Heh, if you look at the rendering of them in situ, they've clearly taken the Eco-Village townhouses built a decade or so ago Photoshopped them in flipped around so that it looks like these new townhouses face the fronts and not the garages of the Eco-Village townhouses.

The former Arcadian spot just sold for 744k.  According to Robert Maschke's Facebook page we could be seeing the reopening of Arcadian part deux. Has anyone heard rumors?

Ouch! FYI this location was very close to being Taco Tontos. I never did make it in there when it was a simple beer and a burger place. Or when it was Arcadia (too fancy looking for my tastes). 

Mex Tex is opening in the former Vita Urbana location.

I was skeptical when they presented to the neighborhood liquor license committee a while back, but when I visited there was certainly a special and different feel in there.  The guy wanted east 4th numbers...he was dumb entering a business he didn’t know much about. The actual restaurant people were happy with the initial progress.  Hoping they turn that important space into something

True.  That's a lot to invest upfront in something of this scale but, win or lose, there's a lot of benefit to go around. 

Going vertical (well, three stories) at Aspen Place, rising next the West 65th-Lorain-EcoVillage station in the Detroit-Shoreway neighborhood. This on the RTA Red Line rail and #22 bus routes.

Is this the county getting into "general contracting" as they said they would last January after the profitable sale of their first project on W28th Street?

They also filed to do the same thing at 1833 W57th as well as two other land bank properties on Bailey Avenue in Clark-Fulton.

 

I hope they succeed making a little money on these; this could put the land bank properties on a much faster redevelopment track.

For years, Lindsay Smith has been obsessed with wine. Come autumn, she’ll be surrounded by it. That’s when she’ll open Flight Cleveland, a wine shop and bar, in the former home of Latitude 41n (5712 Detroit Ave.) in the Detroit Shoreway neighborhood.

 

“Flight is something that has been bouncing around in my head for many, many years,” explains Smith, formerly Bon Appétit’s Director of Catering and Sales at the Cleveland Museum of Art. “It started out as a passion project; all of my travels were becoming wine focused, all of the sudden I was getting my wine certification and becoming the resident wine nerd among all of my friends.

With so many dogs in the neighborhood over the last year a dog day care is a great addition.  (It's going in to one of the factory spaces just north of the Cleveland Cyclewerks on 65th, north of Herman, south of Breakwater)

Arcadian Space in Gordon Square Has Been Claimed by Blue Habanero Mexican

 

 

Cleveland diners watched for three long years as management methodically transformed the old City Grill at W. 65th and Detroit into Arcadian, a contemporary showpiece designed by local architect Robert Maschke. But after just four months in business, in a move that shocked even the staff, the restaurant abruptly locked its doors and ceased operating.

 

That took place a year and a half ago, and since that time many potential operators have kicked the proverbial tires on the one-of-a-kind Detroit Shoreway property. Finally, a new owner has claimed the building and a new tenant has been named.

 

For 15 years, Rafael Ayala has operated Tres Potrillos in the Akron area. He later added locations in Medina and Beachwood, which opened a few years back in the former Charley's Crab space on Chagrin. But Ayala is quick to point out that Blue Habanero Street Tacos and Tequila will not be a simple reproduction of those popular Mexican eateries.

The level of development happening north of Detroit is downright amazing.  Most of the new townhome projects on the near westside are sold out before the interior work is finished, so this latest development is no surprise.

So they will demolish Worldwide Motorsales -- it sold July 10 to Herman Avenue LLC. Its property is everything between the new townhomes at West 54th/Herman and Master Chrome. Yet Master Chrome remains, with no transactions for that property since at least 1975 when county records were computerized.

The City of Cleveland unanimously approved an ordinance authorizing the Directors of Economic Development and Public Utilities to enter into a Project Agreement with The Great Lakes Towing Company for the sale and development of property located generally at Crescent Avenue and West 53 Street adjacent to Great Lakes Shipyard at 4500 Division Avenue, Cleveland, Ohio. The land acquisition consisting of Parcels A, B & C will take place in three (3) phases.

