Wait till the pile driving starts...

 

Honestly I hate this project more than I thought I would already.  I never go over to Stonemad/Parkview anymore cuz it's ridiculous to walk/drive all the way back up to Detroit & back down damnit.  Really need that east/west connection added back into this project somehow

Historic former tool and die shop will become an apartment building in $10 million makeover

Loft living will join with looks at the lakefront as a former tool and die shop along Cleveland's West Shoreway is converted to apartments in a $10 million-plus makeover.

 

The property at 1260 West 76th Street is next to a recently upgraded pedestrian tunnel connecting West 76th to the beach at Edgewater Park. Construction is under way on the project, which involves a partnership that includes the building's owner, the Catanzarite family — the family behind Pat Catan's Craft Centers — Nationwide Insurance Co. of Columbus and Tracy Green, a founding principal of Ohio Realty Advisors in Richfield.

Great to see some modern rental come to the nieghborhood. If this project is successful and gets quickly to full occupancy, I wonder if they revisit the apartment portion of the Battery Park project proper.  Or is one set of apartments enough.  Good news either way. :)

As gotta plan mentioned upthread, the building on the corner of 58th and Detroit behing latitude received the same tax credits. Folks need to focus efforts on getting that done. Will help meet some of this demand.

I took a bike ride around the neighborhood this weekend, and I saw a lot of homes under renovation particularly in the area around waverly station/ St. Stephens/ ecovillage. Is this the workings of DSCDO, or is this just market forces following a trend? Either way, it's very nice to see.

Interesting that the son's name is Catanzarite but his father's name is Catan. Wonder if he simplified it to be more marketable as "Pat Catan's"?

 

Anyway.... Awesome project. Glad to see it finally moving forward from the pre-recession days when it was to be the Stonewater Condos.

Without knowing the exact homes, I'd say it's a mixture of both.  The area has already been targeted by investors and most of the bargains are long gone.  DSCDO also continues to flip homes in conjunction with Cleveland Housing Network.  It started as part of a "model block" program on the North side of Detroit, not sure if the program still exists or has been extended.

I thought those credits were contingent on the occupant being an artist in residence?

^ Yep, Templin-Bradley is the building that is being considered for some artist space. I can't imagine that their Ohio Historic Preservation Tax Credit would have any tie to final tenants ... That program is much more geared toward seeing the building tenanted and bringing it back to a quality state of historic renovation. DSCDO also landed funding from the National Endowment for the Arts in support of feasibility analysis on this building ... If there were any strings about artist occupants, it would be more likely here. But even then, I think it would be unlikely. Based on the schematics KJP posted above, it looks like there is still some considerable artist emphasis on the building, with several of the units explicitly marked "live/work".

should be cool to see if they hurry up & finish off one of the upper units to use as a model suite to show potential renters.

The most recent one I remember was The Residences at Hanna...an interview with the Leasing Manager. I believe it was in Freshwater.

I saw the website for shorewayliving.com the other day.  It's not up live yet, but the images & graphics are pretty cool.  Panaramic views of the lake, downtown & BP, plus some little rolling waves lapping up on Edgewater beach in some sort of video loop.  Looks like they are planning a fitness center on the ground floor by the train tracks, but are totally open to doing some nice dining/retail.

Pretty safe bet, it's only 42 or 43 units, they've got 9 months to get it leased up.  Model unit could be ready by new year

But I suppose when you are pushing the envelope the marketing really counts.  This just seems a bit condescending..... but maybe not for the "Me" generation.

Digging this. Memory escaping me...what's to become of the grass block in the middle of BP? Is that still undecided?

All parcels of land will be developed.  THey begin work on the next phase in between 74th and 75th..which is 8 units.  THen they go back to Battery Park Blvd to the final parcel near Reddstone.  I assume they will begin on the big blank green field.  Doubt it will be a condo building because townhomes are flying off the shelf, but i could be wrong

I'm just speculating, but I think that large center parcel will stay vacant for some time.  After the small parcel beside Reddstone gets done, I think they'll start focusing on the north area between 73/74 & Frascati/Caruso.  By then, the sewer relocation portion of the 73rd connection will be done and 73rd should be lowered to grade so they can start building retaining walls & doing utilities over there

^ If that's the case perhaps they'll place a sort of town square for the time being.

I like it. It's a very utilitarian building, I assume dictated by the client/budget, but they did a decent job with the form and dressing it up. Not sure how long a detailed mural like that will last though. Looks like they did their homework on designing different seating layouts as well. The "Program Diagram" seems pretty worthless though.

Great to see this moving along. Favorite part? The tiny portion of the parcel devoted to parking, with a reference to parking opportunities nearby ... Just need some notation of proximity to a Rapid station and several bus routes directly adjacent on Detroit :)

went to the planning meeting last night.  For the 73rd st underpass.  It was an EPA mandated environmental impact meeting

 

Highlights

 

Total project time 2+ years.

 

Phase 1 Moving the sewer  Instead of following along the train tracks it will run parrallel to Fr Frascati from the NE corner of the Powerhouse building to past 73rd,

 

They are moving it far enough south that they can drop 73rd under the train tracks.

Found VOC's and metals between 15-20 feet down at 3 test bore sites closest to the powerhouse building  Arsenic, lead, tolulene....things you would think to find around a battery plant.  Guy in the crowd had a chemistry teacher at West tech that used to work at the Battery factory, that is where the "pits" were where the would dump stuff.

 

Sewer pipes 7 feet in diameter.  will be working with 10 - 20 foot pipe sections. 

will only excavate as necessary, will NOT be digging the whole trench first then laying the pipe.

 

8 structures "junction boxes" for the sewers (manhole covers)

 

the sewer work should be complete by June of 2014.

 

Then they will move the train tracks 30 feet.

 

build a bridge over 73rd

 

move the train back.

 

Dig the underpass.

The ground breaking last fall was symbolic.  They started relocating utility poles & transformers, but actual construction is on hold.  Bids were received a while ago and they are several hundred thousand dollars over the budget.  Architect needs to go back & remove scope items & rebid the project or they need to do more fund raising

CLEVELAND—The 78th Street Studios complex is the largest art and design compound in Northeast Ohio.

 

It's been nicknamed "a hidden arts colony" for good reason: if you don't know where to look, you might miss it all together. That would be a shame.

 

Owner Daniel Bush has been working steadily to change that. And it's working.

 

Bush and dozens of the building's tenants have been building a reputation over the last decade for this historic building, once the home to American Greetings' Creative Studios, and before that, the Baker Electric Motor Vehicle Company.
