Crawford Hoying Development Partners LLC is giving the public an early virtual tour of the AC Hotel by Marriott coming to its Bridge Park development in Dublin.

 

With buildings quickly rising along Riverside Drive, the developer has released another of its video renderings, this one showing off the 150-room upscale hotel that's scheduled to open in the summer of 2017 following groundbreaking this week. The developer had originally hoped to open in time for next year's Memorial Tournament.

Charles Penzone building new Grand Salon in Dublin

Charles Penzone is giving itself a new look.  The salon company is hitting its 47th year in business April 1 with one of its most-significant projects to date – a 12,000-square-foot, redesigned Grand Salon in Dublin.

 

“We’re working on a long-term strategy,” Chief Operating Officer Matt Dunlap told me. ... Key to the future will be its new salon next to its existing Charles Penzone Grand Salon at 6671 Village Parkway.  That facility, which opened in 1991, will be replaced by the new one.  The 18,000-square-foot old salon building will be put to use by the company, possibly as a training academy.

The project is in the early stages of review by the city of Dublin so Dunlap said there isn’t a set timeline yet.  It will be designed in compliance with the city’s Bridge Street District requirements.  The design is by Columbus-based Chute Gerdeman and the architecture is being handled by Christopher Meyers and his Meyers & Associates Architecture LLC.

Interview: Bridge Park Developers Talk Demand, Sales, and the Importance of an Urban Grocery Store

With four five-story buildings currently under construction, four more scheduled to go vertical in March, and an eight-story hotel (along with an events center, offices and a parking garage) on track to break ground by May, this is poised to be the year that Crawford Hoying’s ambitious Bridge Park development makes the transition from plan to reality.  The first residents, restaurants and office tenants could be moving in before the end of the year.

 

The first phase (marked Block C on the overall site plan) will hold 153 apartments, over 81,000 square feet of office space, almost 50,000 square feet of retail and restaurant space, and an 869-space parking structure.  The second phase (Block B) will add even more apartments, a similar amount of commercial, and another parking structure.

 

And all of that doesn’t even include what’s happening west of the river — dubbed Bridge Park West – where construction started last year on 42 condos and over 30,000 square feet of office and retail at the northern edge of Dublin’s Historic District.  A pedestrian bridge linking the two sides of the river and a new city park along the east bank are both still in the design phase.

 

Columbus Underground recently sat down with some of the Crawford Hoying leadership team to get the latest on the project.  What follows are excerpts from that conversation, including some interesting revelations about the strength of the restaurant market, the demographics of those showing an interest in living in the development, and the details behind what could be a first for the region; a new grocery store with multiple floors of apartments above.

A rare vacant lot in Historic Dublin is being targeted for a mixed-use development.

 

Investor Peter Coratola is proposing a 2.5-story building at the southeast corner of High Street and Eberly Hill Lane, tucked behind the restaurant Biddie’s Coach House and boutique retailer Blankets and Booties.

Pins Mechanical adding 2nd location at Bridge Park in Dublin

Dublin is going bowling – duckpin bowling, that is.

 

The city’s Bridge Park development will be home to Central Ohio’s second Pins Mechanical Co. entertainment venue, replicating the concept debuting in downtown Columbus this summer: Old-school games including duckpin bowling, pinball, ping pong and shuffleboard, with a selection of craft beers and cocktails in a vintage industrial modern setting.

Bridge Park in Dublin coming into view ahead of fall opening

The scale of this development is truly impressive for a suburban community. This kind of reminds me of a development you'd find in suburban DC-- thinking Bethesda or Silver Spring. Good for Dublin! I hope Blue Ash can take a similar approach to their development at the former airport site.

Not built yet.  This is a great development, I just hope at the end of the day it all blends in, they didn't do a very good job as a city making sure all of this is cohesive as far as approving developments in and around this one.

Most of the recent news about Bridge Park been in the form of tenant announcements – RAM Restaurant and Brewery, Mesh Fitness, Cap City Fine Diner, the Avenue Steak Tavern and Pins Mechanical Company have all committed to spots in the massive Dublin development.

