There wasn't much to see when I went there on the tour. Since it was essentially a warehouse the floors were empty, so they could cut them up into individual condos. All of the metal studs were in place, but that was about it (they did have some downstairs that had drywall up already).

 

That said, the place has definite potential. Nice view of Mt Adams from the front units.

Got any pictures or project goodies for us so it goes?

Yeah, and Unit 203 will have heated stained concrete floors and a concrete counter in the kitchen. The granite in 101's kitchen is incredible too, I should get a better pic of it

heated floors are the best invention!  I love them.

In the Centennial Park Plan Broadway Commons is slated to become a park. How big, I don't know. That could really make those prices explode. I think that a park in combination with development would be the best answer.

A new state of the Art arena would a great idea.  tear down the eyesore on the river.  An arena would help revtalize that area right away.

^Hundreds of millions of dollars could be better spent on that site. Arena's basically just suck the city/county dry. It would be nice if Cinci had an NBA team though.

Screw the NBA ... more like NHL ... (I love how we're saying the same thing in different threads ;) )

If we want a thriving/vibrant center city then we need LOTS of residential.  OTR needs to be filled up by current standards, mid/high rise projects need to fill vacant lots in the CBD, and this site needs to be developed to the degree of OTR and the Westend.  Those kinds of residential densities would really do wonders for the center city.  What makes is all feasible though?  Streetcars.

^I've actually been thinking lately that the Broadway Commons site would be perfect for building a completely new neighborhood.  Although I absolutely love the 100+ year old buildings and a car-free lifestyle that OTR offers, they're not everyone's cup of tea.  I wouldn't mind seeing that whole site covered with brand new townhouses, with rooftop decks, garages as the first floor of each unit, and a little more yard than you'd get in OTR.  Not quite suburbia, but also not as urban as the other nearby neighborhoods.  I'm picturing something similar (but less expensive) to what they're doing with Corbin Park over on Riverside Drive.  It might be a way to pull some people into downtown who would otherwise move to neighborhoods further from the city itself, and increasing the nearby population could help fuel the redevelopment of deteriorating buildings in OTR.

Developers 'jump in with both feet' for Pendleton loft project

The model unit is now open at Glass House Lofts at 512 Reading Road in Pendleton, the first development project by Fat City Properties, LLC.

 

Developers Ben Anderson and Chad Worz have transformed three former shipping and warehousing buildings of the H. Neuer Glass Company into a combination of 11 single-level and two-level industrial loft condominium units, eight of which have city views.

 

"We definitely jumped in with both feet with this," Anderson says.   "A 33,000-square-foot condo development project, from gutting it to flipping it....We were naive enough to jump in, but optimistic enough to know that it's going to work regardless if you have a space that's cool enough."

 

Priced from between $167,000 and $319,000, six of the units have already sold.

 

"We haven't been really beat up by the economy," Worz says. "I feel like people are trying to move downtown. You have the young professionals and you have the downsizers."

 

After several months of looking at properties in and around downtown, the duo was sold on the buildings as soon as they saw them.

 

"We saw the buildings, we saw the steel, and we thought, 'This is the building,'" Worz says.

 

The units come in various shapes and sizes, but all feature two bedrooms, two bathrooms, and exposed duct work, beams, and utilities.

 

Buyers are free to customize, from the countertops and flooring to additional walls

 

"Some people come in and they love the brick, some people want it painted," Worz says. "And that's part of our intent too down here -- we give everybody the opportunity to customize their unit."

 

Upon closing, buyers get three hours with Patrick Korb, designer of all of the units.

 

"He's got a really unique feel for where we can go with these things," Anderson says. "It's been fun to see the different people finish it out and work with Patrick and see the wide range of what he can do.

 

Anderson and Worz plan on beginning work on two rooftop decks and an underground wine cellar by mid-spring.

 

And they say that they'll definitely tackle another project.

 

"I'd say without a doubt," Worz says. "You've gone to school now for three-and-a-half years on how to do an eleven unit development. If you didn't do it again, it would be kind of like getting a degree and not really practicing that degree. So I can't imagine not doing it, because I feel like the next one we did we would be a little bit better than even this one."

I drive by this daily. The only aspect that I don't like, is the mixed-brick exterior treatment, but overall, it is a huge improvement. A shame they haven't reconstructed the sidewalks and removed the power lines!

That's not really up to the developers...especially when it comes to a project this small.  Furthermore, you'll see the power lines buried and the streetscaping redone when there is more of a critical mass out in that area combined with people demanding such action.

Oh, I wasn't implying that. Actually, I've noticed Duke Energy out there replacing the old poles for the past week... but it seems that they are not burying any new lines in the vicinity.

Since the building was built in America, does that make it a "pre-war" building considering we didn't enter until 1941

Awesome to see some things happening nearby.  The investment is helping.

 

With the streetscape improvements and activity brought by the Horseshoe Casino, were starting to see activity with some of the abandoned buildings. This is in the 500 block of E 12th Street:

 

This building is part of the Model Group's projects in Pendleton and will be low income last I heard. I would estimate they own about 20% of Pendleton buildings, including most of the 1100-1200 block of Broadway, which was supposed to begin transformation into 60+ market rate apartments this fall. Hopefully this is still the plan.

By some miracle, I still wish they've develop something on those gigantic, ugly parking lots across from Diner on Sycamore.

Those things are hideous.  They're always parked to capacity during business days though, so I'm sure it would take a pile of cash to get whomever owns them to sell.  In a perfect world, a good size mixed use development would do wonders in connecting Pendleton to the rest of OTR.  If Old Woodward ever does end up becoming a Marriott boutique, I can't imagine they'd be content with that mess as a front yard.

$26M Development Coming Near Horseshoe Casino

 

The first phase of Broadway Square, which received $10.2 million in new markets tax credits in September, will include 40,000 square feet of residential space — 26 one-bedroom and 13 two-bedroom units — and about 11,000 square feet of retail space. At least 39 apartments will be included in the second phase, Maly said.

Awesome News!  The hits just keep coming for downtown and its environs!

This project is pretty massive. Pendleton has so much potential to be a more family-oriented, slower, quieter portion of the core and I think the mix of one and two bedrooms here will hopefully support that.

 

Random question, but does that sunflower lot still exist? I haven't been over there in quite some time and always thought that was a great use of a vacant property.

Still there. The sunflowers didn't do as well this year, but the community garden was well used. It likely won't be a vacant lot by the end of next year - plans have been in the works for some time.

^Yeah I thought I remembered that that husband-wife team that built those townhomes nearby owned it and planted the sunflowers as a nice holdover until later development plans came through.

 

It'll be sad to see it go but maybe it can move elsewhere since there are certainly plenty of other vacant lots that could use some sunflowers. I love creative uses for vacant lots while they wait for development. Something temporary and community driven.
