West Bridge Street corridor: Residents weigh-in as city begins planning

In the first stage of public discussion about the future of the West Bridge Street corridor, residents from nearby neighborhoods told city officials maintaining the existing historical character and promoting walkability were top concerns.

The 196-acre area to be included in the plan extends from the Interstate 270-U.S. Route 33 interchange up to, but not including, Historic Dublin, City Planning Director Vince Papsidero said.  The area comprises mostly office and retail buildings, with adjacent residential neighborhoods.

 

Architecture firm NBBJ is working with Dublin to develop the corridor plan.  Transportation studies in the area could also impact the corridor, Papsidero said.  Dublin is studying the intersection at Frantz Road and State Route 161 and is also working on an alignment study to determine locations for future roads in the area.

Biddie’s project to move forward

The mixed-use development proposed behind the former Biddie’s Coach House has shrunk considerably since its first inception in May, but the project has obtained city approval.  Dublin’s Architectural Review Board on March 22 with a 3-1 vote approved the site plan review for the project, which developer Peter Coratola said represents a $2.5 million investment.  The area slated for development is behind existing buildings at 76, 78 and 82 S. High Street.

David Meleca, a principal with project architect Meleca Architects LLC, said the building size probably decreased by about 50 percent since Coratola’s initial proposal, with which Meleca was not involved.  The approved proposal consists of 8,828 square feet on 2 1/2 stories and will house two office tenants and two residential condominiums.  A portion of the building will be underground, Meleca said.

Dublin Council approves basic library plan after lengthy debate

Topping $18 million, the proposed Dublin branch library is second only to the Main Library as the most expensive of 10 libraries being rebuilt or renovated by Columbus Metropolitan Library.  It also is proving to be the most complicated and contentious.

 

The Dublin City Council voted unanimously Monday night to approve the basic plan and move the project along, but added some conditions in a 5-2 vote.  That means construction could begin later this fall and possibly open by 2019 once a final plan is approved in the months to come.

Dublin’s branch has been complicated by real estate negotiations between the library system, the city of Dublin and Dublin City Schools.  A shared parking garage and library which doubles the size of the existing branch are a focal point of larger development east and west of the Scioto River.

I've always had a poor opinion of these extended-stay hotels, which is probably affected deeply by the bad ones (that is, the more visible ones). Can anyone elaborate on the quality, or just in general the market forces that might place one of these in what looks to be a high-end development with more distant access to an interstate highway?

For companies like Cardinal, IBM or Ashland Chemical for example that have consultants coming in from around the world for a month or so at a time; this is sometimes a cheaper and more comfortable option than doing a short term lease on an apartment or staying in a normal hotel room.

Dublin trading 4 sites, including former Wendy's, in deal for Riverside Drive-Sawmill Road connector

 

Dublin is planning to give away four properties – including the site of a former Wendy’s next to the city's big roundabout – as part of a deal to connect Riverside Drive with Sawmill Road by extending the new Bridge Park Avenue.

 

Bridge Park Avenue runs through the heart of the Dublin's new Bridge Park development.

Absolutely.  At the top of Coffman's football stands you can see 4-6 buildings in downtown Columbus.  They are minuscule but you can see them.

Zoning changes targeting a small section of South High Street in Dublin’s historic district are solidifying.  The change would amend the city’s zoning map to create a historic core II district and would maximum building height of no more than two stories plus specific operating hours for any new eating and drinking establishments seeking to locate in the new district.

 

Dublin developed the proposed zoning changes in response to historic district residents’ concerns about the intrusion of restaurants and bars in the neighborhood, as well as the scale, height and operational aspects of new commercial buildings.  The Dublin Architectural Review Board will provide a recommendation for the amendment in August, and the Dublin Planning and Zoning Commission will provide its recommendation the following month.  Dublin City Council is scheduled to vote on whether to adopt the changes in October:

Couple of articles about tenants moving into Crawford Hoying’s $300 million Bridge Park development along the east side of Riverside Drive.  The Crawford Hoying real estate firm is moving from a 1980's building along I-270.  The national offices of the Kappa Kappa Gamma sorority are moving from a historic mansion on E. I'm guessing that it's a temporary construction access road for the pedestrian bridge that will span the river.

