“A proposal to build a five-story, 180-unit mixed-use development in Fifth by Northwest will be heard by the Columbus Development Commission this afternoon.

 

The project would require the demolition of three single-story buildings, located at 1138-1156 Chambers Rd. The buildings sit just to the east of Meister’s Bar, which is not a part of the development and will remain.

 

The new building would have a 2,000-square-foot restaurant space on the first floor and a two-level parking garage with space for 290 cars, according to zoning documents submitted to the city. 
 

Preferred Living is the developer, a company that has been very active in the immediate area – directly across the street from the proposed building, the five-story Essex apartment building was recently completed and is now leasing, while the five-story Fairfax building, at 1550 Kenny Road, is listed as “coming soon” on Preferred Living’s website.”

Multiple apartment buildings coming to Fifth by Northwest neighborhood

 

"Multiple new apartment buildings are coming to the Fifth by Northwest neighborhood near Grandview Heights.

 

In August, construction crews began carrying out two demolition projects in the neighborhood — both of which were clearing the way for new apartments.

 

Columbus agency Effler Commercial is in the process of building “Fifth X Northwest Apartments” at 1350 W. Fifth Ave. The new apartment building will come with 164 residential units, 194 parking stalls and 10,000 square feet of ground retail space facing West Fifth Avenue. 

 

Preferred Living also has plans for apartments in the area, which will be located at 1124 Chambers Road. The Langham Community will contain four levels of apartments totaling 180 units, according to Preferred Living marketing director Mindy Greer. The building will also have two levels of parking."

Elford Development has purchased the former Goodwill Columbus headquarters near Grandview Heights for $11.3 million.

 

An entity that shares an address with Elford bought the property in a deal that closed this week, according to the Franklin County Auditor's website. Elford revealed plans to redevelop the site into a mixed-use project in September 2022.

 

The firm plans to build apartments and an Aldi at the corner of 5th Avenue and Edgehill Road. The site is about 5 acres.

I envisioned something much like this going up on the old Big Bear store & lot currently leased to Grandview Mercantile and Big Lots. Not that those stores don't benefit the area, but a mixed-use development would be a far more efficient use for that property, and also serve as a prominent anchor/gateway between W 5th and Grandview Ave. I'm sure there could be enough ground-floor retail space for GVM, Big Lots, and then some, with a parking deck built into the SW corner of the property facing the Ida "alley" and Broadview. Feels like a key missing piece in integrating the 5xNW neighborhood (don't really care for that name) with Grandview.

The hotel behind Tim Hortons and Wendy’s on Olentangy has been torn down, did I miss something?

If it's going to have that many hotel rooms, especially near a college campus, it needs to have good transit. People remember when they get $35 Uber bills every time they need to go to campus.

I've been thinking about this for awhile now. I would absolutely love for the following to occur (and is 100% not happening in our lifetime, but if you vote me mayor I'll campaign):

 

1. Tear down the 315 Overpass between Goodale St the Kinnear/Olentangy River Rd Exit. 

2. Make the current rail road tracks that run parallel with Olentangy River Rd and current 315 be able to hold commuter rail from Riverside Hospital, through OSU Campus, with stops along Olentangy River Rd and continues through Downtown and out to the airport. 

2a. Decent covered Bus Stops and Protected Bike Lane going East/West on King Ave, 5th Ave, and 3rd Ave.

3. Make Olentangy River Rd a 2 lane Rd with large Sidewalks - HEAR ME OUT. 

3a. Bore a tunnel under the current Olentangy River Rd with a 2 lane Highway in each direction that has one tunnel exit to Medical Center Drive Under Olentangy River Rd to Wexner Medical Center. The tunnel would start immediately North of Goodale St. and would come up after the intersection between Kinnear Rd and Olentangy River Rd.

3b. The 670 ramp would directly feed into one of the lanes into the tunnel. 

3c. 315 N from the 70/71 Interchange would merge into one lane after passing Goodale St, with the right lane exiting to Goodale St. 

4. This would open up more development on the East Side of Olentangy River Rd along the river for parks, business, and pedestrian pathways to get to and from the medical center and football stadium. 

5. Redevelop the Lennox Town Center into a more dense shopping center with apartments and offices. 

 

There's already been several accidents on the stretch of Olentangy River Rd from Kinnear to Goodale St due to the multiple business people pull in and out of along with the high speed of 45 MPH. 

 

If that's too Impractical how about we lower the speed limit to 35 MPH from Kinnear to 3rd Ave. Make wider Sidewalks on both sides of Olentangy River Rd. Still have the protected bike lanes going down 3rd, 5th, and King. Implement a Bus Rapid Transit System down the middle of Olentangy River Rd with concrete markers and safer crossings for pedestrians.

Really hopeful for an impactful lighting treatment to highlight this building. Had similar hope for the Hilton (at least the crown) and was let down greatly.

Well if you do stop by for a visit, you're probably coming out with a lot less money in your pocket. Seeking medical care feels like a huge financial gamble these days so the design is fitting lol.

One of the most disappointing budget-related cuts to that building. The original design for the crown lighting was great.

That greenspace along Cannon Drive should have some WET-style Bellagio fountains.  Imagine getting off 315 seeing those waterjets dance to "Hang On Sloopy" every hour.

I feel like some gold or green lights could have a positive psychological effect as to how I see a hospital, lol. Kinda like how a health pack would glow in first person videogames but for a whole building.
