Meijer's urban format stores operate under different names.

The Fairfax Market - Meijer Grocery Store got its certificate of occupancy yesterday, allowing it to open at any time.

While stopped at the light this morning, this store is a LOT bigger than I was imagining:

I think I will like that signage...

Just a note that there's a small parcel of raw land on the west side of East 105th St. (a.k.a., Opportunity Corridor) between the Medley/Fairfax Market project and Aura at Innovation Square complex that has a "For Sale sign" on it.  With a notation that it's zoned for retail.  Interesting...

 

Also, I'd note how much the Frank and Hudson street extensions west of 105th St./Opp. Corrdior open up the surrounding Fairfax neighborhood of single-family homes to the bustle of all this new development psychologically.

If you own a home in Fairfax, keep it!  That neighborhood is on its way.

Fairfax market is probably my favorite "Human scale" development. Human scale may be a stretch but the impact it has on that corner, the placement in proximity to an already busy corridor makes it feel like such a mega city development.

Which is why I hope, when the site to the south of Medley gets spoken for, they seek a variance to exceed the 60-foot building height max in the zoning code and put in some ground-floor uses that are worthwhile to broad segments of the population like a Discount Drug Mart, 24-hour cafe, indoor/outdoor playground, discount shoe/clothing store, urgent care center, etc. Across the street on the east side of East 105th, I still think that's where Canon Healthcare USA is going. But we'll see.

East 105th: What difference a decade makes

For many Greater Clevelanders and visitors, they now enter the Cleveland Clinic’s Main Campus and the University Circle area on the new Opportunity Corridor Boulevard. But few traveled this way before the boulevard was completed in late-2021 and may not have a full appreciation of how much the scenery along their commute or visits have changed in less than a decade.

I love everything except the street widening and parking garages. This area has such an opportunity to prioritize transit and humans instead of cars.

The #8, #10, #11 buses and the rapid pass through here. There is, in fact, transit galore.

And of course there is the E.105th Red Line rapid stop. 

The Opportunity Corridor will be just as transformative to the city as the Euclid Corridor was and is a decade prior. Build it and they will come as they say.

As a resident in Cedar-Fairmount and frequent visitor of and commuter through University Circle, I do not think I have ever felt a greater sense of Cleveland optimism and progress then I did when I was traveling into the circle on 105th then up Cedar. KJPs pictures capture this view but traversing it in person is inspiring. Between the new buildings on 105th, the cranes nearby and in distance, the towering residential over yonder, development site at cedar and stokes, ascent at top of the hill and just knowing of the many new and current developments in Little Italy…it was all very exciting. We have our troubles in this city but props to all the public officials and private stakeholders that have contributed to the progress we see today.

As someone who drives by this site most workdays, I can tell you that Meijer's has been open for business for some time now.  Tuesday's grand opening is more of a ceremonial thing.  But it's been worth for all the pub it's getting in the PD (front page story last Wednesday) and apparently the local TV stations.

 

Meijer's is kind of like the "Heinen's" of big box stores, and has much more of a "grocery" history/ethos than Wal-Mart or Target.  I'm thrilled that they've picked Cleveland for their first urban format store outside of Michigan (their home state).  And I expect them to be rewarded handily by us locals.  The location just south of the Clinic main campus and the rest of UC and Little Italy will bring them plenty of customers.  I'm thrilled this store landed where it did rather than the suburbs.  If this succeeds, maybe Meijer's opens a sister store on the west side around OC/Tremont/Gordon Square?

Hopefully! The only option between Dave’s in Ohio City and Giant Eagle and Aldi in Lakewood, is a run down Sav-A-Lot in Gordon Square.

Would love a near west location.  I currently drive by 3-4 Giant Eagles on my way to Meijer in Avon because it is that much better than Giant Eagle.   I hope they move into this market in masse.

Has a design build team been selected for the Canon Healthcare Research facility?

Since the building is owned by Geis, my guess is that GLSD Architects will do it. They have prior experience with medical research facilities including the biorepository on Cedar.

Was there the other day. Not only gorgeous, but big. With the alternate branding, I was expecting a smaller corner-store type grocery. It's smaller than a Meijer or Walmart superstore, but that's about all it's smaller than. It's really basically a full sized grocery store. No "meat department" or "bakery," like most grocers but I think the selection of those items actually exceeds that of a typical Dave's or Heinen's even though they're on shelves as opposed to behind a counter.

nice - this kinda almost makes up for the old east side market, which was where the ronald mcdonald house is now and which closed after the hough riots ( i know there is another newish east side mrkt too).

Four new apartment development plans were revealed this week as they go on the design review docket at the City Planning Commission. Reminder to everyone as development is happening now all around it  - the Jesse Owens house (where he was living when he won the gold metals in 1936) is still standing and looks to be in pretty good condition.

Cleveland Side by Side homes, while they may not be made out of the best material are a very unique style of home that needs to be preserved.

CLEVELAND, Ohio -- A new four-story apartment complex built with the help of investments from the Cleveland Clinic and others seeks to address the need for modern market-rate living for workers in and around Cleveland’s Fairfax neighborhood.

 

Aura at Innovation Square, a $26 million project unveiled Tuesday, offers convenient access to Opportunity Corridor and is located just minutes down East 105th Street from Meijer’s Fairfax Market, which opened earlier this year.

 

Aura consists of 82 studio to one- and two-bedroom apartments and is aimed at providing housing options for local employees, particularly at Case Western Reserve University and the Cleveland Clinic. The Clinic invested $10 million to the project, according to according the Fairfax Renaissance Development Corp.

 

Employees of CWRU and Cleveland Clinic could be eligible for a one-time $1,400 benefit through the Greater Circle Living, which is an employer-assisted housing program.

Knez has now firmly pushed into Fairfax.  First cluster appears to be E. 97th St between Cedar Ave and Quincy Ave.

 

All are walking distance to the E.105 Rapid Station, Fairfax Market, and of course Cleveland Clinic:

Two mixed-market-rate apartment developments that just opened along East 105th Street in Cleveland’s Fairfax neighborhood have phase-two projects proposed. But construction on the pair of follow-on projects may not occur for a year or more as lending remains tight and leasing activity has been uneven. But things could accelerate next year after interest rates fall and hiring starts for thousands of permanent jobs at several large Cleveland Clinic buildings under construction nearby.

Just from shopping there a few times, I'd say well. I haven't seen the data, but just anecdotally, I'd say it's succeeding.

My girlfriend and I always visit, due to the late hours it is open. I would say that it is steady often and busy at times, it the lot is consistently full on the first level. I would say that they probably didn't need the garage to be built especially since they have had it closed since day 1. 

I know I just keep screen-shotting Zillow ... but this really is jaw-dropping how many of these new construction homes on E. 100th, E. 97th, and E. 93rd have already sold.  

 

Fairfax Market was a game-changer that flipped the trajectory of the area.

My wife and I were there a few weeks ago in early afternoon and it was quite busy, Getting into the parking lot was a little precarious because the tight turn from the side street does not allow you to get close enough to the ticket dispenser/gate controller. The Market itself is medium in size and well laid out with a cafe on the North side of the building. The prices seemed a bit high for the neighborhood, but it’s close proximity to The Cleveland Clinic probably makes it makes it more acceptable.

Cleveland Clinic and Case Students also get a 10% discount.

Fairfax is now my absolute favorite grocery store in the area (great hours, selection, prices, etc). Probably the only place I will be going for groceries for the foreseeable future. Also a really comprehensive selection of local, international, value foods, and more.

From what I understand you just bring your ID badge and then you the attention of the workers at the register to apply it.