One of the Dispatch's latest Cbus NEXT podcasts is about the Dublin Bridge Street District.  Terry Foegler with the City of Dublin is interviewed about this forward-thinking plan.  Foegler is leading Dublin's efforts to implement this Bridge Street District vision for a 1200-acre area of Dublin that they've targeted for urban, walkable mixed-use developments and redevelopments:

Plan to blend modern Dublin library branch with rustic city revealed

A “transitional design element” intended to help blend a modern library building into rustic and historic downtown Dublin has been chosen.

 

A committee picked a recreated corner of a historic school for the proposed south plaza of the new Columbus Metropolitan Library branch. It was designed by NBBJ and pays homage to a school that occupied the site in the 1800s.

Dublin Branch Library Gets Design Update

 

The design of new Dublin branch of the Columbus Metropolitan Library (CML) system was first unveiled back in January, but as of today the design has gotten a bit of a touch-up. A new “transition” element has been added to the design to provide a connection from historic Dublin’s architecture to the contemporary design of the new structures.

I'm normally all for recreating traditional design and even sometimes using it as a “transitional design element”, as the new Dublin Library will apparently do with a recreation of an 1800's era schoolhouse that was once on this site.

 

But this is more than a little odd as it currently looks.  Although it might also be due to that conceptual rendering, where its difficult to tell what's going on!

AC Hotel with rooftop bar opening at Dublin's Bridge Park

A new hotel opening next week in Dublin's Bridge Park might be part of an international brand, but that won't stop it from embracing the buy-local trend that's become, well, so trendy.

 

In the lobby of AC Hotel is a guest shop, where visitors will find Jeni's Splendid Ice Cream and some yummy libations from Brothers Drake Meadery.

I drive by the new construction every week. Gotta say it is really cool to drive through a nice, quaint downtown Dublin, and come across the bridge on 161 and see this modern development. Looks really cool, and doesn't feel at all suburban, somehow.

First Look: AC Hotel Dublin

 

The new AC Hotel Dublin Columbus by Marriott hosted an official sneak preview earlier this afternoon, showing off the nearly completed 150-room hotel for the first time. The hotel anchors the first phase of the new Bridge Park development, offering visitors a way to connect to the area’s new offices, restaurants, apartments and condos.

The last time we took a construction photo tour of Bridge Park last November, the massive mixed-use development site was mostly a shell of what it is slated to become. Today, multiple buildings are being finalized in rapid succession with new office tenants, residents and restaurants having already moved in.

Crawford Hoying moving on planned four-story office building at Bridge Park in Dublin

Crawford Hoying is moving ahead with a planned 80,000-square-foot office building at Bridge Park in Dublin.

 

Dublin's planning and zoning commission and architectural review boards plan to hold a joint meeting Feb. 15 to hear more details on the final plan for the building that will go up at Longshore Loop and Mooney Way, just north of the event center and next to the AC Hotel that opened in the fall.

The planned Block D will extend Bridge Park's frontage along Riverside Drive in Dublin, with a quartet of buildings on 5.3 acres of land southeast of the intersection of John Shields Parkway, according to plans submitted to Dublin.

 

Total costs should be about $100 million.

Just moving right along. Impressive speed. Tuller Flats is just about complete, too. 420 apartments and town homes. This will be quite a dense area. A small version of what Easton could have been.

 

34,000 square foot grocer is the same size as the one they're looking at for the Battelle Property. Whole Foods, Lucky's, Fresh Thyme, and Raisin Rack are about that size. Wonder who they're courting? Where will the arena/event center go? North of this latest phase? You'd think they'd want it by the AC Hotel.

Lidl is also around 30-35k sqft, and has been said to be scouting locations in Columbus...

Pittsburgh developer eyes senior housing project in Dublin

Graziano Construction Inc. has proposed building a senior housing project on about 4.5 acres at Village Parkway and John Shields Parkway in Dublin.

 

The four-story, 147,000-square-foot retirement community would feature as many as 132 residential units, 20 of which would be allocated for personal care.

 

The facility would have two dining areas, two studio spaces and a fitness center. The plans call the project The Residences at Tuller Heights.
