea, been serving as a staging point for years now and is a bit of an eyesore. I recall they had a proposal (yeeeears ago) of some kind,but got nixed when the NIMBY's got upset.

Maybe they can still do something similar there. I think the developer is kind of constrained though, with it right next to Grandview. 

So looking at the diagram again .... F7E64180-4302-4331-A879-A1B9A009489F.jpeg - it's not the worst thing. It's an odd lot and too small to do much and then you have GH resident who'd likely get upset with anything bigger. So at least 1) it's built facing the intersection 2) it's two-story w/retail (restaurant) and a 3) patio facing the intersection (looks like it, not 100% tho) which would add a bit of life vs the dead zone that is Metropolitan across the street along NW blvd.

 

Now if it also included the grass lot (GH residents would fight) as well as the 1-story commercial space next door they could've done something more interesting, but this could be worse! They really need to do some pedestrian improvement to that whole intersection. Those cross walks are way too long, and they could put in some pedestrian islands next to the turn lanes that could help.

ha! Yea, Byrnes, Grandads, Ohio Tap room and even carry out and greek place all add a bit of good activity to the area! But Metropolitan along NW Blvd, ugh. I know had some space constraints to deal with here, but something along here would've been great. Probably would've had to start the garage on the 2nd floor which would've been $$$

Demo is currently in progress at the 3-story "Windsor Arms" 1485 3rd Ave. I always liked those buildings and surprised to see them getting demoed. Anyone hear what is happening there? There is also a large grass lot next to it, could make a for sizable development if that's included (if anything is happening that is).

I absolutely adore these buildings. I can't believe they're being demolished. More interestingly, there was no hint of any preservation organization catching wind of this or doing anything to make note of their imminent demise. It's a tragedy as there are very few if any such buildings left in all of Greater Columbus. I'm also very interested to know not only what they're being torn down for but why the buildings were not salvageable in any way, shape or form.

Well, that sucks. I know someone who lived there years ago and recall it was a pretty nice place. Per the County Auditor, the Wagbros LLC only owns the two buildings mid-block. The grass lot and building at 3rd and Broadview is owned by someone else. I'm assuming Wagbros is related to Wagonbrenner / Thrive?

That's really disappointing. I also loved those buildings. They had a lot of character, and were a residential typology not common in Columbus

 

Can't wait for more cheap copy-paste Wagenbrenner ("thrive") bullsh*t instead 🙄 ugh

The grass lot and other building are owned by Day Companies. It is Waggenbrenner who's doing this demolition. They own this property, the single family home on Broadway behind the Day Companies lot, and the entire retail strip between Grandview Theater and the condo building at the SW corner of 3rd and Grandview.

Looks like this went before the 5xNW commission several months back. From what I understand, both buildings coming down.

 

New building .... 5-story, 75 units vs 3-story, 30 units - that's I'll I know so far. Haven't seen anything else yet.

Is the 5 story just for the location of the demo, or for all the land in yellow on the map?
