I'm kind of the opposite to you.  GC is what it is because of the land limitations.  I don't love it, but I at least understand it.  GY to me is more missed opportunity than not.  As you said, the block-long buildings and uniform heights/styles are boring and architecturally sterile. Grandview could've really pushed this being a landlocked suburb with little available blank slate land like this was. They did not.  Furthermore, the Giant Eagle development is just awful and something you'd find in any standard, low-density suburb.  I don't think any of it feels like a neighborhood in the traditional sense.  A lot of the building setbacks prevent direct street interaction and feel more suburban than they should, and there wasn't nearly enough retail and otherwise mixed-use integration within individual buildings, something you would've absolutely seen in older-style urban neighborhoods.  As an urban neighborhood, it's just okay.  Bridge Park did a far better job, IMO, and arguably what GY should have been.

I definitely agree with you on GY - it's very boring and more or less dead despite being sold as urban development and is a missed opportunity. The buildings are rather bland (and hey, I like brick buildings!) but they did do a good job with the street grid and integrating it into GH neighborhood. Bridge Park is really what GY should've been, but personally prefer to see an entertainment district stay on Grandview Ave vs being built in GY. I can't help but think they over did it on the landscaping and the commercial buildings are setback too far from the road - both causes a disconnect with the street and makes it feel more suburban.  Oh and the Giant Eagle is terrible, they could've at least extended the sidewalks from GY all the way to the front of the build but NOPE. The small parks (1st ave and Burr ave Parks) are nice though and add a bit of character.

That being said, I did notice the new residential building going up is NOT BROWN BRICK! It appears to be black, yay (the small things). There is also some small mystery building going up on Yard and 3rd, probably just a 1 or 2 story building as the foundation is just a slab. Also, the Swan St connector to Twin Rivers drive is now open as well.

I believe that mystery building you referred to is going to be a Bank of America branch with another retail space next to it. The owner of Clean Eatz is trying to open up in that space but Grandview Yard is giving him a hard time for some reason.

Grandview to begin planning for new municipal complex

“Following the passage of Issue 32, Grandview Heights officials this month are to begin work to bring the city's police, fire and administrative services facilities into the 21st century.

On Nov. 8, local voters approved a 28-year, 3.88-mill bond issue for the city of Grandview that's expected to generate $33.64 million for the construction of a new municipal complex at the southeast corner of Grandview Avenue and Goodale Boulevard.

In addition to financing a new $25-million municipal complex, which would replace the city's 98-year-old facility at 1016 Grandview Ave., Issue 32 is to enable the city to move its Parks and Recreation Department headquarters from 1515 Goodale Blvd. to McKinley Field Park, which Mayor Greta Kearns said would improve residents' access to programs.

Additionally, the current municipal building site is to be converted to park land, which is to result in the 1.5-acre expansion of the adjacent Wyman Woods Park.“

“Progress continues at Thrive Cos.' $506 million Grandview Crossing development, with BMW Financial Services offices and The Rail restaurant and bar opening this year.

There are roughly 650 residential units completed or under construction at Grandview Crossing. The first tenants moved into The Thomas apartments in June. Some 310 apartments are now open.

An additional 500 apartments will come online through next spring, said Thrive Cos. CFO Joel Lilly.

The 35,000-square-foot Collective Market currently is under construction and is expected to open at the end of the year or the beginning of 2024, Lilly said. There will be an indoor/outdoor bar at the market facing the planned 3-acre park. Thrive also plans to open its coffee shop/bar concept, Bada, at Grandview Crossing.”

Grandview Breaks Ground on New City Services Building

Representatives with the City of Grandview Heights formally broke ground on a new administrative building that will house facilities for the city’s fire department, emergency services, police department and more. According to a release last Wednesday, the current facilities were first constructed nearly 100 years ago in 1924, with an addition completed in 1963.

“During the 2018 master planning process, it was determined that a new facility was needed to accommodate the increase in population and businesses as well as functional necessities to meet 21st-century standards,” stated the release from Christy Clark, Strategy & Engagement Manager with the City of Grandview Heights. “Including hazmat protection zones, security features, fire/EMS living quarters, police interview rooms, and holding areas, elevators, and other ADA-compliant elements.”

It’s apparently the only way grandview knows how to build anything. It just matches grandview yard, with more glass than brick.

I don't see the location of the new building.

Thrive Cos. eyes May opening for market at Grandview-area development

The market at Thrive Cos.' Grandview Crossing development is eyeing a spring opening.

The market is part of a 35,000-square-foot building that is expected to open in May.

Thrive also hopes to land a restaurant anchor tenant for a 3,500-square-foot space in the building, CFO Joel Lilly said. The second floor of the building will be an event space and overflow seating for the market.

The market building will also include an Athletic gym and Bada Bean Bada Booze, similar to other Thrive Cos. developments. Since the market will include a bar, though, this Bada will focus primarily on coffee, Lilly said.

I don't think that rail line has been active in at least a decade.

It's not glass, but it is translucent polycarbonate panels. So it will still allow plenty of daylight into the hall.

This will be a good one to keep an eye on. I am hopeful they can come up with some creative stuff.

Grandview, NBBJ refining plan for Goodale West area

"A draft of a plan for how the area known as "Goodale West" might be redeveloped is being refined.

Goodale West is a 6.5-acre area south of where the Grandview Crossing development is being built and adjacent to the parcel on the southeast corner of Grandview Avenue and Goodale Boulevard – the proposed site for the new municipal complex the city is planning.

"The hope is that in the future, the existing rail line in the district could be converted into a rails-to-trail bike and pedestrian way," she said.

Mixed-use development featuring retail and restaurants could front both Goodale and the trail, Koelker said.

Among the amenities in the district are Wyman Woods and McKinley Field parks; the Grandview Center, which is proposed to be relocated to McKinley; the municipal pool and the new municipal complex. All are conducive to encouraging mixed-use development with restaurants, coffee shops and retail, Wray said."

Cbus suburb to gain weekly farmers market with live entertainment, fire pits, a dog park, & pickleball courts

"Starting on August 17, The Little Grand Market Farmers Market will be making its debut, showcasing local producers and food artisans on a weekly basis.

This concept will be located on the grounds of The Little Grand Market, Columbus’ highly anticipated food hall opening this August. The Market will be held every Saturday from 10a until 1p

The Little Grand Market will be unlike any other in central Ohio, surrounded by a beautiful 3-acre park with outdoor seating, a stage with live entertainment, fire pits, a dog park and a pickleball court. It’ll be your new destination to stock up on groceries and supplies, and you can sip & stroll with a cocktail from the The Little Grand bar on premise, or a coffee from Bada Bean Bada Booze."

I really don't think there is much need for a 7 story Big Lots anywhere.
