Absolutely insane to me looking at these prices. 5-10 years ago you couldn't sell a house for $90k there. I'm curious what that little triangle east of E105 and south of Cedar looks like 10 years from now. Probably filled with apartments and townhouses selling for $850k.

Let's take a peek at Fairfax.

 

Just off Redfin and its boundary estimates, which may differ from Zillow:

 

There is an upcoming new construction project on East 97th where 3 bed, 2.5 baths will go in the early $400,000 range. There are also a few drecky sub $100,000 homes for sale. 

 

There are 11 contingent/pending homes in the area, half of which could easily be teardowns.

 

In the last month, two dumpy homes were sold. In the last three months, sixteen were sold, most of which were in rough shape with a couple moderately nice ones.

E105th Medley Apartments ...  those metal frames outlining the 2nd floor terraces: are they for awnings, vines, or just hanging out the wash?  Summer striped awnings would look good. They seem pretty pointless otherwise.

This is the first time since completion I think this building looks like the rendering, and I’ve seen it in person a bunch.

Cedar Branch YMCA to become African Town Plaza

On this Thanksgiving, we’re reminded that there was a place on the city’s East Side that was once a source of thanks and appreciation to young African-American men for 70 Thanksgivings. That place was the Cedar Branch YMCA that helped young men gain a foothold to start climbing in the community. It could be that again for future Thanksgivings after it is renovated as a mixed-use project thanks to plans and financing that are now coming together.

Nice!  Frank “Doc” Kelker was a big influence at that branch for a many years… including during the race riots.  
 

I know of him because he was an All-American football player at Western Reserve … during era when the teams were undefeated and had guys like Steve Belichick, Bill’s dad, on the team.

 

Doc also mentored both Stokes (Louis and Carl) who frequented that YMCA as youths:

 

Doc was the longtime executive secretary of the Cedar Avenue Branch, where the brothers Louis and Carl Stokes were among the youths he mentored. By the time he retired in 1981, he oversaw all of Cleveland's urban branches.

I guess the homes they are building in Fairfax are getting bigger.

^LOVE THESE.  These look like they belong in the city and give a "Cleveland" feel.

BTW, have you looked at what homes are listing for (and recently selling for) in Fairfax?? Especially the area immediately south of the Clinic? It's pretty remarkable. I never would have expected it even a few years ago -- er, a few hours ago.

 

If Hudson or Frank streets were extended a few blocks farther west, they might increase the value of more homes by giving them a more direct walking route to the Meijer store and whatever else is popping up along East 105th.

I don't understand -- can you elaborate?  Do you mean extend past E101st St. to like E97th?

Having checked CEGIS recently, I think some sort of project might be coming together along East 105th. Some holding company has bought up a series of neighboring properties along the main corridor in the last 2 months. Might be nothing, but just interesting to see.

The buyer is AP Holdco, aka local real estate investor Daryl Kertesz. We call each other every so often to ask what we're hearing about property acquisitions in the East 105th area south of Euclid. In his last call, about a month ago, he said he's hearing that the city, Fairfax Renaissance, maybe even the Clinic, is making purchase offers to private property owners in that area. Maybe five years ago, Daryl had acquired a parcel where the Medley Apartments/Meijer was built. IIRC, rather than sell his property outright, he used that position to gain an ownership stake in the development. I don't know if that's what he's got in mind here, but I wouldn't be surprised. It would be a smart move.

I rode down East 100th and Drove past 97th(?) street by the Clinic and counted the new homes (because I'm a nerd), that were recently completed or under construction and I counted around 30 new homes between the 2 streets. It was kind of mind blowing.

Is this all there is to the Canon thing?  I had thought we were hoping for sometning much larger.

If I remember correctly Mayfield Heights got the big prize. I wish Circle Square could've convinced them to be the anchor tenant for their still looming office building. It could've been tailored to their needs and possibly been bigger. Who knows though, maybe they will grow quickly and need new space in a few years.

I don't think I understand what you are referring to as the big prize.  As I  understand it Canon is currently in Mayfield and is now moving its global healthcare headquarters to this building on E. 105th from Mayfield.  I think they stated in council it would initially be about 50 employees but we of course all hope that this is just the beginning and it would expand over the years into the 100s.

This is on the University Circle side of East 105th.

I think that was more a case of convenience, as Canon had already purchased Quality Electrodynamics, which is located in Mayfield, so Canon Healthcare co-located there as it sought a more permanent location.  Now, hopefully they've found that at the IBM building (and maybe would expect QED to move to UC/Fairfax as well eventually?).

Japanese companies move slowly and very deliberately. Canon will also consolidate its West Coast training activities to the Mayfield Village site; so in fact both NEO locations are growing.
