Yes, the site plan shows the existing building demolished. Some of the renderings show the existing building still standing, but that's due to laziness on the part of Dimit. Those renderings also show utility poles in the foreground disappearing behind the proposed building in the background. I expect better from Dimit. Hopefully they're spending more time on their next big project. 😉 "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
November 9, 2024Nov 9 haha i did miss that, but we do love a clarification with an awesome bonus hint of more to come. 🎉
November 9, 2024Nov 9 Yeah you must be referring to the new 40 story tower Dimit is designing for (insert name here) in downtown or was it University Circle... wait, l think it's going up in the old Lakewood hospital site. I'm sorry, l can't exactly remember the location. Come to think of it, it now occures to me the exact location is somewhere between my ears.

December 6, 2024Dec 6 Gordon Square development wins approval By Ken Prendergast / December 6, 2024 Projects can move fast in Cleveland when you coordinate with stakeholders and align with the Planning Commission. That’s what happened with a proposed mixed use development in the Gordon Square neighborhood dubbed the “Soap Site” went from a conceptual plan revealed publicly only a month ago, to unanimous final design approval today by commission members. December 6, 2024Dec 6 Isn't it amazing that all three or four over one construction, if done right, doesn't have to look cheap. Somebody should send this to a certain Streetsboro developer. Edited December 6, 2024Dec 6 by Htsguy
December 6, 2024Dec 6 I’m so excited for this one. This developer really seems to know how to work with the system. Probably a well honed skill after the issue with the Welleon and Club Azteca. Hopefully construction gets started soon and they can move on to their next big project in the neighborhood!

A small cafe/bakery with a nice patio along the park at the corner of Herman Ave and the park could make a killllinggggg.
December 7, 2024Dec 7 Great looking project. Pretty much ideal for that site. With the other large project planned for the north side of the park this area is really going to see a big transformation,

Yep - should be more even taller in anticipation of future value/development in that area. Should also be replicated on the bluffs from downtown eastward overlooking a future Burke lakefront park and nature preserve and the pending CHEERs development to East 72 and MLK (Liberty Blvd).
December 21, 2024Dec 21 The article says it will open in 2027, so hopefully they are going to move on construction quickly. It will be nice to add 100+ units to the neighborhood!
December 27, 2024Dec 27 The end of industry on Breakwater By Ken Prendergast / December 27, 2024 In the coming weeks, the last vestiges of industry along a once heavily industrialized street are due to pass into history. What will replace it is the same thing that has replaced industrial uses along the rest of Breakwater Avenue in Cleveland’s redeveloping Gordon Square neighborhood — housing. Lots of housing. December 28, 2024Dec 28 ^ built all at once. along with the development itself thats also a welcome surprize to hear. 🎉
December 28, 2024Dec 28 Feels like developers will run out of space quickly. I was hoping to see more high rise buildings through here.
December 28, 2024Dec 28 This is all good news of course but l will still retain fond memories of a Cleveland that was filled with little manufacturing plants dispersed among reaidential neighborhoods. Places where dad grabbed his lunchbox and walked to work to start his shift. What can l say...l'm old lol.
December 28, 2024Dec 28 I will say in order to sustain this boom I feel Cleveland needs to start figuring out how to attract new companies to open offices here and figure out how to make the city attractive to families. As people start families they will move out.

Yeah, I'm also on the side that light (ie. non-polluting) industrial within walking distance of housing is generally a good thing. However, I'd probably agree that much of it doesn't belong so close to the waterfront.
January 2Jan 2 Here is my attempt to overlay the Breakwater Residences design with the Soap Site apartments just to illustrate the impact these projects could have on the neighborhood. I also left in the HKM site directly north of Parkview - I did not realize how much space they had! If that and the Westinghouse project come to life…
January 4Jan 4 ^ there you go thx. yeah the very clevelandy ‘look’ will be missed, but frankly the warehouses don’t look worth saving and of course nowadays the property site is far too prime for that kind of thing. its not hard to throw up a modern light industry warehouse somewhere else if its needed. 🎉

I'm a proponent of building high rises where necessary, mainly on main roads and in areas similar to UC or Downtown. Secondary streets are fine with more "human scale" (4-5 story apartments are still massive now) developments.
January 5Jan 5 There are still so many infill lots and homes that need to be demolished in the Detroit Shoreway neighborhood when compared to Ohio City. The plus side of these buildings not being humongous is that it will result in faster development between Franklin and Lorain where it is needed most. The Ohio City portion of this span is so much further along. The Lorain Midway cannot come soon enough that is what will really solidify the neighborhood imo. The development by the lake is great but the southern portion of our neighborhood is still a ghetto (just being factual based on crime, poverty, and blight not trying to be rude or offensive).

January 22Jan 22 https://www.facebook.com/share/p/163Yqn3GB1/?mibextid=WC7FNe Wtf is going on in NEO lately?
January 22Jan 22 Can’t say I’m completely shocked, I will say great build out of a space I look forward to someone else filling the spot I don’t think the concept can really stand on its own. also the apartments above it should be finished soon if they’re not already which are really affordable for this neighborhood given they’re a complete renovation
January 22Jan 22 Don't think restaurant closures are a uniquely NEO problem. There have also been a lot of openings recently.
January 22Jan 22 Also importantly not a reflection of location, really just an issue with the concept in my mind, Astoria for example right across the street is always busy and they’re a larger space.
January 22Jan 22 The original Gordon Square location was open for 5 years, 2015-2020, so I’m not sure I would blame the concept. This iteration didn’t even last a year. Very bummed to lose them again. And - hate to be this guy - but Astoria has a dedicated parking lot. There’s abundant (too much imo) parking in the immediate 65th and Detroit area, but less so by their location. This is said in service of more apartments and density, not more parking. We should be building the population to support places like this.

We should be building the population to support places like this. Astoria is a different beast. I think Banter's downfall isn't the food or drink, it was the interior... their seating choices (bench on back wall sits about a foot too high so you're awkwardly hunched over a table), layout (the weird split made one side seem dead and the other lively), lighting (way too bright), and music was never really dialed in for the west side audience. Great food, great staff, good drink, but whatever new concept is taking over should fix the bench seating, go darker and make sure the music is better. In 2025, as much as we might hate the word, you have to bring the vibes. You can get by on great vibes and okay food... you can't get by with okay vibes.

January 23Jan 23 I eat healthier now than I did when they were on my end of the neighborhood, and stopped there a couple times a week. Nothing about their fare is healthy. I didn’t bother going to the new spot.

February 10Feb 10 UCS’s West 47th remake to include new ballpark By Ken Prendergast / February 10, 2025 For leaders of the Urban Community School (UCS), West 47th Street has been a street of dreams. But those dreams are becoming a reality in 2025, with more to come by the end of the year – including a new baseball field of dreams. This is one of the worst looking new developments in awhile. It would be much better if it was more in scale (if the front is tall, fine, but the rear buildings should be lower) and if instead of a lifeless auto court, there was instead shared green space. I am usually a fan of this architect but these just look strange.
February 11Feb 11 Also would have nicer to have built off the existing drive/“alley” from the neighboring townhome instead building another drive
