Is there any word on what they plan to use the space for? I'm assuming this is for the warehouse on the north-east corner of the Edison project? 6000 Father Caruso points to w65th on google maps, but there isn't anything near 10,000 sq. ft. there.

Cha is pulling out of the Battery Park Powerhouse building.

None of the places North of Detroit have really struck me.  They all had/have a niche vibe. Reddstone was hipsters serving their hipster friends.  Vita Urbana doesn't know what it wants to be.    Terrestrial is craft beer nerds serving their craft beer nerd friends (and will struggle without a quick Cha pie now).  Toast service has been consistently awful.  Stone Mad OK for a pint but food ... eh.      Cha always seemed to struggle on service and 70% of the clientele were friends and family of the servers. 

 

 

Graffiti is the best of the bunch I suppose but it's no Snickers.

 

 

Someone needs to do something .... different.

 

 

Cha is a big space.  And there is very little fast casual in the neighborhood.

 

Not that anyone wants a Winking Lizard in BP, but all the way from downtown to mid Lakewood there is nothing in the "sports bar"  / "i would like 3 bud lights and a dozen hot wings" category.

 

 

 

Only down side is that if you go with a place that relies on turning lots of tables is that parking will rapidly become an issue.

As far as Cha...agree regarding identity and probably Vita Urbana as well...because the Vita Urbana guy owned the wine bar before Cha did and i always felt he has an identity crisis with his place.  Cha is actually not bad and a great place to have an event....but the sisters are a little flighty and not necessarily entrepreneurial wizards.

The places on Detroit tend to be doing it right. I like XYZ. I like Banter.  I like Local West for a sandwich.  I love Spice and Luxe.   

 

 

Some along the lines of an XYZ redux (but bigger) would be what I would picture working in the Powerhouse.

The Terrestrial vibe can be a bit stiff depending on who is serving you.

 

Agree on Toast in that it is a slower place, I do like it there on occasion but not a regular.

 

Parkview is still chill and still mostly the Parkview......for now.

 

I said fast casual because I think that space, and the neighborhood need something functional as far as atmosphere and food service.  I was bummed that the Mediterranean place on Detroit was not more like Aladdin's in that one could just walk up to the counter and place an order and be out and on your way shortly. 

 

It does feel like a chore to me to always have to go through the waiter/waitress rigamarole.

 

The other thing about some more efficient dining is that people who are down at Edgewater chilling could say to each other "I don't really feel like waiting in line at the Boathouse for food but there is that place we can walk to up the hill that is casual enough that we don't have to worry about our attire and we can just go chill up there and grab a bite thats not gonna cost us an arm and a leg."

 

But as noted upthread, if your gonna go for the volume, the parking thing is an issue.  Also, I had heard sometime ago way before Terrestrial was built that the rent the landlord wanted was insane.  This was from a fast casual hybrid that was kicking the tires on the place.  So yeah, I guess I'm just wasting pixels here.

I heard the same thing from the Tap house guys, they were looking at that space before opening the butcher and the brewer...the numbers did not make sense.

 

XYZ or Parkview for watching a game.  the new pizza place might fit into the middle niche.....  $15 for a flat bread pizza was kind of nuts from Cha.  Their food wasn't good enough for what they were charging. 

 

We do need a "cheaper" place.  I love local west, but 25 bux for 2 sandwiches??  Drop $70 at XYZ for happy hour??  Parkview still has $2 beers, but for how long? 

 

Still cant beat Lat 41 for the Menage a trois for sat brunch.    Eggs/potatoes/toast/sausage AND bacon/coffee...  all for $5.99

Then redevelop what looks like a former bank at 6330 Lorain Ave. Info shows it was built in 1900 but I can't tell what it was for sure. You misunderstand something. bugeyes.gif TOD isn't a noun. It's an adjective. It describes a thematic approach to development. One investment doesn't comprise a TOD unless it's a pretty large one and is therefore able to embody all of the TOD land use features. In this case, Aspen Place adds to and diversifies other land uses already in evidence in this neighborhood.

