So the Grandview Crossing development now sounds like it will be suburban style retail with no mix of uses.

 

Proposed Grandview Crossing development compared to Lennox

 

If he had to compare his Grandview Crossing development to an existing one, it would be Lennox Town Center, primarily retail, but with “junior big-box” stores, developer Eric Wagenbrenner said.

 

The 36-acre site on the north side of Dublin Road east of Grandview Avenue won’t have a large anchor store and, as of now, no residential is planned, he said.

 

I'm fine with adding some chain retail to the area, but I feel it is a waste not adding at least some apartments on the west end of the site that would enjoy nice views of the skyline.

Restaurant close to opening in former Rife's Market

Passersby can quit popping their heads inside the old Rife’s Market near Grandview Heights – a new restaurant is opening soon.

 

Owner Angela Petro told me she hopes to open her Sweet Carrot eatery at 1417 W. Fifth Ave. in the next three weeks, pending inspections.

Update on the proposal to replace the 1904 house at the northeast corner of Grandview & 1st (pictured above) and replace it with a new 3-story development that would contain a ground floor office for an existing mortgage business plus six condo units - proposal previously posted here in this thread

 

In March, the Grandview Heights Planning Commission unanimously rejected the application to demolish the 1904 building known as the Salzgaber farmhouse at 1192 Grandview Avenue and sent the developer/owner "back to drawing board", according to the below linked article:

Meanwhile, at the northern end of Grandview Avenue within Grandview Heights - Sweet Carrot restaurant has completed its renovation of the former Rife’s Market at the southeast corner of Grandview and Fifth avenues.  CU has much more about this at http://www.columbusunderground.com/sweet-carrot-grandview:

 

The exterior got a simple refreshening that included a new entrance and storefront windows that replaced Rife's former metal roll-up doors.  They re-used Rife's iconic neon sign along Fifth Avenue.  But they thankfully didn't keep the huge billboard sign and structure that was previously on the property - see the Google Streeview before & after:

First Look: Grandview Theater & Drafthouse

After several months of construction, the shuttered Grandview Theatre is being reborn tonight as the new Grandview Theater and Drafthouse.  The venue was acquired by the owners of Studio 35 Cinema & Drafthouse in Clintonville, who have completely renovated and refreshed the entire space.

The “deep dynamic compaction” — repeatedly dropping a 15-ton weight 60 feet to prepare a former landfill to become the Grandview Crossing retail site — ended this month.

Dublin & Grandview is one ugly intersection - I don't think this will hurt it...

I wonder what stores they will get here? I had heard rumors of Meijers, but would much rather have a Costco...

The current rumors on Grandview Facebook group is a Kohls, Petco & Meijer Grocery. Yawn.

^It looks like a Kohls from the rendering. Maybe they are relocating from Olentangy.

The large big box store on the east end looks like it could be a Meijer. There's a pad on the west side of the building that looks like a garden center and truck docks on the east side. Similar layout as the Meijer on 23 in Powell.

Agreed with all of the above. It would have been nice to add to the urban fabric, but given the Dublin Rd. corridor is pretty fast-moving as far as traffic flow, the developers probably decided a big-box center development would be the best complement.

That intersection has no talent. While it would be nice to see something more urban-esque there, someone would really have to buy up the whole thing to urbanize it. It won't happen organically.

Snyder Barker Investments and Elford Development have teamed up on a 64-unit apartment project on Broadview Avenue between Fifth and Third avenues near Grandview.

 

The new three-story building will replace six small apartment buildings at 1406 to 1436 Broadview Avenue, all of which were built in the 1940′s and 50′s. It will sit just north of the 20-unit Broadview Mews condominium development, which was built in 2008.

Just a late note on the Grandview Crossing big-box suburban development... From what I understand, because the site used to be a dump site, residential was not a permitted use for the site.  A great mixed-use project for this site would've been great, but it's not allowed.  The parking lot and strip center was about the best that could happen.

