Dublin's Bridge Street corridor will move from years of talking about its development to construction in 2015 as developers begin translating their visions into commercial and housing projects on both banks of the Scioto River.

 

The suburb in the past year has hammered out a tax increment financing district plan with Dublin City Schools as a key capital-related milestone toward construction of public improvements

Dublin approves latest Bridge Park plans

Dublin City Council gave its approval to Crawford Hoying Development Partners' latest Bridge Park plans Tuesday night, authorizing a series of waivers to development guidelines governing the Bridge Street District.

 

At a packed special meeting at Dublin City Hall, council members heard three hours of testimony from Crawford Hoying representatives and opposition from several residents, including a former Planning & Zoning Commission member and some passed over to replace those who had resigned from the commission in a dispute with council over control of the Bridge Street District oversight process.

As was posted earlier, Dublin's long-planned and long-awaited Bridge Street District is moving ahead with approvals for Bridge Park East.  But those approvals didn't came without some frictions between Dublin's City Council and its Planning & Zoning Commission.  In December 2014, four members of the Dublin Planning & Zoning Commission resigned in a power struggle with Dublin City Council over the review of projects in the Bridge Street District.  Here are a series of links to Business First articles documenting this:

Dublin City Council approved the basic development plan for the first phase of the larger Bridge Park project.  The plan, presented by Crawford Hoying Development Partners, calls for the construction of eight mixed-use buildings in phase one.  These eight buildings will range in height from five to six stories and will sit along Riverside Drive, with future phases planned in blocks north, south, and east of phase one.  This first phase of Bridge Park will include 371 housing units, 169,000 square feet of office space, 87,000 square feet of restaurant space and 1,868 garage and on-street parking spaces.

Casto’s Tuller Flats cleared in Dublin, spurring progress on Bridge Street District

The Casto real estate organization has cleared the planning process for its 420-unit Tuller Flats project in Dublin.

 

The Dublin Planning & Zoning Commission approved the final development plan this month.

Revised plans for Bridge Park West cleared in Dublin

Crawford Hoying Development Partners LLC has gotten final design clearance for its Bridge Park West development in Dublin.

 

The Dublin Architectural Review Board on Wednesday approved the Dublin-based developer’s revised plans 4-0.

Developer expects Bridge Park project to be done by end of 2017

The Bridge Street District in Dublin has been in the works since 2009 and its first major development is expected to break ground this summer.

 

Bridge Park plans to offer a mixed-use, high-density, walkable development on the northeast corner of Riverside Drive and state Route 161, and north of Bridge Street in Historic Dublin.  The entire Bridge Park project, born in 2012, is expected to cost developer Crawford Hoying more than $350-million. ... Construction on the first block of Bridge Park is expected to start June 1.

Sitting at a red light on 161 I watched them demolish an old strip mall to make way for the Bridge Park development.

 

Library expansion on current site is in the works

The Dublin branch library will get a new building within the next few years, but it will stay put.  Columbus Metropolitan Library officials have been planning to replace the Dublin branch, which is not big enough for the demand placed upon it by its patrons. ... The Dublin branch library is currently 20,147 square feet and the plans are to increase the size to 42,500 square feet, said Ben Zenitsky, Columbus Metropolitan Library marketing and communications specialist.

Plans are still in the works, but Zenitsky said architects NBBJ are "exploring all options" for fitting a larger building on the current site. ... Dublin officials are working to fit the new building into the Bridge Street District vision.  During a May 11 work session, Dublin City Council members discussed the possibility of building a parking garage on the library site.

 

According to Terry Foegler, Dublin's director of strategic initiatives and special projects, putting a parking garage on the site would add another 200 to 250 parking spots to Historic Dublin and could cost $4.5 to $5.5 million.  "To be able to leverage the opportunity for additional parking spaces ... is significant," City Manager Dana McDaniel told council May 11.  "It would be an additional 250 spaces to support the west side of the river and the library."  Zenitsky would not confirm a parking garage for the site, but said conversations are ongoing.

According to the above linked article, here is the construction schedule for Bridge Park as it stands now:

 

Block C: Approved and ready for construction.  This section consists of 93,000 square feet of office space, 43,000 square feet of restaurant space, 9,000 square feet of other retail plus 154 apartments and an 850-slot parking garage.