With mixed emotions, we are announcing that effective this Saturday 9/9 we will be closing Old City Libations. There are many factors we considered prior to arriving at this decision, and it certainly is not one we took lightly considering our team at OCL and the customers who enjoy frequenting our establishment. This business started with a mission of producing the best all natural soda we could and getting it distributed to restaurants and retailers. While we have had a ton of fun opening and operating Old City Libations, the resources it requires are not insignificant and often require us to make choices about where we spend our time and money...and unfortunately, as a small company we simply don't have the resources we would like to keep both sides of our operation moving forward. Hopefully this is a concept we can bring back at some point, but for now we need to make the tough choice to focus our attention and resources on the core Old City Soda operation.

ethlaw[/member] - You're right, this townhouse proposal is not located where the Parkview is, but I think that KJP[/member] was hinting that there might be a future development proposed for where the Parkview is currently located.

 

That's correct. Not just Parkview. The entire block that includes HKM Direct Marketing.

Several developers are pursuing HKM building

Real estate developers are jostling to buy the HKM building as a potential redevelopment site near the Cleveland Shoreway, neighboring the just-completed Edison at Gordon Square Apartments and other projects.

 

Three sources familiar with the situation say owners of HKM Direct Market Communications, a growing direct-mail provider and printer that has occupied the building at 5501 Cass Ave. for decades, have received bids from several regional developers. A high price is sought, upwards of $7 million, for the property that has a value for property tax purposes of less than $2 million.

 

But what a view and opportunity, from a developer's point of view, the industrial building has: its entrance overlooks the Shoreway and downtown Cleveland, and the site has lake views. It also fronts on the bike path connecting nearby Edgewater Park to downtown.

Good news. With those views, it's only a matter of time before that site is residential. I do hope that HKM stays in the city.

What about the slope east of W58?  You can see it in the article's photograph.  Is it buildable at all?  I see they have threaded a "path" through it.  I thought one of the original Shoreway rebuild objectives was to create a boulevard and open up more land for development, but it looks like it's still more or less an expressway (making the 35mph speed limit somewhat ludicrous).  Still, I think the W73 underpass is a terrific outcome. 

Good news. With those views, it's only a matter of time before that site is residential. I do hope that HKM stays in the city.

I drove by the old American Greetings HQ a few weeks ago and saw HKM signs.  They must be leasing part of that complex.  The space must have been divided, as Medical Mutual is planning to move people there also.

For-sale townhouse project planned for Detroit Shoreway neighborhood

 

Another multimillion-dollar real estate development is ready to start taking shape in Cleveland near The Edison, Battery Park and Lake Erie.

 

"Cyan Park" is the name of the group of for-sale townhouses, costing upward of $399,000 each, that started going up last week on the northwest corner of West 58th Street and Herman Avenue in the Detroit Shoreway neighborhood.

 

J Roc Development, the same team of builders of eye-catching townhouse projects Tremont Black and Tremont North on the city's South Side, is behind the 20 modern, three-story units constructed with a matte white exterior.

 

Jesse Grant, a partner in J Roc, wrote in an email, "After the success and recognition of Tremont Black, a white project felt like an appropriate encore!"

Small little bit of development but ...

 

they're laying stakes for building on the lot on the SW corner of W67th and Fr. Caruso.

 

 

(a year or two ago the prior old home and garage was demolished.  I think the lot was sold to an individual who was going to build a home for personal use)

The remainder of the old Westinghouse complex has been for sale for the last few months .

(Cresco real estate ; cannot post the link).

 

The owner of the property (Peter Kole) is alive and well and still runs Paramount Stamping there.

( No for sale signs on the property).

The parcels already sold became the Edison and are currently becoming Breakwater bluffs.

Cresco real estate sold the water tower building separately from the Edison ; not sure what is happening there.

 

The Westinghouse tower is obviously the crown jewel for sale now here ; it is solid but in substantial need of work.

 

PK and several other building owners in the area are holding out and trying to get their price...

I would very much like to see it refurbed as opposed to torn down.

 

That building is a tank.  It's very sound.  They've done a good job keeping it weather tight.  The slabs are ridiculously thick.  So think it's probably a challenge to re-purpose for residential...

Construction is underway on the Aspen Place apartments next to the West 65th/EcoVillage GCRTA Red Line rail station. Glad to see this and other transit-supportive developments to better link jobs to job-seekers.

