Walking past the original Banter space this evening and noticed a permit posted on the wall inside. I couldn’t make out what it said, but there’s some work going on and blueprints on the bar. Anyone hear what’s going in there?

I know I read a couple weeks ago that Banter is reopening. Not sure at a new location or the old one.

That’s a new location. Next to Welleon.

I was actually wondering the same thing.  It has been crickets since I believe they received schematic approval from PC.  I don't believe they have received final approval although I might be wrong.  I think they have demoed buildings on the property but that was a long time ago.  There was a significant amount of neighborhood opposition including from the councilwoman and I wonder if they are licking their wounds as a result.  Maybe they just gave up.  Combination of opposition and increased costs.  I am just speculating.  Hopefully somebody on the forum has more insight.  I would not be surprised if this property ended up being townhomes someday instead of apartments.  Less opposition I would imagine.

There was a plan for townhouses on this site a few years ago, but that developer walked away.  The latest plan is the 3rd different developer to propose something in the last 5 years.  They have made it the furthest by actually demo'ing the buildings that were sitting on the site, but now it's just a vacant lot with a fence surrounding it, and no other signs of movement.  

 

 

^This parcel and the Hessler Street gravel lot seem to be in a neck and neck competition as the most NIMBYed development properties in the city.

When I spoke to the developer about the Lakewood project, they gave no indication they were abandoning their West 73rd street project.

So what seems to be the source of opposition this time? The usual density thing?

 

Neighbor's not wanting neighbors?

Same old same old.  Too dense,  not enough parking, too high for the single family houses across the street, W 73rd will be turned into a speed zone, not affordable for the neighborhood.  Also a fair amount of criticism of the design even after changes were made.

The design of those West 73rd townhomes are underwhelming and look dated. They remind me of the Circle East townhomes in East Cleveland.

While I want these to be built I don't want them to be built in this iteration.

Are they gonna put up another paddle ball statue? Maybe one of Mel Brooks as governor decrying the other one as defective? All kidding aside, what is the best bet for what is going in here?

No but there is interest in remaking the Lake-Detroit intersection with a right angle.

The whole intersection is literally on the market right now. Except the gas station. And throw in the Watterson-Lake site.

The stakes were removed today. Replaced by paint markings. Almost looks like they’re laying out a building footprint. @zbaris87?

I selflessly did a little pub crawl this evening to learn more about the former Banter space. Sounds like it may be a bakery focused on desserts. The bartender sounded a little skeptical of that, and it wasn’t exactly clear when he had heard that. He said maybe a few months ago? Anyways, hope it’s copacetic with Ready Set, I’ve loved having them nearby.

Can we also appreciate how this fills the block all the way to the back? Great street presence even on Herman.

 

On a side note, is there any political will to bury any more powerlines along Detroit?  It would be great if the Gordon Square vibe extended from Happy Dog to  the Clifton/Lake split.

Shoreway Tower clears another hurdle

One of the most important remaining hurdles for a proposed high-rise apartment building overlooking Edgewater Park was finally cleared after multiple postponements. But today, Cleveland’s Board of Zoning Appeals (BZA) unanimously approved four variances to the city’s zoning code necessary to build the project on a parking lot at the north end of West 78th Street. Today’s action puts the project a big step closer to construction.

Is Brad saying that they won’t pursue 8400 Lake until rates come down? Or are there alternative market conditions that could prompt them to reengage?

 

Those HKM height restrictions 🤯 Bizarre that it’s limited so drastically (35 feet) but is so close to Westinghouse.

The visual of a restored Westinghouse and a hopefully sooner-than-later Shoreway Tower is going to be incredible.

Wonderful! Now just need to get those car dealerships across the street to change hands.

I don't know about you guys, but I can't wait to see those windows lit up at night!   I've been driving by that bricked-up building for decades!

Love my home on West 48th. The area around it is incredible, sandwiched between Gordon Square/Battery Park and W 25th. With Lorain and Detroit coming alive, the lake so close, this area is truly the place to be for the price you pay. 

So 5416 Detroit is to be demolished for a surface parking lot the new Waverly & Oak building. Shame that we're losing street presence along Detroit Ave even though the existing building isn't an architectural gem.
