New owners plan retail and renovation at downtown's 580 Building

The new owners of the 580 Building, downtown, plan an overhaul that includes bringing more retailers to the site and making them more visible from the street. The owners have launched a stepped-up program to sign retailers and they have a plan for interior and exterior renovation of the key downtown property.

 

The new owner, Philadelphia-based BPG Properties Ltd., said its multimillion-dollar renovation of the 17-story high-rise is timed to coincide with the Fountain Square reconstruction that is designed to breathe new life into the heart of downtown. The 580 Building is at the intersection of Sixth and Walnut, one of the most heavily traveled intersection in the city, according to Melissa Williams, who works for Colliers Turley Martin Tucker, which handles leasing for the building.

Good news! I was wandering about this...

 

I love looking around downtown and seeing all of the construction going on.

The rendering that the Post shows just shows some gigantic, lifeless, useless atrium.  I wonder why they chose that?

Thank god.  That builiding is sooo 1975.  A bad decade for buildings.

I think it was built in 1972.  My dad worked there for about ten years in the 80's, so I remember it when it was still very new and impressive.  It seems as though Kroger took some style cues from the 580 Building when it redid its base.

I was about to post it with the article, but it was so uninteresting I decided it wasn't worth the effort. It almost looks like a stock picture.

580 Building owners to add street sizzle

The latest piece of the downtown redevelopment puzzle comes from a private Philadelphia investor, BPG Properties, which will spend several million dollars to renovate and upgrade its 580 Building. BPG said the 17-story tower, which takes up the entire block on the south side of Sixth Street between Walnut and Main streets, will get a new street-friendly facade and possibly high-end retail and restaurants.

 

Hopes are that the 580 Building will mirror the bustling activity on the other three sides of that intersection, occupied by the Contemporary Arts Center, Bella restaurant and Fifth Third Bank's headquarters. It also will connect the planned development at Fountain Square and the Backstage District adjacent to the Aronoff Center.

It's most of half the block, not the entire block.  The Post Office takes up the south half of the block and there is a mid-sized building I believe owned by 5/3 denting the 580 building's footprint.

I couldn't find a thread that concentrated on the 580 Building (although I thought there was one). So, if there is one, feel free to clean this up!

Not bad...  there is so much happening around the square.  It will be a painful mess this summer.  I usually have friends and family visit in the summer and we won't have the square to hang out at.

that seems to pick up a little from the CAC.  reaches out a bit more too.  looks good to me

Its great to hear that downtown is going back to its roots and reaching out to street level shopping and retail uses.  Why would we ever leave that business model? :|

UC Planner, I can't seem to find a picture of the building, but it has a big gold "5 8 0" on the front. The building is diagonally across the street from the CAC & directly across the street from Bella.

Scaffolding is going up around the 580 Building today.  Does anyone know any of the project details-updated design, possible tenants, completion date?

Hot Damn! He's right! The street and sidewalk areas have all been closed off and there are about 4 dumpsters out there.

The entrances on the corner of 6th and Walnut along with the entrance in the middle of the block on 6th Street have been closed because of the construction.  It is my understanding that the the entrance on the corner is permanantly closed and is being converted to retail space.  When the entrance at the middle of the block reopens, it will have escalotors and elevators going up to the Skywalk level.  I think this will be the main entrance.  The entrance on 515 Main is still open along with the Skywalk entrance on Walnut. 

 

Part of the outside of the building will be demolished soon.  We received a memo about this at work.  I'll look at the detail again tomorrow and post.  They had a big unveiling last month for the building tenants.  I didn't get to see it because it occurred on a day I had taken vacation.

my boyfriend is actually co-oping for BHDP architecture and I think this is the building he was complaining about because he had to come up with ideas to meet the city and the  firms ideas on the sidewalk . the city wants it to match the ones across the street but it would look ugly with the building lol. damn council and their wacky rules

Pretty cool...may I ask how you found out?  It also looks like this restaurant will be new to Ohio and the only one in the near region (closest being Indy).