Class A Cleveland Mid-Rise Eschews High Density, Hits Several Price Points

 

Cleveland’s Detroit-Shoreway neighborhood is enjoying a transition from industrial decline to cultural richness marked by artists’ studios, theaters, and new development, including The NRP Group's Edison at Gordon Square apartments.

The article mentions the Edison is 95% occupied.  That's amazing considering the number of units, and the short amount of time it took to fill.  I guess it's time to build another one! 

 

I regularly visit businesses along Detroit ave and have noticed the pedestrian activity (even in the winter) has definitely picked up since the opening of the Edison.

Based on what happened at the Edison, I would agree. The market pressure has to be high in pushing for its conversion. And I would love to see its old machine shop area (where Agent Romanov/Black Widow kicked the butts of Russian spies in The Avengers movie!) converted into a small retail area with a convenience store and small 24-hour diner-type restaurant. Oh, while you're at it, create an at-grade intersection of Bulkley Boulevard and Cass/West 54th with a stop on the Cleveland State Line BRT.

I assume it was approved. If they're rejected, usually the applicant comes back to the agenda in a few weeks or a few months to accommodate the objections of the BZA. I haven't seen it come back for reconsideration.

 

BTW, rumors are that NRP (one of several potential suitors for the HKM property at Cass and West 58th) has won out and will acquire the HKM property. Their goal is to essentially double the size of The Edison, or so I'm told. Wish it had transit access with all those big RTA buses roaring by on the Shoreway, er, Bulkley Boulevard. :)

That is one of the early plans that was changed, but I do think that the retail area is in old building with the water tower on top.

Bac Asian American Bistro & Bar and  also the Ninja City Kitchen & Bar announcing they are  moving into the Old City Libations spot in Cleveland's Gordon Square neighborhood.

 

The restaurant signed a lease with the Detroit Shoreway Community Development Organization and is expected to open at 6706 Detroit Avenue in late spring or early summer, the group said in a release.

 

The location was recently occupied by Old City Libations, which closed in mid-September.

 

The restaurant and bar is owned by Bac Nguyen and Dylan Fallon.

 

When reached Friday afternoon, Nguyen said he is excited about the opening, and the restaurant will be open for lunch and dinner.

 

Ninja City, which will be in a building that dates to 1917, will feature "creative interpretations of Asian classics, combined with American comfort foods/pub fare with an Asian twist," the DSCDO said in the release.

 

The lease deal doesn't just forecast the opening of a restaurant, it signals a vested interest Nguyen has in the area. Adam Rosen, economic development marketing director at DSCDO, said Nguyen is enthusiastic about The Hire Local Initiative.

 

DSCDO launched that effort in 2017 with The Centers for Families and Children. It aims to match neighborhood residents to jobs with local businesses.

Dyngus Day 2018: Schedule announced for Cleveland's Polish street party and parade

 

Get ready to party in the streets, Polish-style.

 

Plans for Cleveland's annual Polish street party, aka Dyngus Day, have been announced. The Polish day of revelry meant to throw off the restrictions of Lent takes places on Easter Monday, April 2 this year.

 

Since it was imported to Cleveland from Buffalo in 2011, the event hosted by DJ Kishka has brought thousands of revelers to the Gordon Square area. Last year's festivities brought an estimated 40,000 people to polka, party, eat pierogi and drink pivo.

 

In Poland, the holiday known as Smigus-dyngus is celebrated by playfully whipping wet pussy willows at friends and family. In Cleveland, it's celebrated by feasting on Polish food and beer and taking in the Dyngus parade and pageant.

 

The Eighth Annual Cleveland Dyngus Day continues to grow. It will be held from 10 a.m. - 2 a.m., headquartered in the Detroit Shoreway Neighborhood with festivities in Tremont, Hingetown and Ohio City. Free trolleys will run between the areas from 2 - 8 p.m.

 

Dyngus Day in American took root decades ago in Buffalo. It began in Cleveland in the Detroit-Shoreway area when DJ Kishka (aka Justin Gorski), Happy Dog owners Sean Watterson and the late Sean Kilbane, and Parkview Tavern owner Norm Plonski imported the idea from Buffalo.

Activity in the Powerhouse building at BP today.  Someone in unloading a bunch of cabinets into the old Cha Pizza & Spirits space.    Makes me think maybe an office is taking it over?