The CU photo-tour also contained these two photos that show some of the context developments surrounding the main Bridge Park development area.  This one shows the old and new Riverside Drive.  The new Riverside Drive has been moved away from the Scioto River to align with the new Bridge Park buildings.  The realignment also allows the old Riverside Drive to be demolished and create a larger park space along the Scioto River:

The photo-tour also shows the Bridge Park West construction site on west side of the river, next to Dublin's historic downtown area.  Eventually, a pedestrian bridge will be built over the river to connect this with the main Bridge Park development:

Couple of updates on the afore mentioned pedestrian bridge that will span the Scioto River.  It was originally thought that construction would begin in 2017 and have a completion date of late-2018.  However, some design revisions were required to meet ADA standards.  So the beginning of construction will be delayed and the bridge has a revised completion date of May 2019:

I imagine a multi-lane roundabout is a little tougher to swallow. On Hilton Head Island it can be a disaster, though far better than the signaled intersections to be honest. When they installed the Alkire-Demorest it made a huge difference in traffic backup - there are never more than 4-5 cars waiting to get into the roundabout. Massively better. I have to imagine as roundabouts become more commonplace - and they should - things will smooth out.

One minor accident in a multi-lane roundabout constitutes a "rough start"?  It was bound to happen and people will learn. It's really no big deal.

South High Street redevelopment proposal in Dublin's Historic District - Review team expects to see more detailed plans soon

 

Dublin's administrative review team could see a more detailed plan for a mixed-use development featuring office and residential space on South High Street in Dublin's Historic District in a few weeks.  Developer Peter Coratola said he thinks his team will submit a refined plan to the Administrative Review Board in the next three weeks.  Coratola said the plan will incorporate feedback given by residents and board members during an informal review with the ARB May 25.

 

The area proposed for development is behind existing buildings at 76, 78 and 82 S. High St. and owned by CBS Garbey LLC, of which Coratola is a managing partner.  There will be about 6,500 square feet of office space, and 6,500 square feet of residential space, allowing for about four residential units.

Townhomes construction might begin by autumn

Crawford Hoying hopes to break ground on 73 townhomes in Dublin's Bridge Park development by fall. Nelson Yoder, principal with Crawford Hoying, said the developer will seek final zoning approval from Dublin this September.  "We will begin taking deposits on these units immediately, as there is strong early interest from the community," Yoder said.

 

The residential condominium development is Block H of the Bridge Park development, surrounded by John Shields Parkway to the north, Dale Drive to the east, Mooney Street to the west, and Tuller Ridge Drive to the South.  Yoder said the townhomes in six buildings each have an attached garage.  Units start in the $300,000 range, with sizes from 1,400 to 2,600 square feet.  Floor plans include two to three bedrooms.

Staffers: Code amendments seem simpler than overlay district

Dublin staff members, so far, appear to be favoring amending existing zoning regulations over creating an overlay district as the simplest way to preserve the integrity of Historic Dublin.

 

Staff recommended exploring an amendment to the Bridge Street District zoning, of which Historic Dublin is a part, "in response to the community's issues and concerns," according to an Aug. 18 memo from City Manager Dana McDaniel to Dublin City Council.  The recommendation is a response to feedback from residents proposing City Council create an overlay district in Historic Dublin to define what should be preserved.

 

Given the complexity of the Bridge Street District code, amending existing zoning makes more sense than adding an additional layer of code, said Vince Papsidero, Dublin's director of planning.  "We don't want to make a complex system even more complex," Papsidero said.

Dublin-area apartment complex sold for $8.6M

A 1980s apartment community located at 6180 Riverside Drive, bordering Dublin’s redeveloping Bridge Street District has been sold, raising questions about the site’s future.

 

An affiliate of MGI Communities paid $8.62 million for the Scioto Commons complex of six garden-style rental buildings, situated along Riverside Drive - a half-mile south of the newly built Riverside Drive-Route 161 roundabout and directly north of the expanding Friendship Village of Dublin retirement community.

Condo-office project in downtown Dublin scaled down in latest proposal

A Dublin investor has unveiled a scaled-down proposal for a previously proposed office-and-condo development in Historic Dublin.  Peter Coratola is returning to the city with plans for a three-story, 12,600-square-foot building at the southeast corner of High Street and Eberly Hill Lane.  The original Eberly Hill project called for a 20,000-square-foot structure.

