It’s a great city that I don’t think a lot of people are aware of. Construction is everywhere and it’s got a killer skyline. I hope that Cleveland can eventually achieve Brisbane type density.

I hope the Cleveland can eventually achieve Brisbane type density. yes its rather remote, unsung and a nice/summery/casual city that is booming — it will be much more visible by their 2032 olympics, which they are already prepping hard for. i’ll do some brissy and melbourne (melbin!) threads eventually when i get back — w/fiji bonus. but anyway back on topic the look of van aken is a very attractive and modern world city -ish look that is refreshing to see — and around van aken is a great place for more of it.

June 14, 20241 yr The Raye has finally updated its website to include all the floor plans with starting prices for the apartments. As I suspected, and probably for good reason given the quality of design, amenities and location, prices are up there, especially if you want any significant square footage. The quoted prices are "starting prices" so I imagine the number increases as you get higher up in the building. Of course, while the units are pricey for Cleveland, a New Yorker would be jumping up and down if they could get a one or two bedroom with a balcony for the quoted prices. June 14, 20241 yr ^I still remember the conversations about 6-7 years ago when those on the forum in the industry told us that there was no new high rise construction in Cleveland because developers could not charge $2 per square foot in our market. Things have really changed in a short period of time.

There are PLENTY of older apartment buildings in walking distance of VAD that are much more reasonably priced. By having these large new builds, people with money can live in the new apartment and not compete with less wealthy potential renters for the older apartments, keeping the latter more affordable. We need a VAD on every RTA parking lot to help address housing shortages. When is the last time I-71 turned a profit?

We looked at a 3 bed/ 2 bath when The Lumen first opened. IIRC they were asking about $6k for 1,700 sq ft, so around $3.50 sq ft. I think it was either one or two floors below the penthouse. The success of this development will likely lead to future phases of Van Aken District, including other types of multifamily housing catering to other income levels as well as other office, retail and recreational uses that further TOD goals.

I forgot to snap a picture, but will try the next time I'm on the office if they're still there next week. Haven't seen or heard anything beyond that unfortunately.

August 16, 2024Aug 16 Despite pretty high rents, this building has the potential to fill up quickly given it location and quality. I hope this encourages the developer to start working on the lot at the corner of Warrensville and Chagrin sooner rather than later. It is really the missing piece that would make this project even more transformative for the area and may even encourage ancillary development on Warrensville.

It looks like a quiet, fenced in field. If you didn't know there was a development planned there nothing about the site would clue you in.

Most of the criticism that I saw prior to construction was related to the scale compared to its immediate surroundings (which I didn't disagree with, though we needed this scale within VAD or at the corner of Chagrin and Warrensville), or that it didn't fit in with the "tudor/guilded age nature of Shaker. I think that's when the developer indicated the lines on the building were to mimic tudor beams, which was likely a bit of a stretch.

There seemed to be a vocal minority against residential & retail planning that looked scary and different to them. These were people from Edward Scissorhands suburbs, rural exurbs or Russia lol, clearly not from Shaker.
