I'm sure that was part of the advertising for that shopping plaza when it was updated too. ...And it has much more realistic / sustainable / practical tenants as a suburb in a high-end inner ring suburb. The only issue is that it's a little too suburban in design and not along the Blue Line. I understand the concept of preserving architectural integrity and wanting it to blend in with the context of the neighborhood but that area isn't exactly historic preservation-central. Tutor-style architecture is what they are demanding and it isn't practical for tenants who require a lot of square footage and requirements. This thing does have to be very business-friendly to be sustainable. It doesn't even fit in with what their high-end tenants would demand in terms of architecture that represents their forward-thinking brand. It works for that tiny strip at Lee Rd. and Van Aken Blvd. but those are just a few, small store-fronts that occupy coffee houses and suck. While architecture snobs attempt to hold up construction after being repulsed by the preliminary renderings of a non-Tudor style mall, the tenants / small businesses who have occupied that old shopping center for decades were forced to move across the street, invest upwards of hundreds of thousands of dollars in their small businesses and the more this whole project is delayed, the more they're continued to 'lose their ass as they're on the verge of bankruptcy, waiting around for Shaker's new downtown to finally, actually be a destination. I'm sorry, they're just being way too petty to me. That's why, even as a Shaker resident, I refer to them as snobs. Consider the small businesses who have served you for decades who are losing a lot of money right now because you're demanding (what today's market would consider unconventional and outdated model for architecture, urban design and quality retail space) What gets me is that this whole area isn't really a downtown. It's on the edge of Shaker and practically Beachwood. I don't see anything wrong with it looking modern, forward thinking and offering class A office, retail and residential space. While Shaker has tons of beautiful, timeless, eclectic / diverse, and very classic architectural styles all throughout the city, from the Tudor, Georgian, Century, French Norman, Colonial, blah blah blah styles, crafted with the absolute highest quality materials available nationally, I'm thinking of at least 4 schools that I'm aware of (probably built in the '60s or '70s) that are made from really cheap materials, by crappy, half-assed architects or the result of a small budget. Also, the houses in Shaker on Chagrin, not far from the shopping centers are nothing to write home about. Then you have crap like The Dealership over there. The list goes on and on. This development is on the edge of Shaker for God's sake. Accept something that looks decent, so that this project can finally get done and business stop losing money because it is not yet a destination! Nay-sayers can stall projects to no end, scare away developers and if you do that enough, you're going to end up with places like Pearl ultimately going bankrupt waiting around for something to happen and you're going to have businesses like Rudy's move to Cleveland Heights (which they did - with every last customer relocating with them.) Some of these residents need to think a little more practically about this but considering the lack of citizen involvement here and Shaker government not feeling inclined to make sure residents are informed about things city council is voting on, I'm not surprised that it's like this. That should be changing soon, though. I hope so anyway. People need to check their snobbery at the door sometimes, for the betterment of the community.

November 10, 20168 yr David I'm not sure I understand where your coming from. I don't believe the project has been held up by people complaining that it didn't fit in with the community. There were many residents that thought this, and the city was allowing for community input as they should, but it didn't have much of a bearing on the timeline of this as it was built into the process. Also, the idea was to redo a tired, mostly empty shopping center into something more in the attempt to enliven the area, give the community more of a gathering place, and to diversify the tax base as shaker was designed without businesses, and therefore home owners have been disproportionally stuck with the huge tax burden. All while there are several somewhat similar projects going on within just a few miles. There have been several "foul ups" with this project, but I never saw the design process as one of them.

Highly doubt its a Heinens or a Giant Eagle. There is one in either direction within 2 miles. I wouldnt put too much thought into them being committed to NE Ohio and Shaker, that could still be a national brand. I doubt Whole foods considering the two near locations. Earthfare, TJ's, Luckys are all options though and with Lucky's going at 117, they have shown they are committed to NE Ohio

True, Fresh Market didn't do well enough there to justify the rent RMS wanted to charge and when you consider the buyout it didn't make sense for Fresh Market's new owner who was looking for a higher profit margin. Supposedly they already approached Heinen's, but they would have had to cut their space in half, lay off most of their workers and pay more rent...? unless of course they are going to try a second new concept small format store there, maybe one with more of a prepared food section like you see at the one in Pepper.

November 10, 20168 yr Earthfare bombed in nearby Solon. TRADER Joe's has 2 stores for 3MM+ in NEO now, they won't build only 10 minutes away from new upgraded Eton store. Heinens, however, is currently building a new smaller format store in downtown Chagrin Falls - about 25K sf - along the lines of the Hudson store, which might be the greatest grocery store for combo of selection and ease of use ever built (and pricing in line with their full line stores, which is always fair). this store will co-exist with 2 other Heinens only 7-10 mins away but east and west. I wouldn't rule Heinens out...

But a new store to the this market is unlikely. Perhaps with the new format and given the size of the lot it just may be what we get.
November 11, 20168 yr Somewhat pleased and surprised with the announced tenant mix so far. With Shinola on board, and taking cues from retailers who have located around them elsewhere,, in places like Detroit, Filson (Orvis-like outdoor clothing and accessories... owned by Shinola parent) and Will Leather Goods and others of that type - are hopefully on the radar... Oh and Sprinkles Cupcakes - the original and best, hands down. CLE has been among the "vote for future locations" on their site for years and would be a perfect fit.

There's nothing wrong with old fashioned painted asphalt crosswalks. You can even go crazy and paint asphalt green if you want something splashy and easy to maintain.

August 24, 20177 yr I'll reserve judgement until the projects complete and have a chance to experience it but the quotes in the article about it being a new neighborhood and how walkable and well integrated it will be be don't seem to match the pictures and renderings. Is this really going to be any different from any of the other lifestyle centers/entertainment districts like the east bank of the Flats? Has it been designed and built in a way that will allow it to change and grow over the years? You know, like neighborhoods do. Or will it all need to be bulldozed in 30 years to start again? The blank face of a parking garage along Warrensville doesn't really scream walkable neighborhood.

It's also served by the blue line and can be a gathering place for many via foot, bike, train. I actually think it's planned ok. The parking deck stinks but that's reality if a cleveland development. The Qia site remains available for growth in the future.
