Cleveland Clinic, Fairfax seek homes, biz & opportunity

 

As more sections of the 3-mile, $330 million Opportunity Corridor Boulevard open, more stakeholders are pursuing real estate opportunities. That's especially true where the first two sections have opened, from East 93rd Street north to Chester Avenue. Work is moving forward on the third and final section from East 93rd west to East 55th Street, set to open in two years.

That has stakeholders like the Cleveland Clinic, Fairfax Renaissance Development Corp., property owners and real estate developers making their plays on and near the Opportunity Corridor. The area with the most activity is the stretch of East 105th Street, north of the recently expanded Red Line rail station at Quincy Avenue.

Cleveland Clinic has organized focus groups to determine what to develop and where -- and it's not the usual medical facilities that it's considering building, according to a source who spoke off the record.

 

Instead, the Clinic is looking at building neighborhood assets like a grocery store and possible housing on underutilized land it owns in the southeast part of its campus near East 105th and Cedar Avenue. The Cleveland Clinic did not dispute the source's information but would not provide details yet.

Updated this article with a more specific target date (September) for the start of construction on Fairfax Renaissance's first multifamily building in the Innovation Square neighborhood.

Turns out it's just a bank. Then again, banks only go where the money is (quantity/quality of depositors), so this may be an interesting indicator for the neighborhood.....

I thought we were past the "just a bank" buildings, particularly on main streets.  Consolidating four parcels for a bank with a drive-through and a parking lot would be a very unproductive use of the real estate.  I'd like to see the city to push for something more multi-use as a condition for granting any relief from the current zoning. 

I'm curious why bike parking spaces are being asked to be eliminated? Doesn't like they are squeezing a big building into a small space here.

I know it's been a while since Opportunity Corridor even started, but are there any new aerials or drone footage of the new development space as we stand?

The new houses going in south of the Clinic on and around e100th are fantastic! Houses that kind of match their surroundings, have basements, and garages in the back!

Meijer is part of a different project, farther north on East 105th at Cedar and planned by Fairmount Properties. Innovation Square is being developed by Fairfax Renaissance. Fairmount's project hasn't gone through design review yet.

@KJP---so that street in your image that goes off to the left---that is Hudson Ave west of E. 105?  Has construction also started on that roadway or just the apt bldg? Also, so "Innovation Square" will be the intersection of E. 105 and Hudson? Is that a real, city-designated place or just the name of the development by the developers?

Watch East 105th St from Quincy/GCRTA station north to Chester. From Innovation Square Apartments, big Fairmount/Meijer mixed-use development, huge Circle Square, Cleveland Clinic massive new pathogens center & Cole Eye expansion. This area is going be transformed.

I agree, and hoping the communities touching University circle & Cleveland clinic also transform....   I am taking a chance and looking to buy a house in that area...

This project is separate from Fairmount properties proposed project that would include a Meijer grocery store...

Kalina House gets early OK for Fairfax site

 

Cleveland's City Planning Commission unanimously approved conceptual designs for a transitional housing facility for people who have recently lost limbs or the temporary or permanent use of their limbs. The facility, called Kalina House, is proposed to be located at 2055 E. 79th St., between Euclid and Carnegie avenues in Cleveland's Fairfax neighborhood.

 

Although the proposed building is small, the need is huge, said project backer Mark Kalina, Jr. who lost both of his legs and a pinky in a train-pedestrian accident in Columbus in October 2012. His story is told here by MetroHealth Medical System where he works as a senior analyst and a volunteer in the Community Trauma Institute, helping those adjust to a new life of independence without the use of their limbs.

I just read his story after reading this.  Awful accident!   It made me think back to my childhood crawling around trains parked out in Eastlake and Willoughby walking to my after school job.  

 

Glad he is turning lemons into lemonade, and this center will be great for the neighborhood.

I couldn't include the details of his story in my article or it would simply overwhelm the story of what the development project is trying to do. If he could stay conscious long enough to wait for a train to finish running him over to call 911, he can do darn near anything.

Karamu House receives $1 million Bank of America grant, eyes next stage of renovations

I am not at all pleased that a number of these new four story rectangle apartment buildings that are popping up have so much surface parking, even if it is in the back of the building.  Especially problematic in an area like University Circle where we should be developing a strong street presence that does not exist now.  The end result is that the back of the building becomes the main entrance.  I guess expensive structure parking as a solution would not add to street life but at least there would be fewer ugly surface lots.

They have been remodeling Carnegie Tower 8920 Carnegie Ave. for the last year or so. Replacing the outer walls, and changing the non-concrete exterior from black to cream. Nice to see investment, and it brightens up the building.

40k SF, 1 story Meijer topped with 5 stories of 190 apartments ranging in size from 501 to 1012 SF. They're aiming for $2.60 per SF in rent. 107 surface level parking spaces for the retail and 208 garage spaces for residents. Design review on the 12th and planning commission on the 15th.

I think the design will fit well with the area. It's generally similar to the Uptown development.

Happy to see the addition of a brand new apartment building of considerable bulk  - but -

 

So many of the apartments have views right into another apartment and/or of a parking garage. 
The building itself has an office building vibe about it   - Im just not a fan of that design.

The design is similar to 121 Larchmere which I like.  The texture IMHO is sleeker, it’s more dense and has an extremely important first level retail element.  I can nitpick subtle things but overall view this as a home run .

The ground floor looks great given the use. I've never seen a big box retailer with that much glass. The outside walls are usually lined with shelves making them bunkers from the parking lot.

It could be worse.  Meijer just opened an urban-format store in Detroit without the apartments on top.

Hold the phone....Meijer opening an urban store in Cleveland is a big deal...especially in a marginal neighborhood. Some people are way too negative.

I go out of town for a couple of days and I miss this filing!

 

That's OK, if the rumblings at CCF are true, I will have something much bigger nearby to report. Give me about a week to get all my ducks in a row.

You need the parking to be secured and/or visible.   While that neighborhood is doing reasonably well and expecting to do better, others within walking distance are not.

 

But yes, a mainstream grocery store going in there is a very big deal.

Say what you want about the Clinic, but to a large degree they have stuck to their roots.  I know for a fact they own a bunch of land in Mentor, and I believe in Bainbridge/Aurora as well.

Exactly. It’s not like this is getting built in the ex-NuCLEus lot. This is HUGE for the neighborhood and area. Honestly, I could see this store attracting shoppers from downtown. This will be the 5th market format Meijer anywhere. And Meijer’s involvement suggests high high levels of confidence that the project will be a success. And the density is perfect. This is the most important project announced so far re University Circle’s success expanding into Fairfax. I just see this as an absolute win and I don’t understand why people aren’t more excited.
