It is not as nice as the first proposal but it is inoffensive and unproblematic like this so I hope they can just get it approved and move forward with it at this point as you stated.
November 17, 20204 yr Grandview Crossing making some progress. I hope Dublin rd (33) sees some development between Grandview ave and Fifth ave. There’s a lot of potential for some nice mixed use mid rise projects along that stretch. Also does anyone know when the quarry trails park is supposed to be completed. Specifically the park portion with the bike trails, rock climbing, etc?

Does anyone know if there have been any redevelopment proposals for the site? It could really use a large mixed-use building.
December 23, 20204 yr I haven't heard anything. That building is reviled here on UO for sure. I don't know if the community doesn't like it; when I lived and worked in the area nobody brought it up. I don't know if people in the vicinity are all that savvy about that kind of stuff, unlike UO users or developers.

It's not big enough to build much on while having enough of a setback from nearby residential units. Still, such a waste was right there! Even if it was just a one story commercial strip with little to know setback from the street would make a big difference. I think the biggest issue with the proposed 4 story building that got denied is that there wasn't a a big enough buffer to nearby residential lots. The new four story residential/commercial building on 1st that is under construction does at least have half of it's lot be a parking lot to put some distance between the nearby houses. I believe the building 2nd and Grandivew ave is a former gas stations, so you might have to deal with some contaminated soil as well.

Most of the people living in Grandview Yard don’t have kids. The entire development might add about 12 kids to the entire district, and that’s not an exaggeration.
January 23, 20214 yr And from what I can tell, the single family homes being built there are alot of YPs who aren't really they type for kids or empy nesters downsizing from the suburbs. Several have actually been sold to Nationwide execs who don't want to commute anymore (pre-pandemic)

I had not been there in a while and felt like a tourist or something...gawking at everything lol. The White Castle development was looking really good too. So different from what it used to be.
