November 27, 20159 yr Meanwhile, at the northern end of Grandview Avenue within Grandview Heights - Sweet Carrot restaurant has completed its renovation of the former Rife’s Market at the southeast corner of Grandview and Fifth avenues. They re-used Rife's iconic neon sign along Fifth Avenue. From what I understand, because the site used to be a dump site, residential was not a permitted use for the site. A great mixed-use project for this site would've been great, but it's not allowed. The parking lot and strip center was about the best that could happen.

Even though they've supercompacted the site (see http://www.urbanohio.com/forum2/index.php/topic,4278.msg802262.html#msg802262) and will likely add whatever venting is necessary, some risk is still possible. So not permitting residential uses over a former dump site probably allows some extra degree of relief for agencies that need to sign off on this development (i.e. damage to someone's business vs. damage to someone's home). This might also explain why nearby Gowdy Field turned out like it did. Gowdy Field is a similar nearby former dump site that got remediated and redeveloped into office buildings with surface parking.

July 1, 20168 yr I needed a garage where I can be noisy and didn't have $250,000 to spend on something in a walkable area with a garage. You have to spend that much in Columbus to get walkability AND a garage that is all yours with room to work and store things like tools (not the tiny Model T garages that you see all over older parts of town). Affordability, garages and walkability really don't exist. Large garages tend to ruin walkability. The place I bought in Groveport even has a heated garage, so I don't have to spend winters bored out of my mind any more. I didn't even have to spend six figures so I was able to pay cash. Columbus was an early city to adopt garage requirements doing so in the 1920s. I think it was one bay per bedroom with a maximum of 2 required bays. So most anything in Columbus from the 20s to the 90s met that requirement at one time. I think if a building had more than 4 units it was exempt. But there was no law saying you had to keep the garage, so when they became in disrepair many got razed. These garages were/are extremely bare bones and tiny since early cars were, for the most part, small. You can't even park a car larger than a Corolla in many without having to exit out the sunroof. Many also no longer have doors. So there's garages all over town but they're wasted space since they aren't even secure enough to use as sheds and the people still have to park on the street since their car won't fit. These weak garages can be seen all over 5xNW.

February 18, 20187 yr I've mentioned before about how important the Grandview Yard development is to the financial health of the City of Grandview Heights in the Grandview Yard thread. The city is a landlocked inner-city municipality that has a relatively small amount of commercial land vs. residential land outside out the Grandview Yard development. The land that is now Grandview Yard was previously owned by Big Bear grocery warehouses. When Big Bear declared bankruptcy in the early 2000's, the City of Grandview Heights faced losing a large portion of their property tax revenue and income tax revenue. Fortunately for Grandview Heights, Nationwide Realty Investors (NRI) came along to build the Grandview Yard development with new business, a new hotel and new apartments/condos with new residents. It got even better when Nationwide Insurance (the parent company of NRI) agreed to relocate thousands of their employees from I-270 locations into new offices at Grandview Yard. This was part of a joint agreement between Nationwide, Grandview Heights and the City of Columbus in order to jointly fund infrastructure improvements for the Grandview Yard development. Now with Grandview Yard over 50% developed and the Nationwide employees moved into a new office complex there, the City of Grandview Heights has more than made up the lost revenue from the Big Bear bankruptcy and will have a huge revenue windfall going forward. Because of this, the City of Grandview Heights is looking to upgrade many of its municipal facilities. The school district is currently considering a plan that would renovate the existing Grandview Heights High School and Stevenson Elementary School and would construct a new building for grades 4-8 on the site of Edison Intermediate/Larson Middle School at a total estimated cost of $45 million to $50 million. A committee has been formed to review this proposed facilities plan. Either way that's a lot of surface parking. Hopefully they can infill the surface parking with more buildings over time.

I'm fairly torn because this is clearly surface lot heaven, but Grandview Yard started the same and it's becoming quite a strong district. Guess i'm hoping the demand is there to ultimately push and re-evaluate density as this builds out. That all being said.... ugh this current iteration is beak.
