Little Italy facelift to be unveiled

Planners want to bring more new housing, more retail and more parking to one of Cleveland's most popular neighborhoods. The Little Italy Redevelopment Corp. will unveil a new master plan at a community meeting Monday night. The plan will map out development priorities in the East Side neighborhood for the next decade. But some residents are already worried that the plan will focus too much on building expensive homes and ignore the needs of older residents.

heh bring on the yuppies and kick out the college kids??  this doesnt sound too good.  if it isnt broke, dont fix it, i mean cmon.  Go fix those crappy neighborhoods on MLK duh.

Pope,

Just as Louise Veronica Ciccone is now Madonna, Wimwar is now 3231!

wimwar > 3231

Would you have preferred if i were C-3PO? How about R2-D2?  Wimwar is dead. That name no longer means anything to me.

It is the name of your true self, you've only forgotten. I know there is good in you, the Emperor hasn't driven it from you fully. That was why you couldn't destroy me, that's why you won't bring me to your emperor now.

Sorry, had to do it.

My family owns Guarino's Restaurant, the oldest restaurant in the city of Cleveland. None of my family lives in Cleveland proper, however, except me (downtown presently.) It may not be bad to make the area a little more "yuppy" oriented on one hand because there are some serious crime/drug issues there. But on the other (more obvious hand) you don't want to destroy the character of a bunch of century old businesses just to attract more people who are afraid to venture into something as awesome as our historic Little Italy. There is a lot of retail vacancy though and something does need to spur more development. Across the street from us looks really dead (empty storefronts, a closed night club, etc.)

club corbo's, ha!

^^Maybe I'm blind, but I've never been at all afraid in Little Italy.  Granted, I've mainly stayed on Murray Hill Ave, Mayfield & Random, but never noticed anything the least bit suspicious, let alone scary.  Are the problems you're talking about along those streets or more on the back streets?

As for the retail, I agree the strip across from Guarino's is a bit shabby at the moment, but the rest of Mayfield and much of the parts of Murray Hill w/retail looks pretty good, as do the new storefronts for Battuto and the wine bar (although losing Gilly's was a shame...)

^I always heard that Corbo's owns those storefronts (or maybe its the Dolce Vita guy). Anyways, I had heard that they are unnecessarily kept vacant.

I also wonder about City Living's assessment of Little Italy's safety. I lived in the area in 2005-2006 and felt super safe there at night.

I think Little Italy is one of, if not the best Cleveland neighborhood. I also don't see the decay City Living speaks of. Nor have I ever felt unsafe there. Very puzzling post.

La Dolce's owner owns the vacant theater (not 100% sure).

Re: Crime LI does have some issues and mostly it comes from the neighborhood kids, mostly petty theft and B&E if anything. In the grand scheme, nothing major, you'll only notice if you work/live there.

I agree 100%.  As a non-Clevelander and perhaps a bit more objective, I've never felt threatened in Littly Italy.  I also find it to be quite charming, and it has an authentic non-touristy feel to it which I enjoy.

Isn't Corbo's moving into the spaces directly up the hill from their current spot?  Where there used to be a gallery?  The future of the theater is still a big ?

I think its a case of the old guard likes it the way it is.

Correct, Corbo's are moving to the old art studio next to the theater.  The building they are currently in they do not own, and that's about all I can say.  If anyone has noticed, they've opened up two more stores in the suburbs (not that we're very pro suburbs on here..).  They also own the theater, the vacant club, and basically most of that block across from guarino's.

^Good to see they're really taking care of the neighborhood! :-(  Sheesh...

This post was from forever ago, but to answer the question... The crime is indeed mostly local kids messing with drugs/vandalism. I would not and did not say that it isn't "safe." I have NEVER felt threatened in the area.

I have, however, watched a business owner get punched in the face by a local teenager when he refused to take down an Albanian flag. I've also witnessed numerous fireworks being lit outside our patio wall amidst Saturday business. I've also been held at knife-point by a drug-induced member of "the neighborhood" saying that the firing of one of his relatives was unjust. I don't think any of these things should necessarily deter people from living there, but they're mentioned just to make sure people are aware that there is issues in that neighborhood.

