^completely agree. That prospect side needs a lot of work but if completed, wow would that stretch between E4 and tilted kilt be awesome. Awesome news all around, and I hope they can pull it off

Are 'interior' units (no walls on the exterior of the bldg) allowed under the fire code and other laws? Wouldn't such units have to be in the plans to squeeze 400 units into the MCB?

^Not if you insert an atrium.

I believe there were plans in the past to open up the center of the building to create a skylight atrium. We'll see if similar plans are considered this time.

I'm all for new residential downtown, but this would make a great hotel location as well.  And the interior rooms would be an easier sell than an interior facing apartment.

I was always bothered that the May Co. Building created that void of an otherwise bustling Euclid Avenue I'm glad to see this developed. The Cadillac ranch portion needs to be developed though to be developed into retail *fingers crossed for a local clothing store*

I thought there was another food establishment going where Cadillac ranch was?? Owners of the new JQs talked about a concept they were going to put there, no?

I would guess apartments would face the north and south(obviously) and the east. The center western half of the building will be used for parking.

Yes, but they also had an idea for a new establishment in the old Cadillac, completely separate from JQ if I remember correctly from the article. Personally, it sounds like "oh that's a great idea, but you're never going to follow through with it"- type of deals. Especially since Cadillac/barroom is for sale still.

You are not far off with that. Yes we do have Huntington but that just recently lost tenants. There are smaller properties in the CBD like the CAC and JHB but those do have plans pending. If you think about it over the last 3-4 years and just off the top of my head the following properties have been either repurposed or are under construction: Higbees, 668, Shofield, BreuerTower and Rotunda, 1010, East Ohio Gas, the original EastOhio gas(wkyc), Eaton Ctr, Diamond Shamrock, the old NCB building, CBOE, AJCelebreeze, Hanna Annex. With the supply of existing stock dwindling my hope is over the next couple of years we will start to see new construction proposals for both office and residential.

If hotel occupancy rates reach the heights of the residential sector, or residential occupancy rates sank to the level of the hotel sector, then a hotel *might* be considered.

 

And as we saw with the Embassy Suites on East 12th, it started life as an apartment building and then was converted to a hotel (only to be converted back again). So there's nothing to say that some or all of the May Co. couldn't be converted into a hotel at some point in the future. That conversion would be easier following a residential conversion.

 

Since the May Co. was across the street from where I went to school to finish my degree at Myers College (now demolished!) in 1990-92, I visited the May Co. many times with my fellow female students during our study breaks. It is great to see this building be used for the first time in its entirety. Even then the whole building wasn't being used in the early 90s as only a few floors were used as a store.

Don’t underestimate the importance 400 additional new units on Euclid will have on the decision of a Whole Foods or Heinens grocery store to open downtown as part of “The M” or another prime location.

I suspect it would be to maximize the number of units they can put in the building.  A courtyard serves the same purpose as an atrium or light well.

Exactly, light wells would have to be very large to provide light to the lower levels of a building this large and this tall.

the measurements are accurate within 10 feet. the garage is massive.

 

The may company building is made up of 3 buildings the original building 2025 Ontario from the early 1900s, the 1930s building, and the garage added in the 1940s or so.

 

The adding a .5 acres of green space, opens up the megablock between prospect and Euclid.

 

The dissecting of the 1930s building was done with the realization that the building has two elevator banks, one on Euclid and prospect dividing the building maintains those elevator banks while potentially making redevelopment of the 1930s building easier.

Apartments right across from Tower City/ Casino?  I think there will be plenty of folks who would take that.

Note: While that high rise would be nice I don't see it happening soon. 515 Euclid should be built on before anything.

Hope they build it with better insulated walls than they did with the Grand Arcade.

Overall, love the idea of this project happening.

^I lived in Bridgeview for a couple of years (also a Carney-Rains building along with Grand Arcade) and I can attest to the fact that while I enjoyed my apartment for the most part, insulation between apartments was an issue (maybe it was because of all the brick).  Along with loud music, let's just say I learned to be very quite doing "certain things" based on the "sounds" that often regaled me from my neighbors apartment. :wink:

I would've assumed that brick would provides a better sound barrier than drywall, which can vary depending on the thickness.  The quality of the windows and the doors can also make a big difference.

I agree, there is no doubt that 515 should come first, but My plan would have a transformation Effect on the area.

The vision was to break the building up. placing parking below the building, and the green-space.

 

the simple concept was to resotre the street Grid disturbed by the super block.

Scaffolding went up today on the Prospect Ave side of May Co.

^any one know why...inspections as part of the potential deal?....I thought it was still in the maybe stage.

They might be inspecting the facade to get a better handle on the restoration work, important if they are applying for restoration tax credits. Pre-sale inspection still puts this in the maybe stage. But any progress is good news in my book.

ESPN pulled back on the ESPNZone concept and closed all but two in California so they're not likely to be opening more.

How about keeping some semblance of the building's original purpose with a major retailer, albeit a smaller version such as a CityTarget?

I would love to see a CityTarget in Cleveland, I found the quote "We are in talks with pretty much every major city" interesting, does that include Cleveland? How much square footage does the May CO. retail space have anyways?

Yes I remember reading about the City Targets last year. That was my thought for the Rotunda, although I am very happy about Heinens.

Btw I wonder if the sale of the May company building from the previous owners negate the plans for a nightclub that was proposed by the same group that is looking to take over John Q's?