 

- The developer, Crawford Hoying, said the next six phases would have construction starts through March 2016, driven in part by market demand for the product types.  The article did mention Block B and Block A - which are the next two development blocks south of Block C along Riverside Drive to the new roundabout:

 

Block B: Final plans have been submitted for commission review.  That section has a fall construction start and consists of 46,000 square feet of offices, 50,000 square feet of restaurants, 13,000 square feet of retail and 218 apartments.

 

Block A: Won't start until later this year or spring 2016.  That section has a 150-room hotel and conference center for 500 attendees, plus another 89,000 square feet of office space and another parking garage.

Casto Comunities is pursuing a $50 million, 420-apartment development to the east of Crawford Hoying's Bridge Park development in Dublin’s Bridge Street District.  Below is a map showing the 16.9 acres that an affiliate of Casto recently acquired and an adjacent 15 acres in contract by Casto for future multifamily development:

Crawford Hoying ready to move on Bridge Park with Dublin deal in hand

Crawford Hoying Development Partners LLC has secured an agreement with Dublin that will allow it to begin construction of its massive Bridge Park project.  “It’s the last piece needed,” Principal Brent Crawford said. “... We needed that piece to close our construction loans, which will now happen in the next few weeks.”

 

The public financing and development agreement unanimously passed Dublin City Council Monday night.  The deal calls for the city to contribute $43.1 million toward the construction of two parking garages and roadways for the project's initial phase, with Crawford Hoying and its investors picking up the remaining $290.5 million project cost over the next several years.

 

That includes $155 million for Phase 1, which will include eight buildings on 12.5 acres east of the Scioto River and the mixed-use Bridge Park West project on the other side of the river in Dublin's downtown historic district.

Dublin city manager: Bridge Park will 'set the tone' for future development

The approval of a development deal for Crawford Hoying Development Partners LLC should give Dublin guidance on how to approach future projects along the city’s emerging urban corridor.

 

Dublin City Manager Dana McDaniel told me the city carefully crafted the deal city council approved this week to leverage $300 million in private investment during the next several years.

 

The city has worked on the broader Bridge Street vision for more than six years while Crawford Hoying unveiled its vision for the development in October 2013.

Dublin’s vision for walkable Bridge Street District fits with emerging trends

Dublin’s planned Bridge Street District may become one of the country’s best examples of a suburb retrofitted for walkability, but it certainly won't be the only one.  For this week's cover story, I reported on the city's aim to woo young professionals, empty nesters and businesses by creating a walkable, urban-style corridor, starting with the massive Bridge Park mixed-use development spanning both sides of the Scioto River.

 

City leaders told me they are responding to a demographic shift that will see most growth from singles living alone and households without children, on both ends of the age spectrum.  It’s a trend most cities and suburbs are recognizing, said Ed McMahon, a senior research fellow at the Urban Land Institute, a nonprofit advocating for sustainable land use.

Crawford Hoying: 1st phase of Dublin's Bridge Park could open in a year

Dublin officials, Crawford Hoying Development Partners LLC employees and others gathered Tuesday to mark the city’s Bridge Park “groundbreaking,” a term used loosely as heavy trucks were rolling by during the event, moving plenty of ground.  The first phase of developer Crawford Hoying’s $350 million mixed-use development along Riverside Drive is well underway.

150-room, upscale hotel to anchor convention portion of Bridge Park in Dublin

An upscale AC Hotel by Marriott could anchor the convention and hospitality section of the Bridge Park mixed-use project at Route 161 and Riverside Drive in Dublin.

 

Developer Crawford Hoying Development Partners' expected choice of the AC flag marks the second time in six weeks that an area developer has formally selected the upscale Marriott International Inc. (NYSE:MAR) brand for a Central Ohio project.

Bridge Park's AC Hotel gets approval by Dublin City Council

The developer of the Bridge Park residential and commercial project in Dublin has received initial approval for a hotel, conference center and office building.

 

Dublin City Council on Monday approved basic development and site plans for Crawford Hoying Development Partners LLC’s proposed 150-room AC Hotel by Marriott as well as an adjacent, 19,000-square-foot events center and a 114,000-square-foot office building.

Four-story, 80,481-square-foot hotel and two-story, 14,000-square-foot office building are planned

The former Salvi's Bistro will soon be demolished to make way for a hotel.  Dublin developer Crawford Hoying got the OK last week for the demolition of the former restaurant at 5000 Upper Metro Place.

 

Last Thursday, July 30, the Administrative Review Team approved the teardown and forwarded to the Dublin Planning and Zoning Commission a development plan for a new four-story, 129-suite hotel at the 2.57-acre site, which sits on the west side of Frantz Road, south of state Route 161.