From the Board of Zoning Appeals, looks like an expansion of La Dolce Vita:

12106-12112 Mayfield Road

Flynn Properties LLC, owner, and Terry Tarantino, tenant, appeal to renovate an existing restaurant on the ground floor of a three-story building and include the addition of an 80 seat outdoor patio area, and an additional 34 indoor seats, situated on a 65.80’ x 136’ corner parcel located in a General Retail Business District on the southwest corner of Mayfield and Murray Hill Roads at 12106-12112 Mayfield Road; the proposed expansion being subject to the provisions of Section 349.04(f) and accessory off-street parking that is required at the rate of one space for every four seats, plus one for each employee, or an additional 29 accessory off-street parking spaces [good luck!]to accommodate the additional 114 seats; with the Board of Zoning Appeals approval required for the expansion of an existing nonconforming use, according to the provisions of Section 359.01 of the Codified Ordinances. (Filed 5-18-07; no testimony taken.)

First postponement requested by Little Italy Redevelopment Corporation to meet with the applicant and possibly find a way to remedy the parking shortage.

"find a way to remedy the parking shortage."

Tell people to get off their lazy @sses and walk a few blocks.

As much as I agree about people being lazy, there is a sever shortage in Little Italy - even down at my end (Cornell & Murray Hill), the weekends have the streets packed - it's very very difficult to even find street parking down the road.

Don't worry, UH's new 2,000 car parking garage will solve all of the neighborhood's parking and transportation woes...

lots of work yesterday on Mayfield in the two retail spaces directly uphill from Corbo's.  good to see progress, but I was sad to think of the old Corbo's going empty.  Anyone have any idea if they're expanding or just moving?  Also, as dated and worn as their old space is, there's still something very charming about the simple exterior on their current space... the signs, the lettering...

My understanding, and I could be totally wrong here but I don't think I am, is that they're expanding to have a more cafe-oriented setting, not unlike Presti's.

I hope so. They would do so well with that.

There are moving right next door where you see all the work going on.  They hope to be set up and ready by december for christmas season.  The main reason is that they own that building but the not the current one where the storefront is (they've been renting this entire time!).  The baking space and storefront will be much larger once everything is completed.

well I guess its moving along then....

This project was previously discussed at this thread, starting at this point:

Should it continue to be discussed there, or here?

^Well, it's in Little Italy right?  I think it should be discussed here.  Not to mention, there's also another thread where it was discussed -- the Little Italy Development thread.  http://www.urbanohio.com/forum2/index.php/topic,6542.0.html

Maybe that could be merged with this one as well?

I vote here. That thread is a monster.

^yeah, best to keep out of general UC stuff.

I'm afraid I can't support this design unless it has the lit, cursive "Little Italy" lettering on its west facade as proposed in the initial renderings.

OK, in all seriousness, are those west facing units going to have noise issues with the railroad?

OK, in all seriousness, are those west facing units going to have noise issues with the railroad?

I live on Random Road near Cornell and my window is almost as close to the tracks as that - across the street, but still nothing blocking the sound but a narrow thirty foot street.  The sound of the rapid every fifteen minutes is very soothing, to me at least.  Some of the loud trains come through around 3am everyday, but only wake me up if I have my window open in summer.  You take the bad with the good.

OK, in all seriousness, are those west facing units going to have noise issues with the railroad?

I wondered about the same thing. Counterpoint: the Random Road Lofts sold very well and they are across the street from the rr.  When I first moved back to Cleveland, I lived in an apartment in Cleveland Hts that was at the top of the hill. The train noise was very loud and one passes every 20 minutes (and I'm not talking about the rapid).  Still, I bet these will sell very well.

I vote here. That thread is a monster.

Hey Blinky!!!!  It's good to have you back.

Yeah, I can see them selling well too.  But based on everyone's comments, remind me to look only at the east facing units.

What makes the trains loud- is it steel on steel moving train sound or is it whistles?

^steel on steel. They don't sound their horns.

You know, done right, there are some pretty solid grade glass products that can keep the noise out quite effectively.  I'm sure that will be a concern for every buyer who looks out the west facing windows and I would hope that the developer is accounting for it.  That said, the west facing views should be killer, so those units should have lots of appeal!

However, I wonder if having large windows on the side of the building facing the tracks would let in all the noise, and be like living inside a parabolic microphone dish!?!

Be happy there are no road crossings anywhere near Little Italy that require the train engineer to blow the horn. I live 10 houses from the tracks in Lakewood, and am five floors up in a condo building with clear line of sight (and sound ) to the trains. In the summer, with the winds coming strong from the south and into my open windows, it sounds like the trains are coming right through my condo. Yet, you actually do get used to it!

My friend lives in an old industrial building on a set of high use railroad tracks in Lansing. The architect and engineers went buck-wild with appropriate windows (i.e. airline quality or something). Yeah, you still hear it, but its really nothing more than typical "city noise"

Those windows are insanly priced!  As a super light sleeper, they are worth it!
