The National Trust for Historic Preservation rejected it for inclusion in the trust because it was too heavily modified from its original design.

New Walz Library, apartments offer neighborhood transformation

 

Cleveland Landmarks Commission gave mixed reviews in its first look this week at plans for a new Walz Branch of the Cleveland Public Library (CPL) topped by affordable senior apartments. The development is proposed to be built on the site of the existing library, 7910 Detroit Ave., as well as where the neighboring Detroit Chateau apartment building, 7918 Detroit Ave., now stands.

 

Also the commission approved demolition of the 100-year-old Detroit Chateau, owned by the Detroit-Shoreway Community Development Organization (DSCDO), to help clear the way for the project. Demolition approval rested with the Landmarks Commission because the building is located in the  Detroit-Shoreway Historic District. Detroit Chateau is due to be razed in December.

Overall I really like that design; however, the comment that the roof overhang would block residents’ view of the street is a valid criticism.

Would be great if they could acquire the terrible strip plaza next door, tear it down, and turn it into outdoor reading garden of sorts.

I used to live across the street and while the American Food Mart isn't particularly charming, it still serves a purpose and therefore I think it has a base-level value. Same with Abe's.

I don't like advocating for top-down removal of things when they have some functional value for people in the immediate area, especially in places like the West 80s where people's choices are already limited. If some additional commercial space on Detroit could first be reactivated to house the businesses, that would be a win-win.

The food mart recently lost its license to sell alcohol. Not sure if it will survive that.

With all that going for it, then IF Carnegie can't develop the site then another developer WILL!

And it will require a short delay but MAYBE IF that happens a much bigger and better financed developer will take over BOTH that site AND the WESTINGHOUSE COMPLEX next door.

 

And then we can really have a great mix use development of new and renovated buildings and plus provide a parking garage for the Edison too.

 

There were at least two developers who were interested in acquiring and developing the Westinghouse site only if the Transformational Mixed-Use Development (TMUD) tax credit was passed by the Ohio General Assembly. So if a developer would pursue both the Westinghouse and HKM properties, I would think that the same need for tapping a significant public incentive would still apply. Perhaps more so.

Just barely inside Detroit-Shoreway (need more wins like this, not losses like Voss, Vibrator, etc especially with all of the vacant land in the city but isn't turnkey ready)......

7312 Herman is being rehabbed. It's currently a double. Does anybody know if it will be converted to singe-family?  It's good sized and on an attractive corner lot (NE corner of Herman and W74th).

After sitting idle since May, there was finally some work done at w58th and Herman. They had a backhoe clean out the lot directly east of the building and then dig out and fill in the lot.  Anyone know what the plans are?

They have been working on that property for a long time.  This doesn't quite make up for Banter closing next door (I'm not sure anything will), but it's a start.  I've ordered their coffee off their website and it's pretty good, which means it'll be the best coffee available for a pretty wide radius in this location.   

I absolutely love that building.

Re: Cent's Pizza, it's mentioned in this document which states a Summer 2020 opening, whereas the Scene article had stated Summer 2019.

Banter has expressed interest in coming back but they would want a better physical space (their space was just not conducive to social distancing at all).

Yeah, that makes sense... it's just going to be hard to beat that location for me.  I'll float the "Armstrong Laundry" building on 76th and Lake in case someone from Banter is reading 🙂

CLEVELAND — Tillman Avenue Townhomes

Plans for four townhomes on Tillman Avenue between West 49th and 54th Streets in Gordon Square were received well by the Cleveland Landmarks Commission during a conceptual presentation Thursday. The townhomes are designed to try to fit in with the residential homes across the street and up and down the block. The land is currently vacant but is next to a used car lot. Cleveland City Council member Matt Zone told the Commission that there have been townhome projects proposed in the past for the site but had tried to fit in many more homes.

Noticed some work being done at 1278 West 58h Street (across the street from the Parkview). With assistance from @KJP, it was determined the building was being converted to a storage facility.

Greek tavern to open on Lorain Avenue

 

Plans were submitted to the City of Cleveland this week to renovate the ground floor of a 100-year-old mixed-use building at 5100 Lorain Ave. into a small restaurant. Tavros Capital LLC, which in turn is owned by James Matheos, submitted the plans to open Greek Village Grille.

Encouraging to see activity continuing west down Lorain.

I heard about this last night. No one seems to know why Burger King is boarded up and shut down. A number of developers have tried to purchase this property from its Florida owner but she was not interested in selling. Perhaps that is about to change?

This is amazing news! The parcel on the south side of Detroit is for sale as well. If someone could lockup the gas station property, along with the Waverly Elementary School site about to be cleared......also the new Walz Library/apartment complex set to begin soon, that whole intersection could be an incredible development/neighborhood epicenter. 
 

You can also add the Lake Ave makeover starting next year to the positives happening in this corner of the city.

Sounds like a great opportunity for someone to come in and apply for some TMUD tax credits!

West Side residential projects to add units

 

Several small new residential expansions are planned in the Detroit-Shoreway and Ohio City neighborhoods. Together, one renovation and two new-construction projects will add several dozen housing units.

 

The most visible of these is a proposal to add 16,800 square feet to The Shoreway Apartments, 1200 W. 76th St., overlooking Edgewater Boulevard, formerly the West Shoreway, and Edgewater Park. Based on the proposed square footage, the expansion could result in the addition of about 16-17 units to the 45-unit apartment building.

I should note the mural building has a deal in place with a local developer (hasn't transferred yet). They're waiting to see how the situation unfolds on w47th before proceeding.

The head of the w47th Block Club is an attorney. I live right down the street from there and voiced my opinion in support so they kicked me out of the club, naturally.

 

What a bunch NIMBY a-holes.

The fact that they need their own block club for one street (as though their needs and interests are so fundamentally different from those of the nearly identical surrounding streets) says a lot about them.

^ It makes it confusing as well. I was at a get together this past fall going over plans for Seamus building and I guess there was a big todo about the owners not coming to the block club first. Owners were like, Yes we did. I guess it was the other club in that area. How are people supposed to keep track of all these factions.

 

@Clefan98 We should start our own. Something to the effect of 47thBlockClub_Offical. Pro density faction.

Thank you! I've lived downtown for the last 5+ years. I've been eyeing this area for a while now. With interest rates so low, it only made sense to pull the trigger even if some of these home prices are a bit high. I'll be saving $500+ per month (in theory). Teetered on rehabbing something ourselves or buying a flip and went with the flip. I'm going to miss downtown but I'll be there every weekday for work once COVID is over so not too worried.

I'm really excited to live in the area– NIMBY's be damned.
