More on this one: More Apartments Proposed for West Fifth Avenue “Local developer Preferred Living is looking to add another apartment complex to its growing portfolio of projects in the Fifth by Northwest neighborhood. The latest proposal is for 1010-1064 W. Fifth Ave., a block currently occupied by several one-story commercial buildings and parking lots. Zoning documents submitted to the city show two proposed buildings – a five-story building facing Fifth Avenue, and a four-story structure to the north, situated between an existing alley and Sixth Avenue. January 19, 20232 yr A bit more from CU on the Roby project: Townhomes and Office Building Coming to West Third Avenue “A plan to build nine townhomes on a vacant lot at 1095 W. Third Ave. was approved by the Columbus Development Commission last week. The housing is part of a larger development plan that will take up the entire block and involves renovating the existing one-story commercial building next door. The renovated building will hold the new headquarters for Roby Realty and Roby Development, the two affiliated companies behind the project. The existing building, which once held an auto repair shop, will undergo a significant transformation, including a new second floor addition. “We are hoping to have the office completed by June of this year,” said Joel Roby, Principal of both companies, adding that the goal for the townhomes is for them to be finished by the end of the year. The townhomes will be spread over two buildings, separated by an internal alley, and will each have a two-car garage. Roby said that pricing for the units will likely be in the $800,000 to $975,000 range.” https://columbusunderground.com/townhomes-and-office-building-coming-to-west-third-avenue-bw1/
January 20, 20232 yr Man, this actually looks really good! Kinda surprised they even kept the old AAA office; I wasn't expecting that level of renovation. That parking lot with the chain link fence and barbwire is rather unsightly - I'll be happy to see it gone. I'll enjoy watching this one go up!

The guy across the street for me did the exact same thing. We made eye contact and gave each other a nod of approval. One of the storm cells that had some circulation got really close to Groveport. The weatherman was saying it could potentially produce a tornado and was only a mile or so from me, so I put the wife and kids in the basement and went back to the front porch, like a true midwesterner.

March 1, 20232 yr I don’t think the renderings for the proposed mixed use at 1010 W 5th have been shared here yet. It actually looks pretty good for a Preferred project! I like that it extends some retail down the side street too. It’ll go to City Council for a vote in a couple weeks. I guess 5xNW voted against recommending approval, though, so the process will be more drawn out.

Also not too monolithic with the variations in height and materials.

This is one of the rare "huge building that tries to look like a bunch of smaller buildings" designs that I actually think looks really good. It breaks up the massing without looking cartoonish or relying on different color cement board as a design strategy. Hope they use quality materials, no reason this shouldn't be approved.
March 2, 20232 yr It helps that 5th is pretty narrow so unless you're coming off one of the low traffic side streets you won't really ever be facing the monster head on Also the fact that the bar has been set pretty low in terms of quality (view on fifth *cough*) in the area already I will say it's a shame that retail or at least some kind of active use isn't continuous along the street edge, so we'll be getting two three sections of blank walls all for the sake of 24(?) parking spaces? Double-stacked even Are you talking about the side fronting 6th? It looks like the blinds store will remain on the west side, so that side of the building will be blocked in. Hopefully there will be a mural or balconies for the section that extends above the existing building. And it looks like the leasing lobby will front Gerrard, and the vet clinic remains at the corner of Gerrard and 6th. Wonder if they had to work out a deal to preserve some ground floor parking?
March 2, 20232 yr Along the main 5th avenue frontage ... moving from east to west there appears to be: A decent sized commercial space at the corner with Gerrard (good) Dead space for 8 double stacked spaces (bad) Another small commercial space (good) Another dead space for 8 double stacked spaces (bad) Another small commercial space (good) Another dead space for 8 double stacked spaces (bad) Dead space for a water meter room (bad - these are usually located off a side street or rear alley) Edited March 2, 20232 yr by NW24HX
March 2, 20232 yr I would imagine the 6th Ave. frontage might have been a concern too. That's a parking lot with units above. They could have wrapped the north edge of the parking lot with townhomes that have porches facing the street.

That is pretty weird. Is it the white sections of the 5th fronting facade that’s being used to screen the parking? That’s kinda how it looks like it would match up. The renderings are a little confusing to me, since it’s two big buildings that don’t really look all that different from each other.

Her dad experienced the 1985 one during college, which I imagine was an even more terrifying experience. Were you living there at the time in 2017? Yes I was. It was surreal because it was the anniversary of '85, and they always have a simulation where offices hold earthquake drills. They had had those drills about 2 hours before. I was at home having lunch and reading about that when the alarm went off. For a split second, I thought it was a mistake and the alarms were mistakenly sounding from the earlier simulation, but almost immediately it started shaking. By the time I opened my apartment door to go downstairs, the power was out and the stairs were pitch black. So I just stayed in the apartment for the duration. The shaking was so strong I thought for sure the building was going to fall. It did end up damaged, with lower apartments have inner walls collapse and many of the buildings columns had cracks. I ended up moving out not too long after that. Helped out at some of the collapses over the next few days. Just a crazy experience. Afterward, they said the actual shaking peaked much stronger than in 1985, but was just much shorter in duration. Otherwise, it would've been so much worse.
