Have you noticed that this and the other downtown construction projects are still moving and active?  Personally, projects I'm working on are being put on hold, but I'm hoping the residential projects are moving forward. I'm worried about some of the hotel projects around town though, I could see that money drying up.

The single-family projects we have under construction or designing/drawing are moving along OK for now.  There's been some hiccups with suppliers and subs shutting down or looking for alternate ways to get work done, and good luck if you want the building department to get your permits approved.  So far that hasn't impacted schedules TOO much as we haven't had any critical-path items get stalled yet.  Jobs that haven't started yet or meetings for proposal and whatnot are all dead in the water though, so nothing new is coming in.

The two hotels at 7th and Race are both still under constriction.  On the one hand I'm glad to see these are still being worked on.  On the other hand, I live right there so their drilling and cutting have been driving me crazy during quarantine. 

 

The 4th and Race apartments, FCC stadium and two music venues are also all still under construction.

Pretty nice units there, thanks for sharing. Do you know who the architect for the project was? I think that exposed rafters can look incredible in many situations, but for some reason this one just makes it look unfinished. Are they going to add more gyp board to the ceilings? Perhaps the small sizing of those existing structural members is what's making it look off. But maybe it's just me, and others will love the look.

Thanks. Frank Russell is my architect. Mike Patchen my code specialist. SSRG did some engineering and wall removal.

 

I have had incredible enthusiasm over the 4th floor unit beamed ceilings. We used a roof membrane and external insulation to retain the beamed interior. The beams are lighted by LED tape from the rafters below.. None of the other 6 units have beams.

There was a developer wanting to build some Apartments there last year (the inner building on 12th) and was wanting to make that corner a parking lot. It was struck down which at first  I was upset about but this plan is wayyy better and more beneficial to the community. 

Hideous. If a developer proposed this they would escort him out of the HCB with pitchforks.

New affordable housing is a good idea for Pendleton, considering that much of the existing affordable housing in the neighborhood is located in buildings that are deteriorating and are likely to be rehabbed into market-rate housing at some point.

The design looks like a prison.

If I am looking at the right data set, 60% AMI for the Cincinnati Metro in 2019 is $34,200, or $16.44 an hour, for an individual. Since 30% of pre-tax income is defined as affordable, that means a one-bedroom could be close to $855 a month.

I'm not sure how the HCB would approve the design as is. It looks like the developer completely disregarded the historic guidelines for the neighborhood. 

 

Also, why is it that 9 times out of 10 affordable apartment blocks always look like something that was inspired by a prison? Is it really that hard to make colorful and vibrant and inspired affordable housing?

I wish they owned and better incorporated the existing buildings -- Obviously the lot directly east of the firehouse isn't included in the owned parcels, but it is strange and will prevent any other substantial infill to complete the block

I hope they redesign the side of the corner building facing 12th street. Looks like the elevator shaft is front and center or something. Needs more windows. Other than that I think the scale/granularity of this project is appropriate and i like the overall number of units and number of affordable units added to the neighborhood

This is absolutely massive news for the Otr/Pendleton area... especially during these crappy times with covid. 

 

Sad to hear about 3 points...I feel the hickorywald group is really struggling right now. 

 

Its kinda because there was a time that it made it seems like they were becoming one of the bigger Resturaunt groups in otr.

Urbana has moved to the southeast corner of 12th & Broadway (same corner as Lucious Q, Boomtown, and Nation). Their former location 1/2 block north on Broadway is now empty and is for lease.

I don't think they're struggling. Their restaurants are very popular and they are only going to be more profitable as Pendleton continues to gain residents. It seems like they just didn't want to be running a brewery anymore. 

Right, I have no inside knowledge but today's Business Courier article stated that the Hickory Wald Group "operated the brewery for its investor-owners," which leads me to believe that HWG had little-to-no ownership stake. They were just hired to run it by the owners. If the owners can make back their investment by selling it to Braxton, and HWG can move on to other projects they have in the works, that sounds like a win-win.

The broke ground on this thing in mid-November and we're just now seeing the crane go up.  So like 200+ days of site prep and foundation work.

