I'm glad that we're seeing new construction...even if it isn't ideal it is great news for the City and region.  I'll take 800,000+ sf of office space any day.

QC2 will completely obscure the Scripps building from this angle, and in fact destroy this view of the city much more than the Newport condo towers. 

 

Yeah, all those downtown buildings they have built over the last 100 years have destroyed the view of Price Hill from that angle.  Ruinous baztards!

Looks like they took down the western crane today.  Does anyone know if they are going to go right ahead and start on the second tower while the equipment is present and the site is already under construction?  Or are they going to finish the first one entirely, and then build the second one when demand dictates?

The second tower will not be built for atleast another year, probably 3-5.

I would love and updated photo of this project.

I drove by it just about a half hour ago.  They have one floor to go before it's topped out.

The first building needs to be 80 percent sold in order to start construction on tower two.

Work crews have reached the top floor of the 21-story condo tower in the SouthShore riverfront development.  The first of two residential towers in the luxury Newport complex will have its "topping off" ceremony today after work crews have almost completed the building's superstructure.

 

Forty of the condo tower's 69 units are sold.  The shape of the buildings hint of a sail as homage to the Ohio River, said Adam Lavey, an associate with the Chicago-based architectural firm Pappageorge/Haymes, which designed the building.

Hahaha what a joke.  I dont really see the sail and i fail to see any connection between the Ohio River and sail boats.  Other than of course that sail boats are used on water and the Ohio River is also water.  Im sure there are people who choose to use sail boats on the river but this is a stretch.

 

Good looking project though and its nice to see that they continue to sell units even if all but four people are moving from Ohio.

I'm excited that people are moving into the urban core.  If they're coming from condos downtown, I'd be more worried.  But it sounds like these are people who are moving to "the city" from the suburbs, which I think is good for both the cities of Newport and Cincinnati.

I just got back from the 'topping off' ceremony at SouthShore.  There was a collection of politicians, home owners, realtors, developers, etc.  The collection of homeowners there definitely looked to be all 50 and up.  The place has pricey units, but absolutely spectacular views.  I was able to go all the way up to the 20th floor.

 

The roof of the garage (5 floors up or so) is going to be a massive deck area for residents that includes a pool...that is definitely a cool selling point.

The mayors of Cincinnati, Newport and Covington gathered Wednesday at the under-construction SouthShore as future residents signed a spire that will be placed atop the 21-story structure. The developer of the Newport condominium complex, Capital Investment Group, held the "topping off" ceremony to mark completion of the building's superstructure.

 

"This is a great day," said Cincinnati Mayor Mark Mallory. "This is a great example of the kind of energy that can be created when we work together. The completion of the Ascent, the groundbreaking of the Banks and the topping off of SouthShore shows we can create a region that will not only draw people from around the nation but around the world."

They only removed one of the two cranes from the first tower.  Or is it at a different location?

There was only one crane during construction so that new one is facing the opposite way.  Hmmmmm that'll be nice if they can start.

I passed by this last week on Interstate 471 and pulled over to admire it. It is quite nice, and I'm sure it will look even more fantastic once it is completed. Anything that draws more people into the urban core is a plus in my book, whether it is Cincinnati or NKY.

Never mind. I saw it again today but they were using the second crane to take down the last tower crane. So now the building will be craneless.

The towering Northern Kentucky condominium project SouthShore is on track to be finished by September.  Located east of Interstate 471 off Dave Cowens Drive, the 21-story tower - which overlooks the Ohio River and Cincinnati skyline - will include 69 condominiums, four stories of parking, a pool and club house.

 

Plans also call for a 100-slip marina - a selling point has given the $165 million SouthShore an edge over other upscale condo developments in Northern Kentucky.  But the project's developer, Capital Investment Group Inc. (CIP), has yet to land the final approvals needed to move forward with the dock space from the Army Corps of Engineers.

First-time post, long-time lurker.

 

I've never quite understood the hating on NOTL? Is it because it's in Kentucky? Pent-up anger about the banks being delayed? I'm an Ohio native, transplanted to Northern KY and I've never once got the impression that NOTL was struggling, sure restaurants do better than anything there but they generally stick around. Maybe I just go during the peak hours, but it's always packed when I'm there.

To get on topic.

 

Southshore is becoming quite a striking building...at least if you look at it from Ohio. I live in Bellevue, and whenever I get off the N471 exit I have to look at the back of it, much less windows, much MORE concrete showing.

 

Hate to say it, but it reminds me of One Lytle Place from the back.

Dinner and a movie on Friday and Saturday can't support that place.  I also only go at peak times, but I have never done anything other than dinner and a movie Fri/Sat.  Once Oakley gets their Showcase CDL, I will probably never go to back NOTL unless invited by someone, since their nice theater is the only draw for me.

 

The fact that Tropicana is closing should tell you that place is struggling.  The whole trademark lawsuit is just an excuse because Ruby has too much pride (not a bad thing).

I used to live in Newport now back in Cincy ...

