I literally just caught up with all of this. This is insane! That building is beautiful and fits Grandview Ave. perfectly. 

 

Exactly what hurdles does this have to cross to get approved? City Council? I hope it gets approved......

A little more about this project from the article:

 

-- Columbus developer Thrive Cos. is set to start construction in February on the first of two 124,000-square-foot office buildings on the Columbus side of the 56-acre Grandview Crossing mixed-use development.  The $19.2 million four-story speculative office building is estimated to open in June 2021.

 

-- The CIty of Grandview Heights gave its approval last fall to plans for the first retail buildings on its side of the development.

 

-- Construction for a parking garage is expected to start in March.  The project team has also applied for the building permit on a 104-unit apartment building on the Columbus side.

 

-- Thrive and Gallas Zadeh Development overall plan to build 1,000 residential units, 248,000 square feet of office space, 108,000 square feet of retail space, a 47,000-square-foot gym, 120-bed hotel, 1,177-space parking garage and 1,818 surface parking spaces on the long-vacant former landfill near Dublin Road and Grandview Avenue.

It's literally on the line, but Grandview residents argued against that project too, so they certainly view it as part of Grandview, similarly to how most people see High Street as part of German Village even though it technically not.  Obviously this would have an impact on what gets approved, but Grandview states in their own development plan for Grandview Avenue that they want this type of density, only to argue against it when they get those proposals.

A new mix use building is being proposed at 1229 Grandview Ave. It will replace two house that site between one story commercial properties near the Grandview Theater. I really like how it looks and think it'll enhance the area ... but then again I don't live behind it. It looks like it basically sits on the property lines with the houses behind it and will balconies overlooking their backyards.

 

Here's some of the details -

  • 4 stories, 1st floor commercial/retail and parking garage
  • 29 residential units, ~1500sf of commercial/retail on ground floor.
  • 46 parking spots using a lifts. I believe Carlyle Watch mix-use project downtown (2007) used something similar. 
  • According the documents filled with the city Grandview Heights, they are trying to make some of the units more "affordable". 
  • The lots are already zoned commercial

It is SO much worse. It had a lot of charm before, some real architectural interest and nice historical references in its facade. Now it's just another awful box (and some commissioners LIKED the new design BETTER?!)

It looks maybe a bit better here than the last proposal. It is not as nice as the first proposal but it is inoffensive and unproblematic like this so I hope they can just get it approved and move forward with it at this point as you stated.

Grandview Crossing making some progress. I hope Dublin rd (33) sees some development between Grandview ave and Fifth ave. There’s a lot of potential for some nice mixed use mid rise projects along that stretch. Also does anyone know when the quarry trails park is supposed to be completed. Specifically the park portion with the bike trails, rock climbing, etc?

It’s funny that they say they want something great there, but don’t give any ideas to what that is. It’s not easy for developers to build a 2 story building and make their money back. These commissions are all trash and need to have less power. 

I was just taking a Streetview tour of the commercial area of Grandview Ave and was noticing that the Spencer Research buildings and parking lot on the east side of the street really put a damper on the otherwise urban feel of the street.  Does anyone know if there have been any redevelopment proposals for the site?  It could really use a large mixed-use building.

I haven't heard anything. That building is reviled here on UO for sure. I don't know if the community doesn't like it; when I lived and worked in the area nobody brought it up. I don't know if people in the vicinity are all that savvy about that kind of stuff, unlike UO users or developers.

I think the issue with that lot is that is reallllllly shallow. It's not big enough to build much on while having enough of a setback from nearby residential units. Still, such a waste was right there! Even if it was just a one story commercial strip with little to know setback from the street would make a big difference. I think the biggest issue with the proposed 4 story building that got denied is that there wasn't a a big enough buffer to nearby residential lots. The new four story residential/commercial building on 1st that is under construction does at least have half of it's lot be a parking lot to put some distance between the nearby houses. 

I believe the building 2nd and Grandivew ave is a former gas stations, so you might have to deal with some contaminated soil as well.

The Grandview Heights school construction project is on schedule.  The first phase began with a groundbreaking ceremony for a new middle school building on Jan. 11, 2020.  The new middle school building (also called the 4-8 building in the linked article below) is expected to be completed in July 2021.

 

Grandview Heights High School students would then attend class in this new building while the second phase of the project occurs – the renovation of their adjacent high school building.  Students in grades 4-8 would remain in their adjacent building until the high school renovation is completed in December 2022.

Wonder if the reconstruction of Grandview's schools will account for all of the new people that Grandview Yard and Grandview Crossing will be drawing into the district? It would be ironic if these buildings are completed, only to need trailers 6 months to a year later to accommodate an unanticipated influx of new students.

Most of the people living in Grandview Yard don’t have kids. The entire development might add about 12 kids to the entire district, and that’s not an exaggeration. 

And from what I can tell, the single family homes being built there are alot of YPs who aren't really they type for kids or empy nesters downsizing from the suburbs. Several have actually been sold to Nationwide execs who don't want to commute anymore (pre-pandemic)

For those on insta, @Thrivecompanies posted about a new concept going into Grandview Crossing. Looks like it’s gonna be a market & bar. Renderings look pretty cool to me.

BMW Financial Services picks Grandview Crossing for new home

 

BMW Financial Services will be relocating to Grandview Crossing.

 

The company Friday told Columbus Business First it will be taking 122,000-square-feet of space spread across four floors in an office building under construction at the development, which is split between Columbus and Grandview Heights.

...

The first phase of the nearly 60-acre Grandview Crossing development is expected to open this fall, with 310 apartments and half of the project's parking capabilities (about 677 spaces). Construction on another 347 units will begin in the next 60 to 90 days.

 

Other tenants on the site will include a daycare and a to-be-named market concept that would collect multiple vendors under one roof similar to the North Market for use by residents, office tenants and visitors.

 

Plans also include a 3.5-acre public park.

Seems like if they can't commit to a suburban location they should just head downtown...

Yeah that way the local economy isn't so unbalanced in favor of people who live in Dublin/Worthington/Westerville.

“Thrive Cos. is set to begin construction next month on a community market at its Grandview Crossing development.

The Collective Market will feature 10-12 food vendors and a “large bar,” Thrive CFO Joel Lillysaid. No tenants have been signed yet, but Lilly said the firm has had conversations with food vendors from both the North Market and its Bridge Park outpost, although this market is not affiliated with either.”

Grandview Yard-Adjacent Development Taking Shape

 

A new mixed-use development is taking shape across the street from Grandview Yard.

 

Currently under construction, the project will bring another 260 apartments, 25,000 square feet of commercial space and more than 400 parking spaces to the area.

 

The seven-acre site is located on the south side of Goodale Boulevard, between Bobcat Avenue and Yard Street (each of which is being extended across the street).

I drove by this yesterday and the area sure is changing for the better-construction all over the place there-and it was good to see.

 

I had not been there in a while and felt like a tourist or something...gawking at everything lol.

 

The White Castle development was looking really good too. So different from what it used to be. People were even using the big bikeway ramp next to the freeway-and people as in more than one group.

It's going to be a crazy busy Fall construction season in this city! Going to see so much progress on dozens of projects before winter hits I think.

From that perspective it looks taller than anything they've built in Grandview Yard [proper]. The 828 condo building was... 8 stories? Or was that only 6, too? Hopefully whatever they're building on that new parcel is more in the vein of the south end than the retail outparcel north end... Would be nice to see some more height on the rest of this new southern extension
