BTW, going back to the original rendering where it looked like they had the four towers reversed, I believe that's actually correct.  There is a lot of space between the existing tower and the Big Mac Bridge but hardly any to the east.  Hopefully the second tower will be less hostile to Bellevue and points south, but I fear a repeat of the Rivercenter I & II situation.  Interestingly in both situations the awkward side-by-side orientation was the product of a flood wall but unlike in Covington there aren't nearby sites that will allow for an eventual deep skyline as has happened with The Ascent. 

 

Also this is sort of the wrong thread for this but everyone should go climb the Dayton levee and look at just how much land there is between the levee and the river at normal pool.  Let's just hope they decide to keep some of the mature trees that are standing along the riverbank because they've torn everything else up.  It's amazing how 85% of developers and buyers don't understand that tearing down the mature trees = crap.

I biked back behind the levee in Dayton and was amazed at how much land Manhattan Harbour has to work with. If construction begins and is completed, this will be a great addition.

It's amazing how 85% of developers and buyers don't understand that tearing down the mature trees = crap.

 

I can't tell you how many times I've thought exactly that.

Dayton's riverfront project is about 1.4 MILES!! long.  It's going to be huge.  I concur about the trees. :-(

I'm really liking the look of this tower (from Cincinnati/Ohio that is).  The feature on the roof is a nice touch and adds a little something to the overall appearance.  Here are some pictures I got from a variety of angles last week...

I like the look of the tower from the Cincinnati side as well.  It really contributes to a feeling of urbanity on the river.

yea the tower looks good, but the awful parking garage isn't doing it for me.  That is one BIG garage.

I believe that is for an access road for the residents.  There will be a new flood gate there as well.

I don't believe so.  The eastern side of the garage doesn't seem to have the same finishing material that the other three sides are covered with.  So it appears to me, that another gigantic garage will be constructed beneath the second tower.  Again, it's too bad that they didn't put much effort into making those garages look nicer, because they'll end up being 40+% of the total structure.  Pretty weak, if you ask me.

It's definitely for a road.  The hole they punched is directly across from Beech Street in the Newport Island neighborhood.  Part of the 471/Route 8 interchange proposal calls for switching the RT8 entrance of the Newport Island from Linden to Beech, moving the stoplight along with it.  So it looks like the South Shore developer just managed to get in on the action before the actual work is done.  A smart move, in my opinion.

SouthShore marina gets OK

 

A 100-boat marina overlooking downtown Cincinnati should be ready to accept the first boats next spring, developers of the SouthShore Condominiums project said this morning.  Developer Capital Investment Group Inc. said it has received U.S. Army Corps of Engineers approval for the 800-foot-long marina. The marina will be co-owned and operated by B&B Riverboats. It’s the first new marina near downtown in a decade.

great view

Nice looking building, but I'd be pissed if I spent that much money on a condo and they wasted what could have been nice outdoor space (of which there is none on that side of the floodwall) on a stupid putting green.  In that situation, I'd much rather have space to have the occasional party or outdoor meal.

The amenity deck is enormous.  The putting green only takes up a very small slice of the whole outdoor area.

Oh, ok.  The picture above makes it look like the putting green takes up 25-33% of the deck.

Now all they need to do is tear down Big Mac to get a better view of the skyline.

They only have 4 units left on the MLS, and all of them are listed as "pending." They couldn't possibly have sold out already in this market? Perhaps they are switching agents?

 

Anyway ... I'd absolutely love to live in a place like this, but I just can't reconcile the price point. You're certainly looking at $350-$400 per square foot, plus about $1,000 a month in taxes and condo fees on top of that.

 

Whereas the rest of the metro area barely seems to eclipse $200-$250 per square foot, even in really nice areas.

Simply beautiful. I went in to tour the available units a while back and I was blown away by the richness of materials used. Little was spared, and the development is really top-notch. Plus, the views cannot simply be beat. Unfortunately, I don't have a cool million to splurge.