That residential restriction somewhat makes sense.  Even though they've supercompacted the site (see http://www.urbanohio.com/forum2/index.php/topic,4278.msg802262.html#msg802262) and will likely add whatever venting is necessary, some risk is still possible.  So not permitting residential uses over a former dump site probably allows some extra degree of relief for agencies that need to sign off on this development (i.e. damage to someone's business vs. damage to someone's home).

 

This might also explain why nearby Gowdy Field turned out like it did.  Gowdy Field is a similar nearby former dump site that got remediated and redeveloped into office buildings with surface parking.

I live across from where this will be built, but only for the next few weeks. I'm getting ready to devolve into a suburbanite. Anyway the old apartments are all empty now.

I needed a garage where I can be noisy and didn't have $250,000 to spend on something in a walkable area with a garage. You have to spend that much in Columbus to get walkability AND a garage that is all yours with room to work and store things like tools (not the tiny Model T garages that you see all over older parts of town). Affordability, garages and walkability really don't exist. Large garages tend to ruin walkability. The place I bought in Groveport even has a heated garage, so I don't have to spend winters bored out of my mind any more. I didn't even have to spend six figures so I was able to pay cash.

 

 

Columbus was an early city to adopt garage requirements doing so in the 1920s. I think it was one bay per bedroom with a maximum of 2 required bays. So most anything in Columbus from the 20s to the 90s met that requirement at one time. I think if a building had more than 4 units it was exempt. But there was no law saying you had to keep the garage, so when they became in disrepair many got razed. These garages were/are extremely bare bones and tiny since early cars were, for the most part, small. You can't even park a car larger than a Corolla in many without having to exit out the sunroof. Many also no longer have doors. So there's garages all over town but they're wasted space since they aren't even secure enough to use as sheds and the people still have to park on the street since their car won't fit. These weak garages can be seen all over 5xNW.

Five-Story Office and Storage Building Coming Soon to Grandview

The former ReTagIt store at 1123 Goodale Boulevard in Grandview will soon be demolished and replaced with a five-story building. Brexton LLC will be moving their headquarters to the top floor of the new building, above three floors of self-storage and a ground-floor parking garage.

After a year-and-a-half search, a Powell title company has found a new home that allows it to get closer to Columbus.

 

Search2Close ( website here) has bought an old vehicle repair warehouse at 1133 Goodale Blvd. in Grandview Heights. A project that will exceed $1 million will transform the 10,000-square-foot building into a modern office with a "hipster" vibe and a warehouse-look that pays homage to the area's industrial roots.

Two four story 16 unit condo buildings (32 total) are being planned on 1st Ave, near the middle school. This will be replacing the funeral home and two story office building next door on 1st ave. Four-Story Condominium Project Proposed for First Avenue in Grandview

 

A proposal to build two four-story buildings that would hold a total of 32 condominiums in Grandview Heights went before the city’s Planning Commission Wednesday night.

 

The buildings would be located at 1562-1572 and 1574-1578 W. First Ave., between Broadview Avenue and the grounds of Edison Intermediate and Larry Larson Middle School.

$9M Grandview Heights development lined up for tax incentive

A $9 million Grandview Heights mixed-use development nearing completion is in line for a significant tax incentive.

 

Grandview Heights City Council is expected to vote Monday night on a 12-year, 19 percent tax exemption for the 1123 Goodale Blvd. project, which soon to be home to development group Brexton Construction LLC.

A plan to build a retail power center at the northeast intersection of Grandview Avenue and Dublin Road has just received a major update. A new plan unveiled today shows a reduction in the retail use of the site, and the introduction of office, hotel, residential and parking garage components into the master plan.

 

“By acquiring additional ground along the northside of the property along the railroad, we are able to repurpose our development plans for the site,” stated Eric Wagenbrenner, a principal at Wagenbrenner Development. “We’ve also done additional work with the Ohio Environmental Protection Agency to allow residential and office uses on the site.”