 

Funny to note that on the renderings posted on the fencing around the site...it has a store with the name "The Gap" on it.  I have heard no such thing, but I am surprised that they used any real retail name in the rendering.

looks like a pretty nice place.  limited list of locations.

Second seafood eatery to dock downtown

CINCINNATI - The newly renovated 580 Building will house a second downtown seafood restaurant, the building's owner said. Oceanaire Seafood Room, which serves fresh seafood in a supper club-like atmosphere, has signed a long-term lease for 8,500 square feet at the building, BPG Properties Ltd. said in a news release.

 

The restaurant will join McCormick & Schmick's Seafood Restaurant, which opened last fall in the Westin hotel across from Fountain Square.

Construction is moving along.  The new mid-block entrance on 6th St. should be opening next week.  :)

i like the extrawide sidewalks.

The entire sidewalk along 6th street is now open and it looks like all major exterior work is done.  I think it looks good and agree with the poster above the extrawide sidewalks, they are a nice addition.

 

Now they just need to fill that block.  I've heard all the future tentants but currently the only thing occupying that block (on both sides) is a Subway and the Rise and Shine Cafe which looked closed this morning.

So who are all the future tenants?  I have only heard of Oceanaire thus far.

My bad, didn't mean to make it sound I was in the know.  By "all" I guess I was only meant Oceanaire and Nada (which is partially on 6th).  The north side of 6th street looks rough in that block.

There is now a sign for Oceanaire Seafood Room in the space across from Cadillac Ranch.  I think it went up about two weeks ago.  It looks like they have started framing on the inside. 

 

 

That, combined with Nada, will really pull that intersection together and make it a very nice atmosphere after 5pm.

so does anyone know anything about any other tenants in this building?  The work is progressing very nicely on the Oceanaire.  And Nada is also coming along.  Hopefully, with these wide sidewalks, a lot of outdoor seating, etc can come about from whatever everntually fills these retail spaces.

I'm all for outside seating, it's always nice to sit outside while dining.  Restaurants\bars should start using more outside seating, it attracts people.

Permits for outdoor dining (on the sidewalk) have skyrocketed downtown since the smoking ban passed.  That is one of the wonderful fallouts from that law...more people out on the streets.

When is Oceanarie supposed to open? What about Nada?

After losing anchor, 580 Building to face sheriff’s sale

One of downtown Cincinnati’s largest office buildings will be sold at a sheriff’s sale on March 1. The 580 Building, a 480,000-square-foot office complex in the heart of the central business district, has been in foreclosure since last spring.

 

Owner 580 Investors LLC failed to make the final installment payment on the note due Jan. 1, according to court documents. The owner knew the building’s anchor tenant, Great American Insurance Co.    Great American Insurance Co., would leave the building for the new Great American Tower in 2011, and its rent payments would burn off by the end of the year. The vacancy rate in the 580 Building jumped from 21 percent in 2010 to 73 percent in 2011 with Great American’s departure. The only major tenant in the building is Fifth Third Bank    Fifth Third Bank.

Broker: 580 Building woes aren't slowing retail activity

An upcoming Hamilton County Sheriff’s sale isn’t slowing down retail leasing activity at the 580 Building in downtown Cincinnati. As Business Courier subscribers read in this week’s print edition, the 580 Building is scheduled to be sold a sheriff’s sale on March 1.

 

But Kathleen Norris, director of Brandt Retail Group’s Urban Focus division and leasing agent for the building’s retail space, said the pending sale hasn’t slowed interest from retailers and restaurants. In fact, Norris said she’s currently working on three deals for the building at Sixth and Walnut.

There has been no official announcement on where KAO may relocate to.

Anderson Birkla Investment Partners LLC is in talks to acquire the 580 Building in downtown Cincinnati and plans to convert most of the 17-story office building to residential units.

 

Tony Birkla, a principal of the Indianapolis-based development and management company, said the deal is “not 100 percent” but is being actively pursued.
