May 2, 20187 yr Heh, if you look at the rendering of them in situ, they've clearly taken the Eco-Village townhouses built a decade or so ago Photoshopped them in flipped around so that it looks like these new townhouses face the fronts and not the garages of the Eco-Village townhouses.

Hoping they turn that important space into something Arcadian Space in Gordon Square Has Been Claimed by Blue Habanero Mexican Cleveland diners watched for three long years as management methodically transformed the old City Grill at W. 65th and Detroit into Arcadian, a contemporary showpiece designed by local architect Robert Maschke. But after just four months in business, in a move that shocked even the staff, the restaurant abruptly locked its doors and ceased operating. That took place a year and a half ago, and since that time many potential operators have kicked the proverbial tires on the one-of-a-kind Detroit Shoreway property. Finally, a new owner has claimed the building and a new tenant has been named. For 15 years, Rafael Ayala has operated Tres Potrillos in the Akron area. He later added locations in Medina and Beachwood, which opened a few years back in the former Charley's Crab space on Chagrin. But Ayala is quick to point out that Blue Habanero Street Tacos and Tequila will not be a simple reproduction of those popular Mexican eateries. ... The other notable project by this developer (Tremont Black) as well as some of the gorgeous townhomes in Duck Island are pretty damn impressive but I'm happy with these as well. The quality of the construction alone which I've been keeping close tabs on is very nice. The style isn't for everyone but to me it is a refreshing departure from the Dimit style that we see all over Cleveland nowadays (see below for reference)

August 31, 20186 yr New construction doesn't pay property taxes, either. There are probably some very rigid reasons that CMSD couldn't shop around for an alternate location or design. CMSD may have had to accept building plans from an architect chosen by the state in order to get partial funding from the state, which definitely limits their options. This is an issue with other new schools such as the yet-to-be-built replacement for Seltzer. Additionally, with the way the city/state funded the school investment segments, involving any type of relocation of the facility, land acquisition, remediation if it was on a brownfield like Bearea/Madison, etc. might have pushed it into a later segment (such as 8 or 9) which are now facing lack of state funding (also what's happening to Seltzer and Gallagher), so there very well might just have never been another new school at all, in any location. CMSD probably knew these constraints going in and they wanted to make sure this project got in under segment 7.

Time to move on and fight the next fight. The fight that really needs to be fought is the razing of those car lots next door. Similar block size could support a fairly large mixed use project. The property values of the houses behind them, along Tillman, aren't very high. Half the lots are seemingly vacant as is. Plus the space at the corner of Detroit & W 54th is already for sale. I think if the right developer came in and really wanted to make something on that "super block" west of the school there could be something similarly as great as what could have been on the school lot. A mixed use development there + the school would really strengthen that section of the neighborhood. The historic buildings, and the Center for Family and Children, could use some sprucing up. In the not too distant future there could really be a strong connection between Gordon Square and W. 25th. Development is already moving west in "Hinge Town".