 

I can imagine some awesome parties on that roof...

Wow these are awesome.  I love how the river looks like its right beyond the windows--that will be great when the river turns that nice blue/green shade for 2 months in the summer.  And that pool with the views of Mt. Adams is amazing!

Interesting.  The 1 BR's backslap would have looked better if they would have used a stainless steel face plates for the sockets.  I would ask for another installer as you can see every "seam" in the picture or ask for a big discount on that unit if it goes on the market.

 

The finish in the 1 BR's bathroom looks better than the 2 BR.  Why no rain shower or multi jet sprays at that price point?

One of the newest and most prominent high-rise buildings in the Cincinnati region resides in Newport, Kentucky.  The SouthShore condominium tower, named for its location on the Ohio River’s southern shore, rises some 240 feet into the air near the edge of the Daniel Carter Beard Bridge (aka ‘Big Mac’) that carries thousands of people along I-471 over the river daily.

 

This particular high-rise is one of several towers planned for the site.  A second twin residential tower, with a slightly shorter office tower, is also envisioned for the site .  In the meantime, the next feature to be added to the complex will be the 100-slip marina along the Ohio River, which gained approval late last year.

 

Sound luxurious?  Well it is, with the current tower boasting a rooftop amenity deck five floors up that includes an outdoor swimming pool, hot tub, sundeck, walking trails, gardens, clubhouse and even a putting green.  Each unit also features breathtaking views of the riverfront and Cincinnati skyline, made even more enjoyable by the floor to ceiling windows.

 

Units start at $300,000 and go up to $3,000,000 if you are looking for this kind of luxury, and apparently many people are.  Of the building's 17 floors of condominium space, roughly 65 percent of the living space has already been sold, and the building moved its first residents in at the end of 2008.

 

The new marina, planned to open next spring, will be 800 feet long and co-owned and operated by B&B Riverboats. While it will primarily serve SouthShore residents, it will also be available for annual rental to the general public.  This will be the first new marina near downtown in a decade.

 

SouthShore is the latest of several high-rise condominium towers along the Ohio River that boast high price points and luxurious amenities.  This continued investment along the river will continue in coming years as several more projects have been proposed and are currently in the process of gaining their necessary approvals and financing.

 

The result of these projects is a dramatic change along Northern Kentucky’s riverfront from a modest style of living reminiscent of Main Street USA to that of a luxurious “gold coast” feeling you might experience in Miami, Chicago or San Diego.

I'm serious, if you're paying that much for a home, in a so called "luxury" building, all those things should be installed by top notch pros.

 

I wouldn't move in there.  No way..no how!  Its unacceptable!

NEWPORT - The group that built the SouthShore condominium tower on Newport's riverfront hopes to start building a low-rise apartment building next door later this year. The complex will have more than 90 high-end apartments, a company official told Newport officials Monday.

The whole thing was originally 2 condo towers and an office building anyway.

So this new six-story apartment building is replacing the originally planned ten-story office tower. On top of that, the City of Newport has removed all property tax obligations for the next 30 years and will issue $16 million in bonds for the project. My goodness, Newport took a bath on this one.

 

Also, if the developer will be paying zero property taxes, then shouldn't the monthly rent come down in price? I don't really see "young professionals" lining up to pay $1,100-1,700/month to live in a quasi-suburban development next to Don Pablos and a flood levee. But hey, you will have good views of downtown Cincinnati and Mt. Adams though. :)

SouthShore developer starting second phase

A more than $15 million apartment development is breaking ground in Newport Thursday, adding 93 residential units along the Ohio River.

 

Capital Investment Group Inc., the Cincinnati development company that developed SouthShore Condominiums, is starting on the second phase of the development, to be called Vue 180. The 93 rental units will be built above structured parking.

A groundbreaking ceremony is scheduled for 9 a.m. Thursday, June 21, at the parking lot of the SouthShore Condominium, 400 Riverboat Row.