Along with an 80,481-square-foot hotel, a two-story, 14,000-square-foot office building also is planned for a future phase.  Crawford Hoying is proposing to build 122 parking spaces to service the site.  According to information in the plans, the hotel will be a Hilton brand: Home2 Suites.

Inside the Grand of Dublin, a nursing home designed to get people out of bed – PHOTOS

People who recently toured the massive Grand of Dublin nursing home and senior living complex likened it to an indoor Easton Town Center, or even Disneyland.  The first residents move in to the Vrable HealthCare Co. complex on Oct. 23, after some eight years of planning, permits, zoning, plus construction delays during two brutal Central Ohio winters.

The Grand of the title applies in both luxury finishes throughout and the scale: The 133,000-square-foot complex is built as five separate buildings connected under a single roof, enclosing a replica town square including pharmacy, salon, theater, chapel, general store and ice cream parlor.  There's even a small replica of Vrable's former Digger & Finch Pub, which had to be torn down as part of street relocations surrounding the Grand and the Bridge Park development under construction immediately to the south.

Big Sandy Superstore buys site in Dublin, plans to open in the spring

Big Sandy Superstore has completed its purchase of the long-vacant BJ’s Wholesale Club site in Dublin. ... Big Sandy Chairman Robert Van Hoose Jr. confirmed the household furnishing’s retailer had closed on the 109,958-square-foot retail space at 6825 Dublin Center Drive.

 

The move of the retailer of appliances, electronics, furniture and mattresses should further bolster the comeback of the adjacent Dublin Village Center.  In fact, Hoose said that center's revival during the last year proved a big selling point for Big Sandy.  “We think Dublin Village Center is poised to make a comeback with the (city of Dublin’s) redevelopment of the Bridge Street District,” Hoose said in reference to the redevelopment corridor from Sawmill Road to Frantz Road.

Dublin's Bridge Park lands restaurant/brewery and fitness center as 1st tenants

The first two tenants at Dublin’s Bridge Park will help visitors work out and wind down.

 

Crawford Hoying Development Partners LLC said Thursday that Ram Restaurant & Brewery and Mesh Fitness will be part of the $300 million, mixed-use development’s first phase on track for completion this fall.

Bridge Park hotel, event center could open in time for 2017 Memorial Tournament

A 150-room hotel and 500-seat event center could be open for business in Dublin’s Bridge Park by the 2017 Memorial Tournament.

 

Crawford Hoying Development Partners LLC has earned approval from the city’s planning and zoning commission for an AC Hotel by Marriott and adjacent 19,000-square-foot event center, as well as a 500-space parking garage.

Dublin’s proposed Riverside Park to offer ice skating, rock climbing, river access

Dublin is showing off a final draft of plans for a $44 million Riverside Park that would bring outdoor ice skating, rock climbing and kayak access points to the heart of the city.

 

Stretching along both sides of the Scioto River, the park would anchor the suburb’s walkable Bridge Street District with public plazas and outdoor activities all tied together by an iconic pedestrian bridge.

Condos and retail eyed in new Bridge Street District project in downtown Dublin

Dublin’s Bridge Street District may be getting another large mixed-use development.  A group of investors has acquired the site of several ranch-style homes and a Sunoco gas station at Bridge Street and Monterey Drive, with plans to redevelop the 6.2-acre site with a mix of retail and residential components.

 

Scott Walker, owner of Olympus Homes Inc., said he and his fellow investors in Dublin Development LLC are weighing options for what they’re calling Monterey at Bridge Street. ... Dublin Development paid $3.78 million for 12 parcels making up the site, according to three separate transactions recorded by the Franklin County auditor.  Walker said he and two Nashville-based investors plan to use the entire site for the mixed-use development, from the Sunoco at 201 W. Bridge Street to Monterey Park on the southern edge.  It would stretch west to a neighboring Marathon service station on Bridge Street that's not a part of the project and east to the Dublin Cemetery.

 

Although a more detailed proposal is expected by year’s end, the developers know they want to include luxury condominiums on the southern portion of the site and a retail component facing Bridge Street. ... "In the last few years there have been different folks who have looked at this site," said Terry Foegler, Dublin's director of strategic initiatives.  "What’s encouraging now is there seems to be a developer ... that has gone ahead and taken the risk to close on key expensive sites.  It's the first real expansion of the Bridge Street District west of the historic downtown," he said.
