While this does seem like a prudent concern, it's not like there aren't thousands of people living in the area already--

Blossom cost over $8m to build in 1967-8 (approximately $69m today) and only "seats" 6000. Plus another 15,000 on the lawn.

well, possibly, and although there seems to be an appreciable amount of green space surrounding it, the amphitheater is essentially connected to the apartments. Who thought this would be a good idea? Regardless of what kind of acts are booked to perform there, invariably some residents are going to object to the noise. Maybe part of the screening process for prospective tenants should be to ensure that everyone who moves in favors a specific genre of music and limit occupancy to those people 🙃--

things are changing, aren't they? Fairport has one of the top-rated restaurants in the Cleveland area (the Pompadour, or is that all hype? the owners are also working on a brewpub that should be opening soon) as well as other little specialty places like Glazed Fairport for doughnuts and Fairport Creamery for ice cream (granted, all that sugar will make you sick) and a decent pizza place now. Also there seems to be a lot of activity in developing the lakefront for recreational use, like the Painesville Township pier which opened a few years ago plus the proposed new trail along the lake, and the beaches in Lake County, particularly Headlands, are generally well-regarded. some more photos taken during a ceremonial groundbreaking for the Lake Erie dorm project last week. Not sure about that carpeting on the staircase, but it looks new (I'm probably wrong, but I don't think after years of neglect it would look like that). The vault, which I believe will be incorporated into a restaurant (if they ever get one-- lol), looks like it might have been restored. Sure, it only has one real department store left after Macy's fled two years ago (after one time having five. edit: okay JC Penney is still there 🙄); and a bunch of independent stores of dubious quality have taken spaces abandoned by major chains, but it's getting an Original Hot Dog Factory! Yes, I've never heard of it either, and I believe this may be the first Ohio location (there appears to be a bunch of them in Atlanta). I checked the menu and of course the prices are ridiculous for hot dogs, but apparently not after you pile on various layers of goop and christen them with specialized themes 🥴

Sorry, I didn’t realize you asked me what I’d like to see. Those are all great things, I guess I’m more focused on the west end of Lake County since I’m from here (grew up in Willowick and now live in Mentor unfortunately). There is so much what could have been especially for the cities on the Lake. The things happening Fairport Harbor are what I like to see.

Willowick? booo--kidding!! (I'm probably a lot older than you but I remember going to a Chinese restaurant at Shoregate Shopping Center decades ago. Can't remember the name. It's probably not there anymore. In the 70's there couldn't have been more than a couple of Chinese rests. in Lake County). I always regarded Willowick as a true suburb of Cleveland (unlike Painesville/Fairport, which were small, historic towns, outside and apart from the sprawl of the 50's and 60's). I think more stuff might be happening in the eastern half of Lake Co. because there was always an emphasis on the Lake Erie waterfront. Fairport, despite its size, has been a commercial port since it's settlement, and there were always beaches in the immediate area that were attractions (this is probably way before your time, but even Painesville Township Park had a bit of a beachfront, albeit rocky, before it eroded). I don't know if the western part of the county has public beaches, right?

As for the Great Lakes Mall, who knows how well it's really doing, but I think despite losing so many businesses, it remains really popular (from what I read) and keeps trying to reinvent itself, like so many malls around the country whose fortunes have changed. And it was and still is the only major mall in Lake County, far enough from those in the closer Cleveland suburbs that seem(ed) to be fighting for the same customer base.

Honestly that might be the one that just closed down last year, it was great. Was born in 91, so it might have been a different one. Agreed though, Willowick seems like more of a suburb of Cleveland.

 

I will have to venture farther east and take my son to check out these places. I just remember in high school Fairport Harbor had the best beach.