TheY had to dig down a bit so I am assuming a lot of it had to due to foundation issues as well as the slow down from Covid.

I'd estimate Pendleton to be about 50% "affordable" housing units if one excludes commercial and Alumni Lofts.  Quite enough for any neighborhood. What is needed is for the existing units, Section 8 and charity owned, to be upgraded from slum to low income. The reason 12th and 13th look like a Rumpke landscape, there are shootings and drug sales, is that the charity units do not have CMHA on the job. Good intentions - not so good results.

Shootings? I wasn't aware that there were too many shootings in Pendelton? 

Sadly, plenty. A guy was killed at 13th and Broadway this weekend and my Ring notifications have shots fired about once per week. I have some crime scene tape on my bookcase from a murder at the corner.

 

It the low lifes that the Catholic charities allow to live on 12th and 13th that create all the trouble. They find some needy person who probably deserves a free unit and move them in. But, they have no mechanisms in place for monitoring like CMHA does. So, others move in and they are not so deserving.

I haven't heard of any recent shootings in Pendleton other than last weekend when the guy tried to break up an Airbnb party. And last reports are he was recovering.

They put in one of three Shot Spotters" in Pendleton because of all the gunfire. Admittedly, a lot of it is wilding not direct hits, but it is pretty unnerving to be 600 feet from gunfire.

 

Isn't shot spotter just a general good rule of thumb to have in an urban environment? From what I understand its a great tool for the police when crimes do occur. 

 

Also, I feel like I follow downtown news alot and rarely hear about pendelton shootings...they happen, sure, but I still feel like that pendelton is exponentially more safe than parts of north of liberty.

I agree it is a good idea for an urban environment. But, when only three are installed and one is in Pendleton, that tells you something about the frequency here.

 

What I think is helping is the presence of 3CDC and the ambassadors.

That's not accurate. ShotSpotter was first installed in Avondale, East Price Hill, Lower Price Hill... and then it was expanded to OTR, Pendleton, and the West End. And by the end of the summer it will be in Westwood, Fairmount, Millvale, Moosewood (I think that's just an extension of Millvale), and Evanston.

^^ Agree. There will be a total of nine if the next three are installed. But, it does not change the point, i.e. there is a lot of gunfire in Pendleton. Wish there wasn't, but there you have it.

There are two design options represented in the renderings provided. The difference is the base material at the ground floor in the center third of the building.

  • The first design option shows the ground floor façade as stone veneer to match the previously submitted elevations at all brick portions of façade.
  • The second design option shows the ground floor façade as brick on either side of the center dark brick portion of building. In these locations only, brick runs from ground level to top of fourth floor.

Summary of design changes:

  • The south façade has been segmented vertically to read as townhomes to try to closely replicate the existing facades along East 12th Street while implementing the materials previously proposed.
  • The previously presented 2, 3 and 4 window groupings have been removed and one single hung window provided to provide the punched opening look and rhythm that match or are similar to the buildings on East 12th Street currently.
  • All doors and railings at dwelling units have been removed and replaced with single hung windows, spaced evenly or as the interior spaces allow to replicate the rhythm of the other East 12th Street facades.
  • All windows have been separated and narrowed to emphasize verticality on the façade.
  • Headers and sills have been added to windows in brick and stone facades to again try and compliment the look and feel of the existing facades along East 12th Street.
  • All portions of façade have better defined “top” of building by raising and lowering the top of the building as well as providing a strong “cap” to the top of each portion of the building.

I like the scale and density of this project. It only has two onsite parking spots, so most residents will have to use off-site parking if they want a car. 

 

The project would be a 6-story (plus a basement garage accessed via Bolivar Alley), 10-unit apartment building. But, the staff recommendation is to deny the zoning variance for increased density proposal and certificate of appropriateness. I hope this project can somehow get approved, but it seems like the existing rules in place make this kind of project a real challenge to approve.

Taken 12/20.  Pretty sure nothing has changed for over a month. I wonder if there’s some issue going on.

Have they slowed down construction to try to wait out the pandemic? It seems like this one is going up incredibly slow.