The expansion of Great Lakes Shipyard will include an approximately 68,000 square foot facility that will accommodate the state-of-the-art 770-ton mobile Marine Travelift crane (the 3rd largest in the world and largest on the Great Lakes) in order for the Shipyard to operate at full capacity year-round. The expansion will also include relocation of the current parking lot to make way for reconfiguration of the company’s existing site, to further increase efficiencies and capacity.

 

Damen Partnership

 

The Great Lakes Towing Company & Great Lakes Shipyard have entered into a partnership with Damen Shipyards, in which Damen will provide engineering for its proven designs and Great Lakes Shipyard will receive full construction, design and engineering support from Damen. Great Lakes Shipyard plans to build two (2) new Damen-designed tugboats each year for the next five (5) years at the Shipyard’s facility in Cleveland, Ohio. Additionally, Damen will provide design and engineering services for the expansion of the shipyard and new 68,000 square foot facility.

Nice! Sharp public-facing facades and only two curb cuts for 19 units. Perfect site plan.

Loving it. I think 48th through 58th North of Bridge are really going to see an uptick in development.

To anyone who might be interested in the Cyan Park project next to Herman Park, I'm one of the original buyers there and am really excited about the direction of the neighborhood!

Thanks. The other notable project by this developer (Tremont Black) as well as some of the gorgeous townhomes in Duck Island are pretty damn impressive but I'm happy with these as well. The quality of the construction alone which I've been keeping close tabs on is very nice. The style isn't for everyone but to me it is a refreshing departure from the Dimit style that we see all over Cleveland nowadays (see below for reference)

^Man, what a boring name for the school. "Near West High School" would be better.

so dumb to waste a great site like that on a school that will pay zero property taxes and sit empty half the year.  A mixed use site there would have been a slam dunk.  Not like there isn't a dozen other vacant sites around detroit shoreway to put that school...

New construction doesn't pay property taxes, either.

 

There are probably some very rigid reasons that CMSD couldn't shop around for an alternate location or design. CMSD may have had to accept building plans from an architect chosen by the state in order to get partial funding from the state, which definitely limits their options. This is an issue with other new schools such as the yet-to-be-built replacement for Seltzer.

 

Additionally, with the way the city/state funded the school investment segments, involving any type of relocation of the facility, land acquisition, remediation if it was on a brownfield like Bearea/Madison, etc. might have pushed it into a later segment (such as 8 or 9) which are now facing lack of state funding (also what's happening to Seltzer and Gallagher), so there very well might just have never been another new school at all, in any location. CMSD probably knew these constraints going in and they wanted to make sure this project got in under segment 7.

But this is going to be a school. Time to move on and fight the next fight.

It will be good to have something open and operating in that space.  The concept seems very similar to the recently (re)opened Battery Park Pub that's 50 yards down the street, but hopefully there's enough traffic to keep both places going.

The fight that really needs to be fought is the razing of those car lots  next door. Similar block size could support a fairly large mixed use project. The property values of the houses behind them, along Tillman, aren't very high. Half the lots are seemingly vacant as is. Plus the space at the corner of Detroit & W 54th is already for sale. I think if the right developer came in and really wanted to make something on that "super block" west of the school there could be something similarly as great as what could have been on the school lot. A mixed use development there + the school would really strengthen that section of the neighborhood. The historic buildings, and the Center for Family and Children, could use some sprucing up. In the not too distant future there could really be a strong connection between Gordon Square and W. 25th. Development is already moving west in "Hinge Town".

The used car lots, A1 Luxury Cars, is already owned by Kertesz who is planning housing on both sides of Detroit in this area. The future Hawken school is planned west of here.

Would be really cool to see a map of who owns what along detroit between 33rd and 58th.  That corridor could be ripe for change but there are so many different little pieces with (I believe) lots of different owners.  I know there are some chunks up for sale right now as well.

Do we know when the road and sidewalk construction on Detroit will be finished?

 

What about the shoreway construction?

Shoreway is pretty much done. Probably going to replace the dead trees. Fall is a good time to do it.

The used car lots, A1 Luxury Cars, is already owned by Kertesz who is planning housing on both sides of Detroit in this area. The future Hawken school is planned west of here.

 

Are there any formal plans or anything from Kertesz? I know Haken owns Saigon, but not much has happened yet.