 

“We’ve worked with the input from the (architectural review board) and the (administrative review team) and the neighborhood group to come up with a plan we think will fit in with Historic Dublin and maintain the character of the area,” Coratola told Columbus Business First.

 

The administrative review team is assessing the project and making recommendations because the Eberly Hill site is within the Bridge Street Corridor District.  The properties also are in Historic Dublin, making the proposal subject to an examination by the architectural review board.  ...  The Eberly Hill site is less than a quarter-mile from where Crawford Hoying Development Partners LLC is building its large Bridge Park mixed-use development that will span both sides of the Scioto River.

October 12:  "As of Oct. 7, 36 crash reports have been filed at the state Route 161-Riverside Drive roundabout, up from 25 crash reports as of Sept. 22.  Since Dublin's largest roundabout opened Aug. 13, it has been the source of discussions concerning safety and traffic."

This project is on the fringe of the Bridge Street District.  And though its not the 21st-century urbanism that the main part of the redeveloping district is producing, it is a major project for a prominent employer in Dublin.  Plus it was a pretty neat renovation, if mostly internal.

 

Online Computer Library Center's headquarters was built in 1980.  Over the past year, the 254,388 square foot building underwent its first major renovation.  OCLC is a non-profit global library cooperative that employs 1,200 people worldwide and 730 in its headquarters in Dublin at 6565 Kilgour Place.  OCLC provides shared technology services, original research and community programs for its membership and the library community at large.  Below are two articles describing the $15 million year-long renovation of the OCLC building:

The site of a former BMW dealership on Post Road in Dublin is for sale, being marketed as a rare redevelopment opportunity in the city’s burgeoning Bridge Street District.

 

Property owner Capital Automotive Real Estate Services Inc. has hired NAI Ohio Equities LLC to sell the 5.7-acre site at 5002-5016 Post Road for future mixed-use development.

Plans for a new public library in Dublin are moving through the city’s review process, but are facing some pushback from residents.

 

Unveiled this month by the Columbus Metropolitan Library and project partner NBBJ, the design proposal was reviewed Wednesday by the city’s architectural review board.

Honestly, the NUMBYism in this Metro is getting ridiculous. Lets look at the reality of this... most of the structures in the Dublin "Historic District" are not really historic at all, they're all new builds in a traditional style. If this were German Village I'd get it, but its not in any relative way. In addition they are literally building condos across the street from the library that are an extension of the Bridge Park development in style and scale anyway. It will never cease to amaze me how all these people who live and work in a major city constantly bit*h about developments that don't have the scale and appearance of a small town development.

 

Some of the most interesting districts in the world have architectural diversity. Come on people.

Some people will gripe but I bet the city approves the current design.

A big part of this Dublin Branch Library proposal is a four-level, 500-space parking garage located behind the three-story library.  The parking garage would reserve 200 parking spaces for library visitors, while the other 300 spaces would alleviate a parking crunch in Dublin's historic downtown district.  Below is a site plan of the library and parking garage proposal from http://www.columbusunderground.com/new-dublin-branch-library-design-unveiled:

Columbus Library threatens to postpone Dublin branch replacement

The Columbus Metropolitan Library may defer its Dublin branch replacement over frustration with delays and cost overruns.

 

The library system made the disclosure in a letter to Dublin cardholders, eight years after planning for the new branch began and two weeks after a Dublin City Council meeting to discuss the design proposal was delayed.

The first phase of Riverside Park has been approved by Dublin City Council:

This is the public park to be located along the Scioto River between the Bridge Park development next to the relocated Riverside Drive on the east bank and the Bridge Park West next to Dublin's historic downtown district on the west bank.  The final park plan can be viewed at https://www.urbanohio.com/forum2/index.php/topic,4391.msg832297.html#msg832297

As of the end of 2016, 60 percent of the total building space in Bridge Park has been built.  Crawford Hoying is estimating 75 percent completion by the end of 2017 and total project completion by the end of mid-2019.
