I actually saw that and was confused as well haha. There aren't any signs or anything saying not to park there, so I guess it's just a rogue lot for now? At one point they had "do not cross" tape set up with a  temporary no parking sign, but I think someone just took it down. It's not like the property owners that are based in Denver give a sh*t what's happening there in the meantime. The Brewdog construction workers are also using it to park on weekdays. I assumed they had some kind of agreement worked out, but maybe not.

I’d assume that people thought they got lucky and had free parking since the booth was taken down.

I'd say it's the perks of living in an entertainment district. I think most people who find otr as a desirable place to live are probably single men/women or young couples who go out drinking 3-4 times a night. 

 

I don't think anyone would ever consider otr as a quiet community and probably wouldn't want that anyways.

When I read it it seemed more like 4 apartments styled as townhouses, with exterior doors.

I wouldn't call it quiet, in the same way as a suburb where the loudest noise is a lawn mower, but most of OTR is nothing like Vine or Main. Especially the cross streets and minor streets like Republic and Pleasant are usually very quiet. Last week I had a tenant in our Elm St. apartment tell me about her younger sister who moved recently to Current. She had apparently considered OTR but the gist was OTR was for "grown ups."

Yeah, it's not that there are lots of loud noises downtown, it's that this place specifically is blasting music and is an outdoor venue.  Sitting on that rooftop and listening to Jersey Shore wannabes try and DJ every night would be annoying.

I mean what is it like for banks residents who live above any of the number of bars/clubs there? Tin roof, Jefferson Social, Fishbowl, The Stretch, Galla Park, Holy Grail all have DJs/Open Windows/Open Garage doors that play blasting music during the warmer months.

There's a few differences.  There are so many venues, that the music is essentially white noise.  They are still indoor, and the sound is no where near as loud as what Treehouse has bumping all hours of the daytime on weekends as well.

For some reason I thought it was oriented on the other side of sycamore. Personally, I would have faced the front of the building toward Main as opposed to Sycamore.

Am I dumb or are those both the same thing? Its facing sycamore, and as as result its also facing main?

Maybe @Brutus_buckeye meant 12th Street when he said Main? Regardless, I think it was the right call to make Sycamore the "primary facade" of this design.

A Developer is going to the HCB for construction of a single family home at 529 Danridge Street in Pendelton. 

 

Looking at Google maps it looks like a pretty big lot so I'm curious how much of that land is part of that particular parcel?

The 529 lot is relatively small. But it looks like lots 529, 531, and 533 are city-owned, with 535 being owned by the Pendleton Arts Center.

529 Dandridge is a typical-sized lot. 25' wide and about 90' deep.

 

It is the CRC, when we rented it out, it was the first time the space had ever been rented.

I know it's old news, but it's still so depressing to look at these types of maps that show how much Pendleton got crushed and how many homes were demolished when the Liberty Street Expressway was built. Maybe at some point we can undo this massive mistake, reconnect Dandridge Street, and sell off these parcels to people who want to build new homes.

How do you get the ownership data to come up like that?  I did it once 2~ years ago but can't re-figure it out.  

This small L-shaped piece of land is like Imagination Alley, but bigger, and not an alley.  It gets no real use.  With so many of the former cheap apartments in the area being renovated into expensive apartments or condos, this site could be turned over to GCMHA or another agency for construction of a 20~ unit lower-income building.

This is one of the most egregious parking craters in the city and Sycamore St. has been wallowing in mediocrity for decades.  This building is going to make a big, big difference.

Final plans approval was dated 10/31. The photo I took (earlier in this thread) was also on 10/31 when they fenced the site off that same day. It seems like it has already begun.

Hope there is a whole back story to this where the guy is hiding from a husband who came hope early.

 

I just hope this project is successful enough to warrant the developer to pursue the remaining sycamore lots in the future
