A lot of the building setbacks prevent direct street interaction and feel more suburban than they should, and there wasn't nearly enough retail and otherwise mixed-use integration within individual buildings, something you would've absolutely seen in older-style urban neighborhoods. As an urban neighborhood, it's just okay. Bridge Park did a far better job, IMO, and arguably what GY should have been. I definitely agree with you on GY - it's very boring and more or less dead despite being sold as urban development and is a missed opportunity. The buildings are rather bland (and hey, I like brick buildings!) but they did do a good job with the street grid and integrating it into GH neighborhood. Bridge Park is really what GY should've been, but personally prefer to see an entertainment district stay on Grandview Ave vs being built in GY. I can't help but think they over did it on the landscaping and the commercial buildings are setback too far from the road - both causes a disconnect with the street and makes it feel more suburban. Oh and the Giant Eagle is terrible, they could've at least extended the sidewalks from GY all the way to the front of the build but NOPE. The small parks (1st ave and Burr ave Parks) are nice though and add a bit of character. That being said, I did notice the new residential building going up is NOT BROWN BRICK! It appears to be black, yay (the small things). There is also some small mystery building going up on Yard and 3rd, probably just a 1 or 2 story building as the foundation is just a slab. Also, the Swan St connector to Twin Rivers drive is now open as well.

The owner of Clean Eatz is trying to open up in that space but Grandview Yard is giving him a hard time for some reason.