It looks like some incremental steps are finally beginning toward the re-development of Victoria Place (aka originally that white elephant known as the New Market Mall, now almost fifty years old). However, while I'm glad to see that the current projects could bring in several hundred new residents downtown, I was a little annoyed over the quote below by Shawn Neece of the development team. While Painesville obviously never had much of a downtown population, surely he must realize that there are two decent sized apartment buildings which have been there for awhile. One, the beautiful and well-maintained Johnson Apartments located diagonally opposite the park, dating back to the 1930's (first picture below); and also a fairly large Section 8 building (second pic) located on the other side of the same block as Victoria Place! Oops, did I say Section 8? Based on his statement I guess the tenants who live there are not that important to the "placemaking" (another term that was new to me) profile he envisions for the area. 😅 

 

“We could very well have 600-700 people living right here in the downtown, and these are people that have some means, have some money,” Neece said. “We think it’s going to be really important for placemaking for this whole area.”

 

 

 

 

 

ground broken today for Fairport Harbor's new school. There are only a little over 600 students in the system so all grades will be combined on a single campus (current high school is in the back of the picture). Don't blame me for the new design. Maybe other side looks better 😒

I'm kind of wondering what's going on here but it appears they're getting rid of those white, blocky panels or whatever they are at the top of this building. I never understood what purpose they served anyway, although it's required that at least the exterior (not sure about interior) is restored to its original design. Incidentally, the building's new name will be Tiberius Tower. No, not the sadistic Roman emperor! Tiberius is a long time college mascot 🐶

this narrow plot of land in Painesville (formerly the site of an abandoned service garage or something) is being developed for a casual little eatery called Zapp's Custard & Mustard. The owner, Anthony Zappitelli, has two other places: Zappitelli's Pizza in Mentor and Red Creek Bar & Grill in P'ville Township. The name alone should attract lots of customers, as those two food items naturally complement each other 🥴, to say nothing of how happy the immediate neighbors will be if this place really catches on 🙂 Hey, at least it's walkable 🤩

In the latest news on the Villages at Casement development--the number of proposed units, always shifting, for now stands at a very patriotic sounding 1,776-- which includes 647 single family homes, 711 townhomes, and 418 apartments; in addition the town center, which according to the article "will include Italianate-style architecture, similar to the nearby Casement House." I'm sure that won't look too Disney-ish, will it?

According to Payne and Payne Division Vice President Brett Dawson, the developers intend for their homes to have a value in the low $300,000 range.

 

During a conversation on density, he said that the developers want to fit in with the surrounding properties.

would have liked a little more originality in the design , but great to see this project actually happen

 

 

 

I noticed that some new renderings of the redevelopment of Victoria Place (that abysmal failure of a "mall" that was supposed to usher in a revitalization of Painesville nearly 50 (!) years ago) appeared recently. A portion of the structure will be converted to apartments (about 70 or so as I had read), although I was hoping for a more dramatic transformation of the facade (more open access to the street, for example). I don't even know what you would call this architectural style (Brutalist Lite? lol) but if they can make it look as decent as it does in these illustrations it won't be so bad (the last three pictures show the current condition)

a little note regarding the ongoing Lake Erie College bank-to-dorm project: In addition to a roof deck, a penthouse structure is being added, no doubt as an enhancement for more serious academic pursuits. So far an infinity pool is not in the plans.

yeah, this looks great, but recent revelations about the school's financial situation--suggesting a cover-up by the previous president who mysteriously resigned in the spring after seven years-- was far worse than what was known. Oh well, I'm sure the building can be easily reconfigured into regular apartments and join the chorus of ambitious plans for new housing in downtown Painesville. Until then, let 'em eat cake! lol

The development of the old Lake East Hospital site proceeds at a snail's pace, but some progress: Two model homes will soon appear as examples of what to expect in what is now called Highland Park. Though modest in size, the idea is for them to blend in to the adjacent neighborhood which consists primarily of late 19th/early 20th Century homes. The current plan is not the first for the site. Several years ago a different developer proposed something more ambitious (shown at bottom), involving a few mid-rise apartments (in addition to single family homes and townhouses). Obviously the plan never materialized as the developer pulled out. I suspect part of the reason may have been the NIMBYish hand-wringing that's already occurring by some neighbors of this project, fearing too much "density" (as if there's a real concern that it may turn into Tokyo, although I would love to see a cluster of 50-story towers that could have been marketed as "A Little Bit O' Toronto in the Heart of Painesville."  I suggest anyone really worried about this should move to Perry).