 

NOTL is as dead and quiet as a graveyard during the day. The only anchors it has in the movie theatre and Barnes and Noble. The only successful restaurants that appear to be doing well are Claddagh(sp?), Dewey's, and Bar Louie (but only at night). It is "supposed" to be a mall, but it's just an empty building with a couple of restaurants. It's struggling because it can't keep tenants in retail or dining, but moreso with retail. It's turned into a 16 year old playground and like me, many people don't even want to go there when anticipated movies are playing because of all of the yapping by teens. Plus, parking is a bitch. I don't understand the concept of going to a 3/4 empty building to grab a bite to eat? The past few times I was at NOTL, I ended up going to Tropicana, now it's closing. Like nicker66 said, a ShowcaseCDL in Oakley could be a huge blow.

 

I've said it before, NOTL needs local flavor. Bring in local restaurants and whatnot and I think things will quickly start to change.

Check out the Newport on the Levee thread in the Business and Economy Section.  Basically, the interior retail portion has never been more than about 2/3 to 3/4 full, the Empire night club is still vacant to my knowledge, the IMAX sits empty, etc.  That thread also has articles showing that the original owner was trying to sell it 2-3 years ago because they were looking to unload the bottom tier of their portfolio (performance wise).  There are also articles showing the project has yet to meet any of their TIF obligations and other financing obligations to the State of KY.  I don't think the majority of people here hate on NOTL, they like it for what it is, but it is not a full blown retail destination, and it is not the ultra-hot performing piece of real estate the average person perceives it to be, UO forumers are just smarter than most! :wink:.

Lets reverse that, I never understood the hating on Downtown Cincinnati.  I prefer cities to lifestyle centers.  Is it a surprise that someone on an urban/city board would not like a lifestyle center that is an island to itself and not integrated well from the city of Newport?  I have also grown to love Ohio's nonsmoking law.  While many smokers probably cross the river, I am prefer to support my home state businesses and not stink like smoke after an evening.

I love downtown cincy, the two aren't mutually exclusive. In fact, NOTL is about as urban as you can get for entertainment options like that. ALso, don't we urban enthusiasts like mixed use too? NOTL has converted some of that vacant space to offices. Some sort of wine importer/distributor, channel 19 etc...

 

I like NOTL precisely b/c it fits into my urban lifestyle. I can walk there for a quick dinner, meet friends, see a movie etc.  I understand it's a little 'fake' for most people on this board, but to compare it to lifestyle centers like Crestview Hills (hate) or Rookwood (like), isn't fare. As has been pointed out, retail doesn't really stick (aside from the Hot Topic, game store, shore store, some clothing shop), so we're left with a lot of restaurants/bars and of course the movie theater. Oh, and the aquarium...

 

I'm a Cincinnati native and ever since I jumped over the creek I've been amazed at the disregard for the other side of the river from both Cincinnatians and Kentuckians. Methinks that if something like this was built at the OTHER end of the purple people bridge, people here would be all about it.

^Mixed use is good, but NOTL (and most new projects for that matter) don't do mixed use as well as what was originally built long before the term mixed use was even thrown around.  I personally don't feel comfortable calling something mixed use if it doesn't include a residential element.

Corporations are good at insurance, making toilet paper, etc.  They suck at restaurants, entertainment, anything vaguely cultural.  The business model of NOTL doesn't lend itself to local businesses, and as such it's doomed to sterility.  It's amazing having something as real as the Southgate House directly across the street, and how the masses clearly prefer imitations to the real thing.

I think if NOTL had been built in Cincinnati with exactly the same results, you would probably hear more about the vacancy rate for the retail portion.  The Enquirer would probably be printing a time line displaying all of the restaurant closings there.  People in general would probably claim that it's a failure.

You say this all the time, but the Southgate House is packed on the weekends.  It's not like they're struggling.  I don't go that often because I'm not really into the music scene, but they seem to always have a line out the door or a large crowd on that porch.  What are you basing this on?  Also, the argument that NOTL is struggling appears to be in direct opposition to your statement.

 

I'm with rekxu83 on this.  NKY gets bashed constantly on this board.  It's not our fault that The Enquirer and 700WLW hates Cincinnati so much.  Write a letter to them instead of taking out your frustrations on NKY.  Most of the posters here have made valid points regarding NOTL, but the unnecessary, random, and seemingly inevitable NKY/NOTL digs in unrelated threads are getting pretty old.

On the South Shore topic, I like the look of these buildings from Ohio...but they totally turn their back on KY (much like the hillside development (just west of I-75 in Covington).  The whole project looks extremely hideous from the main street...the views are stunning though.  Especially some very unique ones over the Nky towns that are rarely ever seen given the lack of high-rises (or high vantage points) in that area.

There is a sweet view of South Shore in Mt. Adams as St. Gregory Street descends down to the Ohio River.  South Shore aligns with the road perfectly, right behind the Middle Eastern looking home.

I've noticed they're starting to put up some sort of white paint/stucco/siding stuff on the southeast part of the building. I'll try to get some pictures of it. I have to admit it makes the building look particularly striking.
