The vacant land north of Father Frascatti was always slated for development. Loosing the view was a matter of timing--when, not if. In fact, I think there were supposed to be two taller than 5 story buildings there. Similarly, there has always been a planned building on the corner of Powerhouse and Frascatti - across from Cha. It was supposed to be owner occupied. I had heard that was changing to apartments. That is what I was inquiring about.

^^Too bad they can't bury those utilities.  Looks like they've been there since the 30's!

 

Can't say for sure and I will have to go over and observe for myself, but those wires appear to be on the periphery of the development and even that utility pole in the center of the photo appears to route power lines down into tubes underground which, no doubt power the development.

 

 

Yeah. Looking at that pic it's shot looking eastward from 65th and Father Caruso. Those utilities are running north-south up 65th street and aren't inside the Edison proje t proper.    (I will confirm with my eyeballs as I walk the dog later :)  )

While it's nice to see any sort of new building in Cleveland, I can't help but be a little disappointed at this whole complex. It feels very separated from the urban fabric, almost like a gated community. And not really any mixed use within walking distance like you see in some of the greatest neighborhoods, sure they have a few bars and restaurants in the area but nowhere to go get everyday necessities within a comfortable walking distance. Definitely built to car scale rather than pedestrian scale.

 

^ Not sure what your definition of a comfortable walking distance is - there's a Save a Lot, Family Dollar, Stockyard Meats, and a Rite Aid all within a few blocks.  Not to mention coffee, movies, ice cream, bank, and many more shops and restaurants.

 

The "gated" feel has more to do with the geography of the site along the Shoreway bluff I would think. 

 

We could certainly use a real full service grocery store closer.      Just about everyone in our complex gets groceries in Lakewood or down at W.25th.  For that stuff it's still a driving neighborhood.

 

 

For coffee, wine, craft beer, nice cheese, dinner out we're fine.  But need more population to coax a Constantino's or equivalent.

Be patient people...neighborhoods don't just blossom over night.  Just wait until these 307 units are occupied.  The gap between battery park and Ohio City is getting smaller and smaller (and cleaner and cleaner).  10 years ago it was a blighted neighborhood.  5-10 years from now it'll be an affluent, bustling one.

^ i agree.  Some of the businesses in Gordon Square have been nerve wracklingly (nerve wracklingly?) been awaiting for this development to open up to add more customers to give them weeknight business and help them be sustainable.  Let this cluster of homes serve those who are already there and maybe additional retail can follow down the line when deemed sustainable.

Weston Wilson describes the wait until construction workers complete his one-bedroom apartment at The Edison at Gordon Square in Cleveland as "six months of the night before Christmas."

 

The Rocky River native, 33, who moved back to town last Christmas after living in cities on the coasts including Manhattan and San Francisco, leased at Edison because of its proximity to the Cleveland Museum of Art and the Cleveland Orchestra, and the ability to ride his bike to Edgewater Beach.

 

However, other tenants will move in sooner than Wilson, as the lights will go on in April for the first 100 suites to be finished at NRP Group's 307-suite rental community in Cleveland's Detroit-Shoreway Neighborhood. The $30 million project is on a sprawling site bordered by Breakwater Avenue between West 58th and 65th streets. The remaining suites will go on the market as more buildings are finished every few weeks through the fall.

High-end townhomes and detached houses coming to Detroit Shoreway

 

The Gordon Square Arts District has glittered in the spotlight these days with the airing of LeBron James’ Cleveland Hustles on CNBC. Now locals who previously overlooked the quirky-yet-classic neighborhood are also discovering all it has to offer.

 

The many amenities of the neighborhood are one reason why developer Bo Knez, of Knez Homes decided to build Breakwater Bluffs, 24 single-family detached houses and townhomes located at W. 58th Street and Breakwater Boulevard..

 

“The location is just amazing,” says Knez. “With beach access and Gordon Square nearby, it’s amazing.”

 

Knez plans to break ground on the $10 million project by late April.

Interesting as I thought there was some talk of a higher-density project going in that space. I think it could certainly handle it with the ramp to the 73rd street shoreway entrance being in the front yard, although that would probably not please some Battery Park and West 70th Street residents.

