Indianapolis is interesting because from downtown north to Broad Ripple it's got to be close to 8 miles, and while there are some small nodes of commercial really the only main area is Broad Ripple. But I think B Ripp is a lot bigger commercial district than any node in Cincinnati outside of OTR. It really is a big area and they are really adding a ton of apartments there. B Ripp is like adding together Oakley, Hyde Park and Mt. Lookout into one node, it seems. Of course very different structurally but, interesting area nonetheless. Also, I kind of wonder if Cincinnati will see the type of re-development along the Wasson Trail as B Ripp has seen along the Monon Trail. I highly doubt it, as a lot of the area along the Monon close to B Ripp seemed pretty tired and run down. Most of the area along the Wasson is pretty well developed besides a few places and considering how much Hyde Park refuses to densify or add any commercial, I kind of doubt we will see much spin off development in that Hyde Park area, which kind of begs the question, what is the economic value besides being gift to Hyde Park?

The dense, vibrant nodes function as islands. Still, the momentum is real, and the turnaround is a great to see!

October 19, 20186 yr Kite to build 2 hotels at Pan Am Plaza; city to spend $120M on attached meeting space Indianapolis’ once-celebrated-but-now-underused Pan Am Plaza is the planned site of a $120 million, publicly funded addition to the Indiana Convention Center plus two privately funded Hilton-branded hotels that together would have more than 1,400 rooms. The Capital Improvement Board voted on Friday to recommend construction of the convention center expansion and to work with Kite Realty Group Trust as the master developer on the project. The resolution gives the CIB authority to work on a project agreement with Kite and an overall financing model. The Kite plan was one of three submitted in March in response to the CIB’s request for proposals for another convention-style hotel with 800 to 1,000 rooms. Mayor Joe Hogsett’s administration has endorsed the Kite plan. A key component of the project is a 38-story, 800-room hotel that would be developed by Kite and branded as Hilton on the northeast corner of the plaza at Illinois and Georgia streets. It would be Indianapolis’ second-largest hotel, behind only the 1,005-room JW Marriott that opened in 2011. Kite plans to build a second, 600-room hotel, as well, which would be on the southeast corner of the block at Illinois and Louisiana streets. It also would carry a Hilton brand. December 4, 20186 yr Neighbors of Mile Square apartment project satisfied with bigger, reconfigured plans An East Coast developer’s efforts build a mid-rise apartment building downtown across from the Indiana War Memorial could get approval from city development officials this week, following months of conversations between the developer and representatives of a neighboring building. The proposed 11-story project at 421 N. Pennsylvania St. has undergone extensive changes since it was revealed this spring. The initial plan from Boston developer Charles Street Investment Partners LLC called for 165 apartments, 157 parking spaces and 2,000 square feet of commercial space on the site of the former Essex Hotel, which has been a parking lot for nearly the past 25 years. As a seven-story mixed-use building, the 39,300-square-foot development carried an estimated price tag of $15 million. Work on The Ardmore, a five-story apartment and retail building on the southwest corner of North Delaware and East New York streets, is expected to start Jan. 13, with a formal groundbreaking ceremony slated for Jan. 30.
