Posted August 20, 200519 yr Channel Crossing project on horizon By Jeanne Houck, Cincinnati Post A private developer is proposing to build condominiums, offices - possibly even a marina - at Channel Crossing in Newport. The Newport City Commission is scheduled on Monday to consider approval of a development agreement with South Beach No. 1, a company headquartered in Chevy Chase, Md. Similar plans have been announced and failed to come to fruition, but Mayor Tom Guidugli hopes this plan will be a winner. "It seems like a great project, and we're going to take a good look at it," he said Friday. The proposed development agreement says South Beach would spend up to $100 million developing the project at Channel Crossing, an eight-acre riverfront development just east of the Interstate 471 Bridge that already is home to Comfort Suites Newport and Don Pablo's restaurant. I also wonder about the Serenity Garden. Is that on the roof or on the ground?

Unless you have been living under a rock there are projects going on all over the map. All these projects together are great for the region. This is a freakin awesome development! :-D
August 23, 200519 yr i think it should be said again and again...if there was half the view from the cincinnati side as there is from kentucky, you'd better believe these buildings would be poping up here too. its encouraging to see this energy continue...but for the first time i am beginning to question whether this really is a good thing or not. i think most of us can agree that what makes the cincinnati area so beautiful is the interplay between terrain and architecture. i guess what i am saying is that i would hope for the south bank of the ohio to become the "great wall of condos". i like tall buildings as much as the next guy and i know it would be years and years and years before that ever became an issue, but i think its an interesting debate. but for what this project is worth i think it will be one more positive for the region...but too bad for the people in houses in newport who will lose views as result of this.

August 23, 200519 yr I love all the development along the river, its about time. I think the idea of downtown and the riverfront as being dirty and dangerous are slowing fading away. From the article today, $1 Billion in development is a lot of money, and most of it is private investment. I hope Newport works on the ramp off of I-471, I know I wouldn't want to live on that street, but those houses are pretty cool too. But I wanna know where all the millionaires are coming from? Seems like all the development involves condos and apartments that are in the luxury, high-expense category.

Except for the East Row area almost all of the housing in Newport from about 4th Street all the way back to the hillside is in pretty terrible shape.

Instead, they will make payments in lieu of taxes - in amounts close to what they would have paid in taxes - to the city of Newport. Newport Chief Financial Officer Greg Engelman said the city plans to use the estimated $540,000 a year collected from condo owners to pay for the construction of the project's $6.5 million parking garage. The school district, county and other taxing entities won't receive any real-estate tax revenue from the project. January 21, 200619 yr The following little nugget was in today's Enquirer Business Summary: SouthShore closes on 2.5-acres deal The $165 million SouthShore condominium project has taken another step forward with the closing of the sale of 2.4 acres of waterfront property in Newport. Developer Capital Investment Group bought the land from Schneider 30, which built the Don Pablo's and Chart House restaurants on the site. Schneider 30 at one time had plans to develop the land, but the project never got under way. The Newport City Commission approved CIG's plans in August. The group purchased the development rights to 2.4 acres of land and 22 acres of marina from Schneider 30, which developed and now owns Don Pablo's and the Chart House Restaurant in Newport. The condos and office building are planned for the site now serving as the restaurants' parking lot. "This is another big step for us," said Michael Copfer, executive vice president of Capital, about receiving city approvals and bond approvals from Kentucky. In english this says: This will be a typical project in this area that will have construction held up several times..just because. Construction may begin summer of 2008, with occupancy in late 2009.

"This is truly uncompromising, in that not only are you in a metropolitan location, but you also have waterfront resort features. "A lot of people have something like this down in Naples," Copfer said. "This allows them to have a similar thing right up here in Cincinnati as well." If and when they sell these units, I'd like to get a graphic of where the buyers came from. Where is this money hiding out now in sufficient numbers to fill the Ascent, SouthShore, the Bellevue condo towers, and the Gregory family project, all of which have little or nothing less than $500k.

So I don't know much about how this works, would they have a campaign and seek some number of 'commitments' before they begin actual construction. Does it work that way with these big time projects? April 21, 200619 yr breaking ground this summer? thats good. these towers keep going up on the ky side and cincy is dealing with the banks issue. that really pisses me off in a way but any investement in the urban core is good news to me. my fear is that the south side of the river will turn into a beach like waterfront, with huge towers lined up in a row. i dont know if i think that would be very attractive.

April 21, 200619 yr these developers really seem to have their stuff together. they seem very confident in their product and its delivery which is a fresh approach in this city. hopefully the skeptics dont get their way with this one. or maybe there has just been a lot of behind the scenes work before they every went public with the idea. i just wish those darn gregories would get moving with the banquet center site.

July 17, 200618 yr $2.5 million for 3 bedrooms on 1 level? At that price, there had better be a soaring ceiling somewhere in the unit. That does include 3 garage spaces, though.