 

My secondary question would be whether this would involve punching through Herman (or any other street) to link the northern part of Gordon Square with Battery Park and the 73rd St. ramp?

Just watching everything going up in the area and wondering in terms of reuse, what is the latest status of the Westinghouse building?  If empty it would seem logical to be re purposed soon?

It's a paper transfer. The previous owner was "Nancy J. Kole-trustee." Her address is 27690 Royal Forest Dr, Westlake, OH.

I could find no incorporation listing with the state for Paramount-Breakwater Properties LLC.

 

Nancy Kole got sole possession of the Westinghouse Building when the previous co-owner, her husband, died about 15 years ago.

 

But even though it is a paper transfer, the addition of the name "Breakwater" suggests she has some intentions for the property that may be related to NRP Group's The Edison, originally named "Breakwater Bluffs" -- a name now used for Knez Homes' 24-unit townhouse development.

iirc, The punch-thru from 73rd to 70th is supposed to happen some time in 2018 at the southern edge of the parcel (roughly where Battery Park Blvd hits 73rd)

Anyone know what the specific proposed change is and what is motivating it? BTW, the railroad corridor between Battery Park and the Shoreway hasn't been called the Lake Shore & Michigan Southern since it merged with the New York Central & Hudson River RR in 1914!

I think vintage is planning on building apartments on some of these parcels. I've heard some of them being over 5 stories.  Don't know much more than that.

Glad to see this is moving forward. But I thought this TOD was supposed to be five or six stories tall?

^Looks like it was 3 stories when you posted the initial images (on page 67 of this thread). The canopies shown in those initial images appear to have been value engineered out, though.

So it is! Probably confusing this project with something else.

It's definitely on the small side for TOD but, hey, we'll take it.  It beats an empty lot, even a pleasant one as this one with trees and grass and is free of trash.  It will at least be a tight configuration hugging both the street and the edge of the open cut overlooking RTA's tracks.  Sure wish other TOD around W. 65th/Eco Village would follow.  The area has a lot of potential.

Looking at the 2nd of the 4 renderings above, it looks like the main car access will be a driveway extension from Frascati, at the corner of W70th.

 

If they do punch through a street between 70th and 73rd, I imagine that would take some traffic away from the intersection at 70th & Detroit (which has a light), and then maybe the light could move to 73rd.  Having lights at both would be a mess IMO.

Good to know. If we are serious about improving all access to the lakefront we've got to keep making it easier to get to (and from) Edgewater Park...we're not there yet. The trick is to find a way to do it that minimizes the impact on the residents. I'm sure they don't want the neighborhood to be clogged with beach traffic. There's got to be a happy medium.

Well, the punch through from 70th -73rd somewhere north of Detroit has to happen now since Father Caruso got cut off disconnecting BP from the rest of the bluffs.  I figure just north of the Mobil Martin EMS building is the easiest spot.  (There's a mini-alley there now that I walk through all the time).

Yeah...it's really too bad. The improved shoreway is shaping up nicely. But that original plan would have been transformative.

The important thing is to keep pushing for the preferred goal. The future hasn't ended. What has been built thus far is a step in the right direction.

Indeed it may take a while, but soon people should realize that 35mph is actually a benefit in this instance, and not the draconian inconvenience that it's made out to be.

I'm just saying there's no finish line when it comes to urban and transportation development.

The satellite is obviously a bit old (during the construction of the 73rd underpass and before the Demo of the factory). But you can see the little alley just North of Mobil Martin.  That's where the punch through to 70th should be ....imho

The proposed cut through was at battery park blvd, zigging up so that, in the future, it would connect with Herman avenue

Yesterday, Matt Zone posted on Nextdoor that "The extension of Battery Park drive, between W. 70-73 will begin in 2018."

Sorry, I just noticed this project is barely inside the Detroit-Shoreway neighborhood. So I moved it from the Ohio City thread.

Well, at least they improved the design. I still wish they would've sold half the site to a developer and then built their new school with a few extra stories, but it seems too late for that now. I'm glad it looks like they're keeping the entire parking lot in the back, away from Detroit Ave.
