Could they be better?  maybe.  But this is not a highly visible part of the neighborhood.  They match the Tillman townhomes and are behind those ultra modern homes from the shoreway.  Im just happy to have people living on that corner.

I'm fine with it.  Keep in mind, it's residential, not storefront.  I don't think anyone would necessarily want their living room or dining room window right at street level with no setback...

I am as well--just because of where it is.  This is not a major commercial street with lots of pedestrian activity.  It's a dead end of sorts set on a hillside. 

 

I do hope they improve the overall design look as these things are starting to look dated.

This intersection will become a little more visible, but not to a point where its a major one. There will be a trail at the bottom of this hill that will connect west 25th to Edgewater Park.

The is cheapest rent for new units I have seen in a while!  I'm guessing the money from the affordable units are leveraging the cheaper prices for the market rate units.

Am I confusing "affordable" and "subsidized?"

 

Those first 15 are federally-subsized units, correct?  Along with the tax credits that comes with combined "equity planning."

 

Is this the reason why the units are able to be priced at such a good price point? I'm just impressed by the low price point of the market rate apartments.

My guess is the low prices in the ranges they are giving are the "affordable" units, and the higher price is the market rate.

Interesting....why do you think that is?

^It's pretty much the norm in Cleveland.  As written, the city's zoning only permits low density stuff with big setbacks in much of the city, often only detached single family.  So pretty much every townhouse project needs to get variances or zoning changes. It makes development slightly more expensive (which is bad), but it gives the city some discretion approving or denying projects, which can be good or bad.

Maybe in the architecture, but not in the huge scale of it, the density or it being placed up to the sidewalks on almost all fronts. It appears much larger than the first site plan, and it occupies more land. Have they acquired more property for this?

Many newer suburban apartment projects are large scale and have similar density. Look at those in cities like Westlake, Willoughby, etc.

 

Also like its suburban counterparts, this project has large parking lots and on street right angle parking. Honestly this project would fit into any newer suburb.

Honestly, I'm not sure what you're expecting here. A skyscraper? This development is adjacent to a residential neighborhood full of single family homes and townhouses. The plans suggest a rather dense development with a mix of townhomes and multifamily apartment buildings, built up close to the sidewalks, with much of the parking hidden behind buildings and off of the street. I've gotta say, I think this is a major win for the neighborhood and, except perhaps in terms of design, not at all suburban.

I understand the argument that we can only use swimming pools ~6 months a year but thank the Lord there is a swimming pool!  I know plenty of people in their 20's and 30's willing to pay more in rent for the opportunity to have access to a swimming pool in/near the city. Columbus has several large apartment complexes with outdoor pools and the only one in Cleveland I can think of is in Lakewood.  I also understand this is near Edgewater but many people prefer the cleanliness (perceived?) of a pool.

I don't think this resembles those.  The resembles the developments you would find in Atlanta, the Galleria area in Houston, and the Virginia part of the DC burbs.

 

I dont like new builds, but I like the fact this is the type of development young renters tend to like.  It should be a hit with the 28-35 year old set as the neighborhood is more mature.  If this was downtown, say North of PHS/CSU 22-30 year olds would be all over this like ants.

 

I hope this is successful and it leads to similar, dense, developments with different architectural style/detail.

What I like about this development is that it is dense enough to likely trigger an interesting mixed-used development in the old Westinghouse complex. While apartments are a natural for the tower, the low-level structure looks like it could be a cool marketplace with shops, cafes and indoor gardens. Heck, it's big enough you could also do things like an indoor walking/jogging track, basketball/tennis/volleyball courts, a mountain bike track and other cool stuff.

Interesting, the property was owned by Rose Zitiello and her husband Peter before 1996. Rose works in the Fair Housing & Consumer Affairs office of the City of Cleveland's Community Department. It has since been owned by John Deleva.

 

It was later condemned by the city, which ordered Deleva to either demolish it or renovate it....

There's a home on 69th, just up from Caruso that says DELEVA on it.
