July 13, 20213 yr A really nice addition is coming to Bridge Park in the form of a 6-story structure on the northwest edge of the development. The retirement residences will be part of the Friendship Village retirement center, which already has a massive development down the road on 33. More on the proposal from the Dispatch: Friendship Village to build Bridge Park retirement center JIM WEIKER | The Columbus Dispatch 28 minutes ago Friendship Village plans to build a $40 million retirement community in Dublin's Bridge Park. The development, called The Bailey at Bridge Park, will be built between Dale Drive and Mooney Street immediately east of Bridge Park's commercial strip. The Bailey will include 88 apartments in a six-story building (five stories of residences over one floor of parking). Construction is expected to begin in the spring with a targeted opening in the fall of 2023. https://www.dispatch.com/story/business/2021/07/13/bridge-park-add-friendship-village-retirement-apartments/7949438002/ Edited July 13, 20213 yr by CMHOhio

I haven't heard/couldn't find anything recently, but last I recall when they presented it to the Dublin city council they had only outlined a potential $7M of the estimated $36M in required funding and asked for the city's help in identifying funding sources. Of that $7 there was a $2M "donation" from Crawford Hoying. I'm guessing Dublin is smart enough to not want to spend a huge chunk of their own money on the thing and it's stalled out.

December 1, 20213 yr The article mentions city staff recommended against approval. Hopefully this gets a major reworking, if they decide to proceed with it. Crawford Hoying plans new commercial building in Dublin “Next week, the Dublin Planning and Zoning Commission will review the firm's concept plan for a 6,900-square-foot, one-story, multi-tenant building with a drive-thru restaurant, according to the commission's agenda. The building would be constructed at 4000 W. Dublin-Granville Road. Dublin's city staff recommended disapproval of the concept plan. That's because the drive-thru restaurant and the single-story building, which is rear-oriented, do not match the Bridge Street District's objective of establishing a pedestrian-oriented, urban community, according to city documents. Planning staff also said the building "is in direct conflict" with building type standards for mass, scale and height along West Dublin-Granville Road, according to city documents.” https://www.bizjournals.com/columbus/news/2021/11/30/crawford-hoying-plans-drive-thru-concept-in-dublin.html
January 23, 20223 yr Has anyone heard of any development news for the Montgomery Inn? I don’t remember seeing it as part of the original plans. I would be perfectly fine with another super popular restaurant chain coming in from another city or region and taking over that space, but if not I could see it being a great location for a large amount 10+ story residential tower at Bridge Park. The only problem is those residents crossing West Dublin Granville to the actual BP development. You would need like another underground tunnel or a bridge over the street for safe passage. Thoughts?
January 23, 20223 yr ^Yeah, that building is relatively new. It is enormous and the location is not the greatest as far as ease of accessibility. It would probably fare better as a catering/party/reception hall if it sees another use again. I do like the idea of putting a residential tower there, but as mentioned, it wouldn't be the most walkable unless a bridge or tunnel were constructed to connect it to Bridge Park.

That area is not part of the original Bridge Park Development being built by Crawford Hoying. I have attached a map of what the project's expected boundaries will be according to their original plans back in 2013ish. You will see it does not include the Montgomery Inn or the shopping plaza. However, there is a recent re-zoning case where the existing area is trying to get rezoned from Bridge Street Commercial to Bridge Street Scioto River District (what Bridge Park is zoned). If the rezoning is approved it would increase the density and intensity of how the land can be redeveloped. The general plan calls for similar village center core development similar to Bridge Park. Basically I am saying there is a chance that the area will be up zoned and be redeveloped into a similar mixed use project similar to Bridge Park. Rezoning Case: https://dublinohiousa.gov/pzc/21-189

May 14, 20223 yr Some new development applications in Dublin's Bridge Street District. First up is an apartment complex and townhouses near Tuller Flats. It is next to the Dublin Village Center that recently released a concept for redevelopment. This would add 184 housing units to the area.
May 14, 20223 yr Second up is a new proposal for the historic district where Oscar's is currently located. Proposal is a mixed-use development with the primary tenant being an Inn or hotel function.

June 17, 20222 yr Dublin also has an RFP out for the properties behind/catty corner from the Oscar's property. Proposals are due June 29th with a decision in the fall. The portion along the river is slated to be part of an expanded Riverside Crossing Park.

August 17, 20222 yr Dublin’s Bridge Park has $55M under construction and $125M planned for future development. Here’s what is coming next. When Crawford Hoying first announced the Bridge Park development in Dublin, it said the mixed-use project would represent a $325 million investment. The developer has already surpassed that number, with $420 million currently invested in the project. And with another $55 million under construction and $125 million planned for future development, Crawford Hoying's eventual $600 million investment will nearly double those early projections. Employee and resident counts haven't quite hit initial projections of 1,500 workers and 1,500 residents, but the developer says those numbers will continue to grow. "It'll be more than that on both sides," Matt Starr, Crawford Hoying's executive vice president of commercial real estate, told me. "There's a lot of great activity happening, so I'm happy to see it."
