Posted July 22, 200816 yr Building site is on Cornell road near Random road directly across from a part of the Case campus, adjacent to the redline and whatever else those tracks are used for (KJP some help here please sir). I am thinking that if I can get this rezoned I would mimic the development on Mayfield at East 113th but do it a little more funky. Does anyone know how to look up its zoning and what the current deed/zoning alows for? July 22, 200816 yr The zoning is MF-C1. That is Multi-Family, with an area designation of "C" and a height designation of 1. http://planning.city.cleveland.oh.us/gis/cpc/basemap.jsp for the City's GIS, showing zoning. The City has it's full Code online at: http://caselaw.lp.findlaw.com/clevelandcodes/ Scroll down to Part 3: Zoning to find the following information. The MF (Multi Family) zoning allows what you would expect- singles, doubles, rowhouses, and multifamily housing. That height destrict of "1" allows for the building height to be 35' or the distance from the building to the centerline of the street. Assuming no setback, that is. There is an allowance for an additional foot of height for each additional foot of setback, up to the maximum of 50'. The kicker is the area district "C". There is a nifty little chart provided which shows how much area you must have to put a building on the parcel, and how much of that area it can cover. It also shows minimum lot areas, widths and frontages, which don't seem to apply to multifamily buildings in area district "C". According to the chart, your building's total sq. footage can be up to 1/2 the lot's area. The lot is .24 acres or approx. 10,000 sq ft, giving you only about 5,000 sq ft you are allowed to develop. That's not alot, though you may be able to get a variance. I can't help you too much with that, though. I would have to ask if this lot is enough land for what you are thinking. Also, you should check the access, landscaping, and other requirements, as they may put further constraints on what you can do. edit- look up deeds at the Cuyahoga County Recorder's Office, here: http://recorder.cuyahogacounty.us/ with the parcel number from the City's GIS website. It should have deeds, leins, mortgages, some leases, easements, or other things recorded, but may not have all of them. I found only a deed on this property, and it didn't list any restrictions.

I think I could get some changes to that zoning if I show them a solid dream with some financing to-boot. Thank you very much X for you effort in mining for that data, much appreciated! I have some sketches of a low impact yet suprisingly high density structure I drew up with my buddy from Toledo in the construction business. I need to find a scanner and get those up...
July 22, 200816 yr It is easier to get a zoning variance than try to change the zoning. This happens every week in Cleveland. see http://planning.city.cleveland.oh.us/bza/agendalist.htm You'd also need to talk with the Little Italy Development Corporation (if that is their name) first. The city wants to know that the neighborhood is onboard with a project before it will lend support. You'd also need to talk with the councilperson. If he or she is not on board with the project, it won't get done. Go there first.

I'd want to see how the Coltman townhouse project and maybe the Mayfield lofts sell to see if people are worried about RR noise. The new condos further down Random seemed to sell out nicely a few years ago, but there were buffered slightly (only slightly) from the RR tracks.

July 22, 200816 yr Maybe a little fill across the street and build a ten foot brick wall with landscaping and seating area. Im open to being creative and at least see whats feasible given the scale and cost of the project. Let me get some quotes and I will post some details and we can discuss it in more depth... Before I move on the land I am going to introduce myself and sit down with Little Italy as a neighborhood and talk about my project. If I do go ahead it will be my first project and I am young so I feel the upmost transparency will only help earn credibility. My good friend from highschool's dad is an architecht and they work on alot of projects in the area, I guess he would be the first person to consult.

Out of curiosity, what was your opinion of the train noise? Well my nephews loved it :) Seriously though, it depended on the person. For myself, it didn't bother me at all - I had some girls over who complained about it, and some who didn't care. I do know that about five to six years ago, the railroad companies gave all the residents right there money to pay for window improvements, so that could potentially be there still for new construction? With the windows closed, you don't hear them that much. Windows open, be prepared for the 3-am train...if you're a light sleeper it will wake you up.

BK: I don't know them but I concert produce on the side(finance and generaly be a shrewd busines man), did the Lil wayne and Gucci Mane show last december 7th in columbus and some other smaller shows. Want to branch off of hip-hop so I sent out proposals to the booking agents for both Block Party and The Smashing Pumpkins... do what you love right?? I was thinking a show in Columbus and Oxford for sure and maybe Cleveland. They got back to me and said they werent taking dates till after Feb 2009... spring show! Hopefully a new album before then to boost interest for tickets.

Sounds like you're pretty serious, so I'd imagine you'd be able to check it out in person...
July 24, 200816 yr ^Yeah, to be honest it has been a general pursuit of mine for some time, having been on this and other forums we all can lay claim to the same. I am just getting to the point where financialy and maturity wise I can begin to get serious about it. I know Sam Miller at Forest City, have had the oppurtunity to meet Al Ratner as well and I feel from my conversations with them I can tackle the industry. The future is for the dreamers.

But that's just from foggy memories of stumbling past them.... And no, I don't think that the train noise would affect property value - I think the location proximity to everything else outweighs it.