I wouldn't be surprised if the site got a cold response from prospective big-box tenants. This is not an area that is spend-crazy for big-box items. Like how Black Friday is just a normal day at the Target nearby.

Developer shifts plans for 40-acre development near downtown

 

Plans for a major development near downtown are getting tweaked as planners consider new uses for land at Grandview Avenue and Dublin Road.

 

Partners Wagenbrenner Development and Gallas Zadeh Development say they have changed their proposal for the Grandview Crossing development, a long-planned redevelopment concept at the busy Grandview Heights intersection.

I've mentioned before about how important the Grandview Yard development is to the financial health of the City of Grandview Heights in the Grandview Yard thread.  The city is a landlocked inner-city municipality that has a relatively small amount of commercial land vs. residential land outside out the Grandview Yard development.  The land that is now Grandview Yard was previously owned by Big Bear grocery warehouses.  When Big Bear declared bankruptcy in the early 2000's, the City of Grandview Heights faced losing a large portion of their property tax revenue and income tax revenue.

 

Fortunately for Grandview Heights, Nationwide Realty Investors (NRI) came along to build the Grandview Yard development with new business, a new hotel and new apartments/condos with new residents.  It got even better when Nationwide Insurance (the parent company of NRI) agreed to relocate thousands of their employees from I-270 locations into new offices at Grandview Yard.  This was part of a joint agreement between Nationwide, Grandview Heights and the City of Columbus in order to jointly fund infrastructure improvements for the Grandview Yard development.

 

Now with Grandview Yard over 50% developed and the Nationwide employees moved into a new office complex there, the City of Grandview Heights has more than made up the lost revenue from the Big Bear bankruptcy and will have a huge revenue windfall going forward.  Because of this, the City of Grandview Heights is looking to upgrade many of its municipal facilities.  Below are two articles about two of those facilities upgraded last year:

 

-- First Avenue Park:  A 2.5-acre park located on First Avenue, just east of Northwest Boulevard, between Bobcat and Yard streets in front of the Nationwide Insurance offices within Grandview Yard.  It is the first new park in Grandview since 1997:  http://www.thisweeknews.com/news/20170502/ceremony-marks-first-new-park-in-20-years

Another non-municipal facility upgrade being considered within the City of Grandview Heights are the school buildings of the Grandview Heights City School District.  The school district is currently considering a plan that would renovate the existing Grandview Heights High School and Stevenson Elementary School and would construct a new building for grades 4-8 on the site of Edison Intermediate/Larson Middle School at a total estimated cost of $45 million to $50 million.

 

A committee has been formed to review this proposed facilities plan.  They have also been asked to make recommendations regarding a construction timeline, how the project would be funded, what improvements are needed at the K-12 athletic complex, and whether the school district should seek an operating levy in November 2018:

Grandview Crossing Plans Finalized, Work to Start Soon

 

Infrastructure work could start as soon as this month on the large mixed-use development known as Grandview Crossing.

 

The first vertical construction on the site – which is located at the northeast corner of Grandview Avenue and Dublin Road – will likely start rising out of the ground this summer, according to representatives of Wagenbrenner Development.

Maybe I'm overly critical of Columbus or going crazy nitpicking but is it just me or do the parking lots on the Columbus side have less landscaping than the Grandview Heights side of the project? Either way that's a lot of surface parking. Hopefully they can infill the surface parking with more buildings over time. 

That's pretty gross. I guess better than nothing, but I hate that "better than nothing" has become my way of coping with these terrible projects, lol.

Kind of what this looks like to me, I really cannot tell regarding the landscaping aspect but it seems like the Columbus side is structured better for infill down the line. I'm fairly torn because this is clearly surface lot heaven, but Grandview Yard started the same and it's becoming quite a strong district. Guess i'm hoping the demand is there to ultimately push and re-evaluate density as this builds out.

 

That all being said.... ugh this current iteration is beak.
