My only very minor qualm is that original Opportunity Corridor redevelopment plans for  that 105/Cedar area called for it to be marketed to Biotech companies like nearby IBM Explorys to try to catalyze a biotech/research district. Can't wait forever for that if you have a good project in hand tho. Meijer is a huge win for Cleveland especially in this format with all the added residents.

True, and my post didn't reflect very well that I think this is a great step for the neighborhood.  I maybe put too much emphasis on my little design nitpick.

I think that was the east side of E. 105th, and the residential was supposed to be on the west side of E. 105th.

Fairfax Market development wins financing

One day after Cleveland City Council approved tax incentives for a new apartment building with a Meijer urban-format grocery store on the ground floor, a contractor for the developer applied to the city for permits for that project’s groundbreaking ceremony. The event will be held from 1-2:30 p.m. Dec. 14 at the project site — the southwest corner of East 105th Street and Cedar Avenue.

WOW… hard keep track of groundbreakings in the city of Cleveland (thanks @KJP!) We used to get like 1 a year…now it’s like 1 a week..!

Ground broken for apartments and Meijer store

In one week, three major groundbreakings were held in Cleveland. Today, representatives of the City of Cleveland, Cleveland Clinic Foundation, Meijer, Fairfax Renaissance Development Corp. and Fairmount Properties broke ground on a new grocery store and apartment complex in the Fairfax neighborhood of Cleveland, according to a written press statement released by the Cleveland Clinic.

This pending demolition appears to be in the SE corner of Fairfax, at 10703 Quebec Ave. The brick building looks pretty cool. It and Specrete's other buildings appear to be in good shape. So what's motivating this demo? It may be related to the recent demolition of the old Gibson Homans Co. plant (moved to Twinsburg in the 1980s and went bankrupt) at 2370 Woodhill by Harper Industries. Just catching up on the Fairfax news now. So there are two separate projects of apartment bldgs being built on 105 st---one at Cedar with the Meijer's and 186 apartments and one just south of it along 105 with 82 units?

Interesting little tidbit

I didn't have a chance to stop and snap any pics due to the snowstorm yesterday, but there's significant work already underway at the SE corner of East 105th Street and Cedar, future site, of the Meijer-anchored apartment development.  Heavy earth-moving equipment has already started excavation work on the site from Cedar all the way south to Wain Ct.  Also, multiple vehicles parked in the lot at the intersection, so there's already a decent amount of manpower on the site daily.

 

Not bad, considering we're less than a month removed from groundbreaking.  It's going to be fun to watch this site develop!

And the property just south of it for Square 105. I'm seeing permit applications going through the building department Web portal for this project. Construction is gonna be happening soon here too.

Permit submitted for construction trailers for the first phase of Innovation Square -- for Square 105. Construction trailers will be parked on three parcels at 2268 E 103rd St. That's across East 103rd from the construction site.

Already looking different with the asphalt gone and the fence down. Will be good to see density creeping down 105th as you go down the Opportunity Corridor

Taken while walking to the 105th-Quincy station. It is great to have a this type of development between the Clinic and the RedLine. This stretch of 105th in Fairfax may have some of the best TOD potential in the city. (2-10-22)

The platform extension and additional 105th street entrance from the renovation a couple years back really helped improve the stations visibility. Its easy to forget how close this station is to the Clinic, with much of it's campus being within a 10-15 minute walk. It'll be a great asset for Fairfax.

There should be a couple of 20-story buildings with a day care center, a satellite college campus, bank, convenience store and a shoe/clothing store on their ground floors to the right of your view from the E105-Quincy station. Then step down in building heights and densities as you go away from the station.

Unfortunately, that enormous road with no protective barrier of on-street parking means the pedestrian landscape is always going to be a bit of a dog on that stretch, but hopefully site plans allow for ample sidewalks.  It's also going to take a bit of a cultural shift apparently, to ensure the pedestrian route stays usable in the winter.

not sure what will replace them, but most of those homes are in bad condition....   and on what I think is prime land based on the development around them...   if I remember correctly some of those lots were in the land bank....

I recall seeing a render of what looked like a whole new housing development there. Thought it came from you!

Hopefully middle housing.

Yes, but that was conceptual and from a long time ago. So I'm wondering what has changed lately to prompt these demolitions? I have to wonder if the Clinic has something in mind. No guarantees because they demolished other buildings and let the land sit empty for years. But, the demos sent up smoke signals.

Interesting that they're doing some digging on the west side of East 103rd. There were a couple of houses there. Perhaps they're just removing the basements?
